Same happened to me. I won’t say that she said there was nothing but she wasn’t sending me really good leads & when I put in an offer I found out by the internet that the house was pending and not her. So I started working with someone else who I felt made my some hard of a priority.

Same happened to me. I had these old Bitties show me two places, then I left town and had my mom take over (cross country move) and she showed her one or place and then called her weeks later because she was the default listing agent of a place we were interested in, we wanted to give her the business… & she basically told my mom she showed us enough places and fired us LOL luckily we’re working with more than one agent. Unfortunately that is kind of what you have to do. Also attend the open houses…you don’t need to wait on anybody’s schedule to do that! Beyond showing places I do not think they add a new value as far as research etc. Even when I bought my place 20 years ago the Internet was alive and well and I was showing my realtor where she should be taking me not the other way around.

I do not lie to my clients but I have a 6-2pm full time job as well, but I can answer calls 24/7 , and can schedule a time to meet whenever is necessary. Hi Javier I got stuck with a realtor that doesn’t do anything to help us. She had us sign with her for 6 months and she sends us 400,000 houses when we said we wanted to stay around $1200 a month we have $10,000 saved and she said that’s a $100,000 house. She stopped helping us all together. Nobody is showing us houses now so we put everything on hold. I’ve been researching for years and I asked her questions I already knew and then brought her documentation on how to negotiate and few other issues so I think I pissed her off. How can I get out of this contract without filing a complaint.

Can you go to open houses and contact the seller yourself and make an appointment to go see the house? I’ve heard a lot of people are doing this and avoiding realtor all the way around. You would just have to have a lawyer look over the contracts… The sellers agent loves this because they get to keep all the commission and don’t have to split it with a buyers agent.

Not sure that merits its own video. Whether you are in school or not, you need an income to sustain the home purchase. If you are going to school full time you somehow still have to have a full time job to qualify for the house you want.

Question: is it a good idea to get an FHA loan in order to get lower payments for a home with a higher purchase price than you can afford if purchased with a conventional and then refinance in a year to get conventional so the Mortgage Insurance can come off? I’m seriously about to switch realtors if I don’t get the next house I’m looking at and it won’t be because I don’t get the house. It’ll be because of how pressured she and her lender is making me feel about going over the budget I set after CLEARLY saying no. I’m so annoyed and they yet to answer how much my estimate can ACTUALLY range😒 Do you know? Geez, I wish you were out here. You seem so genuine. Sometimes if a place is in an HOA development. They have their own restrictions around VA and FHA loans so they will not look at offers that are made from either of these loans. It would be good to get quotes from all of them and then see what works best for you. I’ve been refinancing my FHA loan on a condo I live in for years! Without ever having gone the conventional route…

If I agree to work with a realtor and the realtor just isn't doing his/her job really well and my gut is telling me to find someone else, do I have to pay this person anything? From the little bit I understand about realtors, they solely get paid after the house is bought and get a commission check. Is that right?

Omega, you don not have to pay your agent to break the contract. Unless they have a clause in there, but generally no you don't. Simply tell the agent you don't think you two are the right fit and you would like to end the business relationship.

Harshad, I am seeing this much later but I want to answer your question. When you sign with your buyers agent, there should be a place in the contract that says what their fee is. While the sellers pay the commissions (at least for now) some offer less than what a buyers agent is willing to work for. Thats where an adjustment in payment could be talked about.

There are sites based off of certifications realtors have received. Every association has a local website that you can look through to find an agent. Many use google and referrals; Through agents and/or friends. Just remember a realtor to realtor referral will generate the referring agent a fee from the other agent. You want to make sure that your agent has done their due diligence to make sure your vision aligns perfectly with the agent your being referred to. I hope that helps you.

low appraisal is not good. you can use that as a negotiation tool with the sellers and try to get the PRICE down.

Usually the appraisal stage comes after you’ve placed an offer. So you will place an offer & if the appraisal comes in under the amount you And the seller agreed on then either they have to lower the price, (they may or may not want to do this depending on the market) or you have to make up the difference, As your bank/lender will not give you more than what it is appraised for.. That is why it’s beneficial to put a contingency clause in the contract for the appraisal.

We had a house built and him or his partner never step foot on the property until the first walk they of the house nor did they help us find it. Javier Vidana basically I’m doing a fha so this will be my first home. The last home was going for 239000. I offered 251 and 3% for closing. The one previous was going for $280 and I offered 287 with 3% closing. And the seller went someone else also. My realtor said people are not even asking for closing anymore which is why some of the homes are selling so fast. The homes for 239k it was posted Tuesday night around 9pm. Wednesday morning I went to see it. Thursday around 11a they closed viewing because they had enough offers and Thursday night chose a buyer. It’s crazy out here. I’ve seen so many homes they are starting to all alike to me.

Janney Swaray that sounds crazy! It’s not that crazy here in a Phoenix but it was sort of like that a few years ago. I would reassess with your lender how many closing costs you truly need. Many times instead of 3% (which in your examples would of been $7000-$9000) they usually are about $5000-$6000. It doesn’t look good on your part if you are asking for more than what you need. Also, maybe you can just ask for $4000-$5000 and just come up with the rest?

Janney Swaray also, ask your Realtor what he or she is doing to secure the deal? Is he letting the listing agent know about your story? Is he having your lender call the listing agent so they can reassure how qualified you are? Something I’ve been doing recently is sending a video to the listing agent with the offer talk to you about my buyer and how great they are. They end up showing it to the seller and like it.

People aren't selecting their own realtors anymore! Mortgage lenders are now referring realtors, after they approve them for home loans. It's an unethical practice that leaves a lot of realtors out of the mix. What is being done about it? Nothing. Mortgage lenders are now acting as real estate brokerages, handing out realtors to clients. This completely defeats the purpose of realtors signing up with brokerages, if it's lenders assigning realtors to approved clients. To get work, realtors now need to kowtow to mortgage lenders. So much for fair dealing in real estate. NAR needs to regulate this ASAP, but they won't.

Asking someone why they became a realtor and what is their primary focus in life is like, asking your dentist or your insurance agent why they do what they do with what purpose... Those are all very personal and irrelevant to task on hand. This is sadly another wanna be guru on KZbin just because you've closed some transactions.. This so called internet guru self-marketing trend is disgusting in my opinion - gossiping about imaginary con-artist agent sure makes you look great. Great fucking job. If you are looking to have great experience in buying and selling your house, simply ask following questions. 1. How many transactions did you do in last 12 month 2. What information do you need me to provide for you to do your job in our favor 3. Can I meet with you and your supervising broker to discuss more about my needs and concerns, and how we can maximize home buying/selling experience TRANSPARENCY IS THE KEY Whether realtor is new or experienced, they all have managing broker unless they are broker himself. Many realtors are there to help you and meet your concerns only if you are transparent about what you need. All Realtors have fiduciary duty to their clients and they will guide you through all the way. Things go bad when seller gets greedy or buyer gets stingy.. that is the truth. It's a fucking partnership in my book. I don't put myself out there to sell myself, I'm there to solve problem and provide clear concise solution to get the job done. and Javier, You don't need to make realtors look bad so you look like an expert. If you need to feel like you need to educate buyers and sellers then do a fucking better job. Just because you want to build a tallest building in this industry does not mean you need to start tearing down nearby high rises. No realtors will send you a referral for those reasons.
