We live abroad and are building a hostel in Abuja (close to a university) with a separate apartment for us that joins onto my husbands brothers apartment who will live there as the landlord as he is helping us build it. So when we come to Nigeria we will have a place to stay. Everything you are saying is so true. Very good tips for people. Another way to save money is to not have the crazy high roofs that most Nigerian house have. It is a waste of materials. And make sure the fence and gate is done first so the compound is secure.

Sis Flo u too much. This is a great video though i have already fallen to that rubbish of spending all my money building a mansion in the village(as in Nwa-away) putting street lights and extending my borehole outside for my village people,all this things happening when i didn't even have any solid investment on ground. By the time sense started falling on me,the money wasn't coming again as b4. I started regretting not bcos those things isn't good but it shouldn't have been the first thing to be done.i didn't just have who could have adviced me but hmmm..would i also have taken any such advice then🤔. The good news now is that i later got a land in a good gated Estate where i built a 2-storey block flats and handed over to a real estate lawyer who i pay 5%yearly but building that house was a great challenge(i suffered my sister)bcos i lost my first job after building that mansion in the village. So this is a nice video that could help many who haven't made the mistake already👍✌

Good Job and nice tips ma!, In my own case I travel home often in First week of November to work on my site for five weeks and then go back again to do roofing and fittings in March. 😂😂😂 But any tenant that does not want to live with the landlord is exactly the type of tenant you don't want on your property. On the other hand, why do the tenants need to know you are the landlord? If you treat it as a business an estate manager should communicate with the tenants not you. Unless you want to be flexing as the landlord shaa. 🤣 I'm glad you enjoyed my little infographic. 💛

Congratulations sis! Yes o, get an estate manager (NOT an agent o) they have lawyers they work with to draft a tenancy agreement and have each tenant sign it. You can find samples of tenancy agreements online just to make sure they include everything plus the ones specific to Nigeria. You can also have them include things you think about on your own and from another person's experience. Afterwards, the estate manager will be in charge of making sure the tenants adhere to the agreement, make sure they pay their electricity bills for places that still have estimated billing, if repairs need to be done, they report to the estate manager etc The thing is that the more organized you run your rental investment, the better quality tenants you will have. When tenants see that everything is scattered, they will treat it like a no man's land.

I prefer to have a big fence with gate before building to protect my building and working materials. Big gate and fence . C makes sense which I have always think of doing. What matters is good builder and labourers. I don't prefer calling people that sells material from aboard they will even take advantage of that person. If you wanna build a house go to that place and see for yourself and get good negotiation and quotes,don't dress luxury ooooo because some of our people can take advantage of us especially when they see you dress well and have good perfumes on you that's why I still love the system in aboard. Even though is mortgage 🤭

You can raise the wall without decking it if u don’t have money for atleast 1 year or two yrs b4 decking! Decking or slab costs more money than almost all safe stages... of any storey building

Love your 3 scenarios but when rental you must look at depreation of property, maintenance etc. Therefore B will not keep all 300,00.
