This is why I believe in multifamily real estate investing. Even more so in the turnkey (hands free) opportunity I have, but most want to have a hand in what is going on. Great information!!

As someone that is just starting to learn about some of these things, this all seems very high-level and a bit intimidating. There are so many things that I am curious about, such as, how do you get private financing, what are the qualifications and where to do you go to find it? How do you determine rehab costs; is it a predetermined maximum or do you base it on what is needed? Do you hire a contractor to assess? What is the process? How do you control your expenses? Do you know your estimated rehab costs before you close a deal? Do you visit the property physically before doing anything? There are many details about real estate that do not seem to be talked about, that leave newbies confused and unsure about what they can actually achieve, so many people probably get scared off and do not take any action as a result. Hey Austin quick question. When you get your cashout refinance is that what you use to pay back the private money lender? If not how do you pay them back? And how does paying them back work is it like a monthly payment thing?

After you cashout refinance is when you pack back your private money lender plus interest.

The cash out refi pays them off then you just make monthly mortgage payments to the new bank who refinanced the deal for you

I watched 99 homes recently and it had me thinking... Does a property investor's job also entail having to evict people in such a manner that was shown in the movie, or are foreclosures an entirely separate business model all together? Is it an inevitable activity as a property investor?

I haven't seen the movie so idk what you are referencing to. As you own more properties though every once in a while you may have to evict someone for many different reasons (non payment of rent, dangerous activity, reckless endangerment, etc)
