The benefits of a small house
• Useful Space. A small space is indeed much easier to maintain, as in tiny homes, but small homes can also be segmented better. For instance, in a tiny house, there is generally either a couch that pulls out as a bed in the main space or a sleeping loft. Small homes have enough square footage to incorporate a full bedroom or two (or even three small ones). You’ll also have a full-size kitchen, living space, and possibly enough space for two bathrooms (one often being a half bath).
• Outdoor Living. If you purchase a small home, you own the land. It’s up to you how you utilize it. I love this home. But if it were mine a rolling island with a fold down side for eating would serve this kitchen better since there is not much counter/prep space. I am totally delighted with the exterior of the house. That sunny yellow is so warm and inviting. And that terra cotta red for the roof just so nicely complements the yellow. Equally the cute little porch speaks to welcoming one to come sit a spell and talk. I love that you included a place to hang coats etc at the entry. However, I'm not a fan of the cladding on the fireplace or the color of the floors. What is real cute it the two orange lamps on the mantel. I LOVE a mantel over a fireplace. It makes sure a nice place to add decor to the room as well as a pop of color. I think in any home there is a back or side door as well as the front door. One, its important for fire safety, ESPECIALLY when there's an open source of fire within the home. And two, I think it's important to be able to have the second entrance to the back or side of the house for coming in from the yard and gardening/lawn care, as well as, for service people or deliveries. It would only need a few feet/meters of length on this home to allow for a door coming into the laundry area. If you were to put a pocket/sliding door into the bathroom, and put in a slightly smaller utility wash tub, it would make a very tidy little mudroom. I LOVE a feature wall in any room, but ESPECIALLY that green one. How delightful. Adding the Extra length to the house would make for a larger sitting area and more comfortable chairs. I think it would be lovely to have s fireplace in the bedroom too, even if it's gas or electric. The other thing I would change is the range hood and the fixtures. All would be hammered copper with a lovely patina. The kitchen sink especially. I love love love a hammered copper, farm-house sink. I think the hammered copper would be great with the orange accents in the living area. I truly love this little house, and just a few tweaks would turn it into my dream house to turn into a home. I'm saving this home to my file of small & tiny homes thst I love.

I'm sold! This would not only work for a single person, but for newlyweds and empty nesters. I absolutely love the fact that it has a fireplace and two full bathrooms. You could use the smaller bedroom for a nursery, an office or a craft/guest room. Very well thought out. Plus, I'm a sucker for a Cape Cod with a front porch and a white picket fence.

I'd just find a way to squeeze in a dishwasher. Is the washing machine a dryer too? I heard that some are being made that way But, I'm glad the one bathroom has a shower stall instead of the tub. Those tubs look very hard to get into-and harder to get out of once you're soaking wet!

This one works best for me so far and since I'm on a very tight budget, I can omit the attic windows which though beautiful, will add to my cost. The house is just for me and the occasional guest so the size and layout are perfect.

This one reminds me a lot of the beautiful 19th century homes in the small river town where I grew up - I love how you manage to make small houses that can be reminiscent of any architectural style. Also love the coat area by the front door and I adore the small laundry room with the utility sink even - I don't even have a laundry room in my not small house. 😅 Lovely work again!

I don't like the idea of the bathroom right off the kitchen. I would either eliminate the second bathroom, or move the second bedroom to be off the kitchen, then put the laundry room next to it, and the guest bathroom back-to-back with the master bathroom. My own feeling is, though, that this small house doesn't really need two bathrooms; I'd actually rather see the guest bathroom space used as a dining area and put an island where the table and chairs currently are. Otherwise, this is a perfect house for one or two people. Since I live alone, the second bedroom would become a craft room with a pull out couch. I do love your designs, though!

Very nice. Since there isn't a 2nd floor, I'd omit the shed roof dormers, and probably leave one of the bathrooms unfinished. Use it for storage. (I have too much stuff!) Otherwise, this is the one for me.

A nightmare house. A house this small does not need two full bathrooms plus a laubdry room. Add in that the front door opens directky into the living room, so the floor in front of the door will be ruined in no time. The cooking area barely counts as a kitchen. Start over whilst thinking about traffic patterns and wear on the finishes. Also, the footprint is large enough this could be a very comfortable 2 bedroom, storey and a half home.

This is very cute. I like the outside, has great curb appeal & no steps to climb so it works for people with mobility issues. The living room is nice & the kitchen / dining room are clean & plenty of space to food prep & cook. I especially like the fact that you have a bathroom that has a soaking bathtub, especially important when your back is sore from working & you need to soak your achy muscles. (If your back goes out it is awful & you can't do anything). Overall this makes a nice home for a couple or single person.

I hate when bathrooms are accessed from the kitchen! There are a few ways this layout can be modified to prevent that. How about a bedroom w/bath on either end of the house and the great room and kitchen in the middle.

Nice would of laid out the kitchen differently, changed sink & stove …made smaller laundry open to bathroom, then other half become closet to bedroom

I would reconfigure the back of the house (from left to right): bathroom accessed from a mud room/laundry that has a rear door, and another door for access to "bedroom 1". This might call for a little more house width. And that fake fireplace must go! Replace it with an entertainment center/bookcase with a TV at a sensible height.

Sweet little house. BUT I'd lose the kitchen table and replace it with an island (storage!) that that doubles as dining space for 4. I also think a house that small doesn't need 2 full baths; I'd use that space for a small office. I love the front porch!

Ok, id turn bathroom 1 into a powder room use extra space for a pantry for kitchen. Id prefer full height fridege with freezer. Still need something around the coatrack floor to set wet boots on when entering or theres going to be boot trays and mats galore to absorb snow. Last, its decor i know but those chairs in the kitchen would drive me insane because the spindkes catch on clothing, and trays as you move about. I love the yellow exterior.

This was okay...but! I'm inclined to think a person in this size home is looking for convenience and ease. I would have added an over the range microwave in addition to removing the perimeter fence (less maintenance and easier to mow/weed). With only a single sink, a dishwasher would come in handy (or go to a double sink). I do like that it is all on one floor an has a fairly open floor plan.

This is probably the prettiest design you've made IMO. The design can be modified for a single person to open up a little more space if needed such as removing one bathroom, modifying the laundry room, or making the second bedroom an office or walk in closet. Very, very cute.

If you built this home, I bet you could have a pull down staircase in the 'hall' and use the attic for storage. Might even be room for a sweet little reading 📚 nook in that space between the windows.

Would probably have a ductless split heating/cooling system (the unit is compact and sits on the exterior of the house) and a tankless hot water system.

Would probably not have decorative range hood, probably opt for a microwave/vent and more overhead cabinets. Adorable plan and great use of space. Lots of natural light and 2 bathrooms!!!!

@@kH-bv8ix - I'm a senior with arthritis in both shoulders and have no problem pulling down my attic staircase. You just have to buy one that is counterbalanced. They open and drop down very easily.

Some nice features in this layout! Love the separate laundry to hide my clothes! Utility sink & pocket doors! A mud area! For safety, I had to rethink standards for planning. So I didn't regularly bump myself, kitchen table flush to wall (it's vintage so I would pull it from wall and slide sides out for company.) Same for the sofa. TV can be angled in corner or opposite wall. Open concept is easier for company. Side stepping around the furniture grew old & lent itself to tripping and bumping. Hanging lights higher to protect head a must. Plants were hung close to walls or corners. Utility sink switch with washer so no bumping head on shelves. (Remove extra rail sticking out. Not necessary). No cabinet door in there also. Too easy to leave open and bump head. Where would a hamper go in the spare room? I lived in a tiny home between selling my home and finding just the right smaller home (but not a tiny home. So done with that!!!) Tiny homes are for tiny people. I'm a tall ballerina. So bumping things were common. I stood back and rethought the space for safety for my parents as well. Just invite some people over and you'll get a good sense on what will work. I had so many clever ideas that were amazing! I hope this helps. Cheers!

I love it too. I would eliminate the extra bidet toilet and put in a linen closet. Really don't need an extra bathroom. I need storage areas and a walk-in shower. So I'd make the laundry area bigger to have space to put a back door and room for baskets for dirty clothes. The living room is amazing! I know I'd put pull shades on the windows with those pull strings and finger pulls..

I’ve been binge watching this channel and I love nearly every floor plan which inspired an idea that I’d like to share. Why not put the washer and dryer set in the bedrooms’ closets instead of off the living room or dining room? It makes better sense given that one can put their clothes, linens, and towels away right there in their closet instead of walking to and from the living room or dining room (the public spaces of a home) to do their laundry. I’d like to see that floor plan created and done at least in the master bedroom closet. How about giving that idea a try? Personally, I also think that if the floor plan is for a two bedroom, then the guest room should also have a washer and dryer. What do you think? Will you give that idea a try?
