Chefs kiss for actually recognizing the need for storage especially in a small home! The built ins next to the fire place, book case, pantry, extra storage in laundry…etc.., all well done. There are design elements I’d change…I’m not fond of brown exteriors, but then I live in the gray & forested PNW (Washington state) & we need all the color we can get that isn’t green, brown or gray! We also grill on the back porch & not the front so it’s not just a southern thing, I’d say it’s a US country thing. Also, very well done on letting us see the size of closets & pantry! Many spend too much time showing us the bed & walls but skip the closets…it’s frustrating especially if they also don’t give plan printout at the end like you also did! Well done! Love these plans!🎉

I love the foyer, the stove insert in the fireplace, the large pantry, and the laundry room with outdoor access. This is a very well thought out plan. It's also a basic rectangle and should be economical to build.

If I were looking for a two bedroom, two bath home, this would be the one! I love the floor plan and the bedroom sizes are on the larger side. I would have a wood stove over a fireplace, but that’s the only large change. Unfortunately looking for a 3 or 4 bedroom. I want my kids and their families to be comfortable for their visits. 0:46

Why oh why can't I double click the excellent ones?!! I love this plan. I agree with other commenters in that it's a no-go grilling on the front porch. I'd have to reverse the porches or perhaps a wrap a round porch where folks could eat where they wanted but the grill would have to be on the back porch. I also agree with Ms. Adele Aiken, screened in back porch in the south USA is a must especially if you are cooking. We have lots of mosquitoes! Truly, I love this plan. I'm looking for about 1200 sq. ft. and I want 2 bedrooms (don't need all my relatives visiting at the same time and I'd rather have more bedroom space than try to squeeze a 3rd bedroom in! More bedrooms would encourage people I've already raised to come back home. Love'em but no thanks.

I’m not sure where your company is located. Many of the appliances and bathroom fixtures in your various plans suggest you might be in Europe or maybe Canada? Where I live in NC, no one eats or “lounges” on their front porch. Rather these activities are found on a back porch - preferably a screened back porch. Also in order to really use a porch, there should be a door from maybe the kitchen or a dining room. This plan’s door to the back porch is ok as it’s not too far from the kitchen. I would reverse the width of the front and back porches. I LOVE the foyer. It’s perfect. The living room, dining room/kitchen are also nice. I LOVE the separate laundry room. Having a walk through laundry room is a pet peeve of mine as I know that laundry room floors are often cluttered with baskets and clothes. This is a very lovely plan but I personally would not build this house. As a realtor, I am always aware of the resale value. The market for a 2 bedroom home is rather small. I would never build a home with less than 3 bedrooms. I also really like to have a garage. I very much like having a shower in the master bath and a tub in the second bath.

Patently untrue. Plenty of people would The market for 2 bedroom starter homes would be huge if corporate landlords didn’t exist and voters were more interested in policy than in electing corrupt hatemongers who enrich themselves at our expense. 🙄

The grill and dining table are not a great place by the front door. Privacy and grilling belong in a back porch. The porches are large and comfortable if actually used.
