Dr. kalau apartment, kena tengok jugak ke kos maintenance per sqft? sebab dah terkena, sebelum beli rumah developer kata lepas beli maintenance akan di revise semula, tapi ni dah 5 tahun sama je. So dah serik nak beli rumah yang ada kos maintenance ni. Nak jual balik pun tak laku sebab maintenance mahal gila

1st criteria, property lama vs baru.. I tak setuju at all sbg factor (& pertama plak tu).. Location shd be no 1..lain2 semua follow belakang. Rumah bkn lah mcm kereta atau machine yg kita nk prefer sbg baruu or lama.. Byk property lama yg Well maintained, lg bgs dari property baru.. Silap2 property baru ni, landscape pun botak lg.. Habuk, construction keliling, renovation works surrounding pun masih berjalan.. Owh sgt2 x setuju..look at the value, not baru or lama..

Saya pon mostly like find older property better to rent (older property tend to be located in more strategic location & land-rich dari konsep/design rumah baru yg nak maximise land usage...byk condo mewah dibini betul2 tepi highway whereas older condo can be found near tasik sbgai contoh)..tapi mcm dia ckp tgk harga nak bayar dulu...

Saya terfikir untuk beli hartanah pada umur 22, masa belajar. Saya mula belajar pasal apa hartanah yang saya perlu dah mampu beli. Dapat first gaji, terus apply loan untuk beli rumah kos rendah, harga RM120k, mark up 10k untuk tampung kos guaman, refurbish sikit dan sewakan. Komitmen RM600, sewa RM750

Pada pendapat saya, jangan beli studio. Harga beli mahal. Takkan nak sewakan harga murah pulak. Kalau sewakan harga mahal, takut susah dapat penyewa.

follow 50;30;20 rules....then calculate how much can u loan up for house. build credit score. (dont waste money on new car, saying based on own experience) unless ur wages huge lor

Kalau beli untuk duduk sendiri, tiada masalah. Kalau beli mahal sikit pun tidak rugi asalkan dekat tempat kerja. Tapi kalau beli untuk pelaburan, sudah lain cerita.
