Thank you for sharing your knowledge. As a first-time buyer, I’m interested in a property currently priced at £650,000. I’m wondering if it’s possible to use the two full-sized sheds outside the house to separate the price, potentially reducing it to below £625,000 so I can qualify for the stamp duty relief for first-time buyers?

I'd recommend speaking to the solicitor you plan to use when buying the property. As the question is if the two full-sized shed outside the house can be considered chattels and therefore can be seperated from the price. A chattel is defined as a movable item that is not permantently attached to the property and can be removed without damaging it. So my gut tells me unlikely a shed would count but it is worth asking the question. Hope that helps!
