Man, I just found your channel by accident. Analyzed several old laundromats from top to bottom. The equipment was garbage, all I cared about were the leasehold improvements and how long of a lease I could get. Settled on an old run down Maytag HomeStyle store from back in the day. Completely retooled, painted, new ceiling tiles, lights etc and hired attendants with WDF services. Within 6 months we owned the market share within a 4 mile radius. Packed to the brim on Sundays and extended hours from 6a-midnight we were that busy. Part of the success is that I was in the store every day talking with customers. My equipment was working and our hot water so HOT that I could upcharge for it. Customers knew who the owner was and in the off-chance a machine would fail or something wasn't right, they knew who I was and would make it right. If you take care of your customers and employees, provide a CLEAN and well run laundromat, you're going to make money in this business. Thank you for your sharing your scouting video!

Some of the customers have a washer and dryer at home like my friend Elaine. She chooses to go to a laundromat because she said it allows her to save time and money. At a laundromat, she's able to wash 2 to 3 loads at once. Plus it saves her money on her electricity and water bill.

18:00 I flip houses and he's exactly right about infrastructure value. See many people with money build a custom house. Sewer, water, electric hookups aren't free. Foundation, driveway are money. Just site clearing, perk test, getting gov approval are all big $$$ and time. Many homes in the US can be bought for less than the land's value because buyers and own looks at the house as a $10k, $20k tear down expense. But many can be repaired and be way ahead.

I went to a laundromat / dry cleaners for a job interview and they called me fat not only that but they called the people that come get their clothes cleaned at the laundromat scum. I'm overweight because of medical problems there is a lot of laundromats that are doing it wrong and can make so much more money by doing it right

I should get more machines. I have 2 washers 2 dryers in a 15 unit building. It makes about 300/mo but I give 10% to the owner of the building for utilities and the space. Its a nice little source of pocket money.

"More machines"? You should get "More" Laundromats. - As for your OPL (what you are running is known as an On Premises Laundromat) If you had more machines more apartment dwellers WOULD use them and you would profit more. NOW, they KNOW if someone is using the machines, they will be out of luck, so most of them go to an off site Laundromat.

I love it when store owners say that’s the price like that’s 4000 grand they kind of profile the customer thinking the customer doesn’t have the money to pay for it! It’s rude! When I whip out the Benjamin’s they perk up like whoops I almost lost a customer.

I get it you want to make money and what I hear makes a lot of sense. But your word has to mean something, if you tell someone the price is 500 bucks then that’s the price, I try and get more after you had a verbal agreement is lousy in my mind.
