Could you make a choice comparison video where one person chooses to pay off one property vs another who uses your strategy and show a side by side graph comparison showing their debt and income? I’d like to see visually how it compounds over time and how the debt you acquire on so many properties is actually worth it because of the cashflow! Then show how each investor did at the end of 10 years or something

Another scenario: In New Orleans as well I recently bought another investment property All cash deal. With that, I beat out 3 other buyers. I did light renovations and have two tenants in, self insured and the net income is almost twice the number than if I left that money in the bank in our money market collecting interest under the current rate.

homeowners insurance has gone through the roof and in certain states like Louisiana for instance it might make sense to pay off the remaining balance and self insure at a lower rate. Example: I have an investment property with two tenants in New Orleans. I locked into a mortgage rate of 3.5% 7 years ago. My insurance has quadrupled since then so my ROI has been scaled down to around 5.5%. If I pay off the remaining balance when interest rates go down and self insure I will be up at almost 11.5 ROI. At that point that cash I used to to pay the mortgage down would not even be close to 5% in a basic money market account.

This sounds like a risky idea for your primary residence. Especially for seniors or other people who have no other assets, no savings and are living on a fixed income. It seems safer to play this Monopoly game with your other investment property. But not your primary residence.

Yea but... just think if you have five houses paid off. $1,900 x 5 is a lot of cash with minimal risk to save up to buy another property. If you started paying off houses sure it would be slower at first, but just think, 5,000 houses paid off how insane that income would be. You could buy a new house two times a day with zero debt instead of playing games and taking insane risk with massive leverage. You could have $2 billion in net worth instead of $2 billion in debt. Sounds like you are just trying to avoid paying taxes LOL.
