Maybe you might know this or someone who does. I'm not sure how to explain it but here I go. Is there a homeowner's insurance fund similar to a retirement account? You are not paying an insurance company. Instead, you put money into your own homeowner's account each paycheck that builds up over time and is tax free. You can only remove the money tax free if there is major damage to your home or for major healthcare expenses. Otherwise, if you remove it for any other reason the tax penalty kicks in. If you move to a new home, this account moves with you tax free. Kind of like how a 401k retirement account works

Something to remember about insurance claims: Say the deductible is $5000 and the actual damage is $7000. Filing a claim for any amount of damage will automatically put a bad mark on the property and make insurance either go up, or be dropped. The actual claim amount does not matter as much as filing a claim in the first place. For smaller problems, it is better to not call the insurance company at all.

Property insurance is not like health insurance, it is not services oriented. It is intended to cover large catastrophic claims that are completely unrelated to maintenance or minor repairs relative to deductibles.

I remember when I first self insured an agent was telling me if I was uninsured for a brief period of time insurance companies may not want to insure us at all. Sounded like a scare tactic to me. Asked him if selling fear paid good. No regrets being self insured for over a decade. Insurance companies, banksters, politicians, etc. are just leaching away off anybody they can.

More than 80% of newly-built single-family homes sold in 2019/2022 belonged to an HOA. during the 2004 housing boom-home prices were significantly inflated, leaving people unable to sell later because they owed more on the house than it was worth. I know several people who bought during that time, thinking it was a good investment, but it wasn’t until the COVID housing boom that prices finally returned to those original levels.

To balance out your real estate holdings, I suggest investing in equities. If you're cautious, even the worst recessions can present fantastic buying opportunities. Additionally, volatility can produce fantastic short-term purchase and sell opportunities. This is not financial advise, but you should buy immediately away because money isn't king right now!

I agree, that's the more reason I prefer my day to day investment decisions being guided by an advisor seeing that their entire skillset is built around going long and short at the same time both employing risk for its asymmetrical upside and laying off risk as a hedge against the inevitable downward turns, coupled with the exclusive information/analysis they have, it's near impossible to not out-perform, been using my advisor for over 2years+ and I've netted over 2.8million.

I keep hearing from you that in Florida you should buy flood insurance even if you’re not in a flood zone. I lived in Florida and you could not buy flood insurance if you weren’t in a flood zone. It wasn’t possible. Has that now changed? By the way my house in Florida started sinking because it turned out to be on a sinkhole and then I got hit with hurricane Charlie. Total loss. That was the wake up call. You would have to be a fool to rebuild and wait for the next catastrophe. There are many other beautiful places in the US to live. Living in Florida is just rolling the dice.

When I buy my house in south Illinois, the only home insurance I'm getting is catastrophic. And I'm not sure flooding in that area is an issue but wind definitely is. Not sure why I'd need insurance for anything else. If I can't afford to fix the A/C or a small leak in the roof, then I probably should not be owning a house.

There are different kinds of FLOODS. Regular insurance will generally cover a flooding peril due to pipe or toilet or faucet leakage or breaking, or dishwasher or washing machine. But flooding from outside from ground water levels rising requires a separate flood policy generally. Check your policy.

MB, as for beach erosion.....those places are on sandbars. I live on west central Florida, Clearwater. I've lived here all my life. I love the beaches. These beaches are just sandbars. They get rearranged. One good cold front can mess up these beaches. I have a boat. I go out in this area to explore the beaches, especially north of Clearwater Beach. It's alway changing up there and it's still beautiful. I pull in on these beaches on a week day and there's no one there but me and my girl.

The erosion is called "Long shore drift " and is constant from north to south on the east coast except where humans dredged inlets and the beach becomes wider on the north side and narrower on the south side .

I learned the hard way that not everything is covered. For example, floods and earthquakes aren’t usually included unless you buy extra coverage. I thought my standard policy would take care of everything after a storm, but no. It’s a huge eye-opener

My wife and I will be moving down to Florida in June,2026. We have been visiting Florida for over 30 years. We have always said when we moved to Florida someday, no matter where we live. Keep an eye on which flood zone your prospective house is in. My place in sarasota, for example is 6 m above sea level yet only 3/4 of a mile from the Intracoastal waterway and a half a mile from downtown, then you have the Barrier Islands to the outside of that that could knock back a significant storm surge. Because of this I'm not even required to carry flood insurance and the houses in a prime location and my neighborhood was unscathed during all of those storms recently

Let me add ..when you have a replacement cost policy, and your claim is approved by the insurance company, they only pay out the depreciated amount of the claim at first, THEN AND ONLY THEN AFTER THE REPAIRS ARE MADE DO THEY SUPPLEMENT AND PAY YOU THE REPLACEMENT DIFFERENCE.

While I'm no expert....so I could be wrong on this (which is why a new episode covering this would be great). Flood insurance does NOT cover repeat events. Once something floods, I think, it establishes a new 'water line'....anything below that is paid ONE time. If there is another flood event, they only pay for things above that established water line from the last event. hence why so many houses along the costal areas are waaay up above as to avoid this.

I will say that we live in a rural area and I appreciate my HOA. Some HOAs are set up to scam homeowners by nickle and dimeing them to death. You are right about a high percentage of them. However, ours is run by the people (unpaid volunteers) who live in our subdivision with just a few simple rules to protect our property values. Our dues are just 100 dollars per year to cover the cost of a business mailbox, insurance and common area maintenance. I appreciate it because it prevents people from junking out their property with junk cars and other things. You must have paint colors for exterior painting, landscaping and exterior construction such as fencing, sheds, green houses or decks approved by the HOA. This ensures that no eye sores are created. We also require a garbage can enclosure so no one has to look at garbage overflowing from a garbage can. I appreciate our HOA so they aren’t all bad! The end result is that we don’t have any purple or neon green houses in our neighborhood and no junk yards!😊

The main living area of my 3-level single-family FL home is 4 feet above street level with three steps up to the front door. Top floor is two bedrooms. However, the lower level is at street level and was a one-car garage, nicely converted into a big media room. I don't carry flood insurance, and I'm guessing an insurance company would not cover flood damage to that lower level. I got a couple of quotes two years ago for about $500 with $2000 deductible. Likely much higher price today. I'm three miles from the beach, but no other bodies of water nearby.

Check the declaration page it gives you all the coverages. NFIP is the federal policy! They are different! Folks will have a hurricane deductible on their homeowners insurance of 2%. You can get 5% and lower the premium but usually 2% is most what everybody gets. That’s what you have to pay come out of your pocket before the insurance starts to pay anything. He’s correct base Flood elevation is important. We have a neighborhood that I live in 46ft above sea level. That is a non-evaluation zone. It’s in an X zone. We have a little ditch creek that flows through the neighborhood runs into a retention pond. This last time with Milton a tree fell got blocked it up and at 2:30 in the morning. Apparently the wind blew then it moved and created a surge come in and 16 houses got 2 feet of water including houses that were on the ditch and it jumped across the street, and it flooded out people across the street as well. Their cars as well . They were not expecting this at all. Some people lived here 26 years and it’s never been like that. These poor folks were in shock. And most carried no flood insurance because it was due to a surge. One guy had an insurance policy of $5000 but it was way over that to Gut the house and redo the drywall and everything else. It was very sad. Stay safe and protected !

Be careful of under insuring yourself. There is something called coinsurance. If you under insure lower than (Usually) 80%, they'll payout at the insured percentage of value.

I bought a house in 2012 at a great price. It was insured by the same company for 11 years and every few years the premium increased. By the 10th year, the premium skyrocketed. I argued with the agent about the price. He said "inflation" is the culprit. When I checked my policy, I found my house was only insured at the 2012 value, even though it is now worth 3 times more due to improvements I made to the property. The agent had never reviewed my coverage or home value but he sure did like to raise my premium. I switched companies and now I am assured that my home is insured at its actual value in 2024. Agents that never bother to review your coverage should not be agents!

My rent has only increased $55 from when I moved in two years ago. A unit like mine went up for rent and they want to charge $150 more than what I pay now. LVP floors don't warrant the increase, and it's closest to the road. I don't expect it to be filled soon.

All you need to know about insurance is it's just a tax. You will almost never get more back than you pay in, so just get the minimum required. You have to decide if the risk of losing your house is acceptable to you, because insurance isn't going to help you in most cases, either choosing a safer area, or living with the risk based on your own risk comfort.

Can someone explain to me how insurance can dictate the replacement cost of your home and not allow any adjustments? My current home insurance has a replacement cost of $1 million, it would probably cost half of that to rebuild, and the house can sell for about 600K

The adjustment is the market value has risen, home improvements don't usually raise the value unless you add a addition....

Suggestion: call your agent or company and ask. All companies use a software program that calculates replacement cost in your area. Ask them to prove to you that it would cost $1M to replace your home. They should be able to break it down for you. Former insurance agent.

@shelley8270 it above and beyond actual cash value,for example if your house is a smaller insured market value, actual cash value, replacement costs will cover any cost above that....I've been paying for many years and that's how mine works...

@ I’m not sure what a “speedo” is , so I’ll will have take your word for it. Dad’s speedo or “Dad is speedo” is a misplaced possessive apostrophe and is grammatically incorrect. Evaluative Adverbs , like “evidently”, are always used at the beginning of a clause. Any adverb utilized at the end of a clause does not need a comma. Keep practicing mcuserton , you’ll get the hang of it.

I’m going to open up a new business to remodel houses and send bills and never really fix anything…how do you think I would do and for how long 😂😂😂 instead pay cash for the house and put in the bank monies each month you would be paying for insurance and before long you’ll have a pile of cash and be the insurance company. Most people don’t file claims anyway they just fix it themselves….what a scam and joke

I had insurance on my boat, after hitting a dead head I put in a claim. Luckily I was driving the boat, and I found out that no one else was covered, even if they were driving it with my permission.
