No the house is correctly priced. There are properties around him that have been sold for $1.5 million so his price of $1.3 is not too high. He just needs to be patient. A 2-month wait is nothing. If he doesn't receive one single offer in 6 months then I would start to panic.

I love retro. It didn't look that bad. It just needed a few tweaks to make it appear modern and not just outdated. I love the wood in the kitchen, it was beautiful. He said no offers, he didn't say no one had looked at it. I just started watching, I'm almost afraid to see what will be torn out.

Never paint paneling!! It always looks cheap! The whole house is totally boring!! Instead of painting the paneling they could have decorated it with artwork and furniture..... Re- arranging the room, etc. Staging the house properly does wonders without changing the bones of it.

I remember this one, as soon as I saw that beautiful wooden wall I stopped the video. I was horrified when I watched this a while back. They covered that gorgeous wood (that was breathtaking with the sun shining in) with generic white paint and made it look like every other cheaply-built cookie-cutter new house. Here in 2022 Mid-Century Modern is hugely popular, and folks would pay a lot of money for that. It's such a shame that generic/cheap/boring was popular when this show originally aired.

There are lots of times when painting paneling is the right thing to do, but NOT in this case. That wood was part of the mid-century design in that house and it was already a neutral color. They should have left it alone. I would also have preferred a mid-century chandelier in the dining room. The garden was a massive improvement.

Okay. If this wasn't the cutest episode ever! The home, although spectacular, did need that update. But in reality, I think Sofie could have said, "Let's dynamite the place and start all over" and Stephen would have just gushed, "Okay! Whatever you want!" He was putty in her hands! Such a sweet guy with a heart of gold. I hope this place sold for over the asking price and enabled him to realize his dream.

I think it looked more like the ground beneath sinked on left side.. it happens if the foundation had sand or soft material and it moved over time to water log or something. That's why Jesus warned, to build his chirch on rocks, said be careful of building on ROCKS than sinking sands.. a literal and figurative sermons 😂

I would be beyond upset to find out that the panel wall and wood finish cabinets had just been painted for the first time. The potential of both rooms was lost to that bad decision. People love to miss the real opportunities because of their wrong concept of what is outdated. And the whole paint everything white movement will be looking dated soon enough - for me it already has for some time now. It's important to mix darks and lights and a dark wall adds depth. Not every wall needs to be reflecting so much light. Literally just actually updating the kitchen would have done more and fluffing up the decor and landscaping would have added more value and been money better spent. The warmth it did have was lost to this quick cheap update.

Me too. This is a modern mid century home. It’s meant to be wood, big windows, primary color art, Frank loydd wright, eames and knoll, Saarinen, etc. a walnut base cabinet with high gloss uppers and cement Greg countertops. Slate floors. If she paints the wooden walls I will lose it. Modern Japanese garden with a dwarf Japanese maple tree, bamboo, etc. paint the fireplace black.

I live in Wisconsin where houses like that, which are a dime a dozen, will cost you maybe $200,000 if that. I just walked by several houses that look just like this one earlier this evening. They're only worth $250,000 at the very most. So this guy's price is set WAY too high for a basic house like that.

I understand the whole retro feel, but I'd expect granite countertops, something other than that horrible tile floor and modern appliances. $4 k of improvements for a $1.3 million asking price . That won't be enough . A buyer at $1.3 million wants to buy a dream , not a requirement to update a kitchen for about $75 K, bathroom updates at $30 k. And I notice that with the closed garage door, the cement driveway has a huge dip indicating some settling issues. The appliances and computer screens indicates the owner is into " good enough ". I'm guessing that the floor radiator heating indicates there is no air conditioning HVAC........at $1.3 mil and no AC,that's a pass for a family.

Never showed the bathrooms? Updated Kitchen with a island, quartz counters, pantry storage! Bathrooms probably need overhaul. Owner may need a certain amount of money for his invention, but this home (view or not) is 1950’s and that translates to big $ upgrades to sell. I think Upgrade Kitchen and Bathrooms and zeroscape 1/3 of the back! A person would have to hire a full time gardener to keep up with a rock garden and the mowing! Good Luck to the Homeowner!

If you look closely at the details of the paint job and other dyi’s, it’s incredibly poorly done and will cost more to re-update. I bet if I opened the kitchen cabinets to see what’s inside, I’d be mortified. :D

I agree. The prices are not accurate it doesn’t seem they included labor. I think the used the tv crew for all labor.not a professional job.

I actually like the kitchen cabinets. I would have left them and added granite countertops. Maybe too expensive upgrade to sell, but if it was my house to keep I would.

I loved those cabinets too! If keeping, I would change countertops and appliances. No paint on that pretty wood!

Unfortunately the yellow knotty pine look was pretty back in the 1950’s and the 1970’s… but it is not what buyers want today in the 2020’s.

@@loisgehman949 No, tastes have changed, and you have to try to appeal to the widest audience when listing a home. But if I were keeping it, I wouldn’t paint those cabinets. 😊

Totally agree! It hurt to see the wood painted over. I had a kitchen with those same cabinets and hardware. I restored them and enjoyed them immensely. Also can think of two restaurants where I love to go that has beautiful wood walls. Killed me to see them being painted!

I’d never pay that much money for such a dated old house. The view is obstructed by the large tree, that I suppose belongs to the neighbors. Imagine the money required to update that kitchen and no doubt the bathrooms. And the heating/cooling system is probably old as well. No garage? Didn’t see one. I just didn’t care for the house at all. I’m wondering if it ever sold for that much money. Nice place for a pool and spa in the back. Would be less mowing and weeding if it had one.

Kitchens and bathrooms are very important. They can change the entire house. Anything else can be upgraded by paint and furniture. Most kitchens are centrally located and are quite visible. not in this case. it was cramped.

Glad to see the paneling painted. Our home growing up had paneling and it dates the home so much. I don't know that the frosted glass in the bedroom made sense. It diminishes the scene of privacy to me and I did not like the landscaping. I think too much was removed.

Canada is so gorgeous it’s insane. My dad is Steven and he’s a divorced dad with a house on the water too! He won’t renovate the interior however.

I think the adjusted the size of the patio? In the first clip it looked 3.5 pavers wide then the realize they would half to cut the pavers in half so they made it smaller.

The problem is that someone who can afford a $1.3mil house isn’t gonna buy some outdated house, they’re going to commission a custom dream home. OR they’re going to buy that waterfront property for the land, knock down the house, and then build their custom dream home

HE IS GOING TO PAINT THE TEAK WALLS!???????????? Fired. Any decent interior designer knows this home is a treasure and you remove paining in the windows and use black river rocks outside. They ruined the house. I’m actually angry. Painting those walls is SO FUCKED.

the trick is to figure out the buyer at the target price and location, then achieve the right balance for that price. It doesn't matter if the individual components add up to the price, it has to be the right balance
