We talked a lot about privacy (or lack there of). If you are someone who really needs alone time a multi unit property would probably be best for you. But we found we never had any trouble with feeling to crowded because of the design of the house we bought. It helped that our housemates we're all similar to us. They did a lot of things after work, traveled on weekends, often times we'd go days without seeing another roomie!

Good stuff! I am going to close on my first house later this month and I will be house hacking as well! My house is 3bdrm 1500sqft and the other 2 bedrooms are in the front and the master in the back. I think I'm going to test out Airbnb for the first month and see if that could be a viable option or not. If not I'm planning on going the 2 roommate route starting in January. My mortgage is going to be $1790 a month in Austin, Tx. I live with my fiancee and if I am able to rent out 2 rooms for at least $600 each, my fiancee and I can split the remaining $600. One question I have - did yall live in a neighboorhood with an HOA? I have one and I didn't see anything specific about having roommates but I'm going to house hack anyways. If you had an HOA, did you ever have any issues? Also, Any issues with pets? I have a dog but I don't think I want to allow any pets or kids. Any experience with that? Hi Gary! Thanks so much for watching. Congrats on closing on your first househacking deal! Exciting stuff! We considered AirBnB, but where we were living (Bakersfield), it didn't make sense financially (rooms only rent for $20-30/ night on AirBnB)...but in a city like Austin, I bet those rooms while go quick! We purposefully chose a house with no HOA, but a friend of ours does have an HOA and he was househacking. The only thing to be aware of is parking. In our friend's HOA, they didn't allow street parking, which would be a problem if you have 4 cars that needed to be parked. We had a dog, but only allowed one more pet in the house and it worked out great as long as we met the pet and they were trained and got along with our dog. We didn't allow kids.
