1. Kitchen cabinets to the ceiling (no gap) 2. Quartz counter tops and backsplash 3. Black windows on inside/out 4. Real hardwood floors. These are the top 4 for me. Yes splurged on a double lot with treed backyard for privacy.

you can absolutely do those upgrades yourself once you close, you just need to call a local electrician or handyman! Where are you located?
