Excellent breakdown. Just saw a HUD home that was like this and listed way over a fair valuation. Went from being a 3/1 to a 2/1 when I walked it. Lesson learned: always walk before an offer

I would add to the taking pictures is to also take video. With the iPhone you can talk to yourself, record video, and take pics while taking video. Just thought of it just now after watching this video when you mentioned taking photos

Super informative walk through! It would help to hear about exit strategy and real numbers. Is this a fix and flip or a rental? If a $60,000 rehab budget is not realistic, then what WOULD it cost? And consequently what would the purchase price be?

Excellent presentation. One insight to the narrow bathroom: 100 year old houses originally had outhouses! Plumbing was an afterthought in most instances; as was electrical. Try retrofitting a bathroom after the walls are in... Personally, I’d walk away from this one.

This is in Tacoma WA. If it was in Seattle, it would have been around 400k to 500k to purchase as is, and worth 800k plus finished depending on exact location in Seattle

Additional advice: Always carry a great flashlight with spare batteries. And I noticed there were more windows in that garage that were likely purchased and never installed. Could be a little cost savings. Not enough to make up for everything else. Oh, and I wanted to see the crawl space. How old was that furnace?

Granted I haven't watched all of BiggerPockets videos yet but I would enjoy if you guys made a subcategory video to this one like if you guys did one on Plumbing then you would go through and talk about how to recognize certain Clues regarding leaks or obvious code violations but you would do a 10 or 15 minute video on each of the main structural categories like electricity Foundation plumbing and whatever else?... that is something that I would watch three or four times if not more.

Cedar shake is so expensive. Can you use a less expensive cement board on the side walls and rear of house. I usually pull the sides and rears and put up stucco @ $35-45/ per linear yard. Almost invested in Tacoma when houses were 40 to 50 k.

I'm thinking $120k. You have wood rot, windows, roof, 100% of electrical, and on and on. Maybe you don't need HVAC and maybe you don't need to do anything with existing plumbing. Ther rest is a nightmare.
