The foundational idea that ignited the $33 million dollar real estate portfolio empire. I might be a couple years older than you, but I'm happy to work backwards and model a similar path to yours. My obsession for learning and acquiring new information feels second only to yours. Your ability to relate to the viewer is ridiculously spot on. I too work as a contractor and was previously a real estate agent. I'd love to see some of your older content get new life. Seeing you on the move and at properties feels like a more realistic version of HGTV. Helps me deal with my own property enhancement challenges

I am in my first home at 34. I already own it outright after putting life savings in, and getting a small personal loan to bridge the gap, which has already been paid back. I’m shortly going to start renovating it personally, with certain expertise being outsourced due to regulations here in the UK. While I’m old, I feel I’m on the right track, Kevin! (P.S. I made this account and chose this name as I’m thinking of YouTubing the process as a complete beginner, including the renovation footage)

As someone that you helped with my first rental all the way transitioning into the stock market i really appreciate you Kevin . BUT you gotta stop telling The exact city you stay in and wether you know it or not criminals are getting smarter don’t make it easier for them by giving a location . Not tryna be negative just my opinion .

Great video Kevin! The wife and I are about to do just this. Luckily I have my VA loan available and we are looking to buy our first home with that. However, for future investment properties, I was interested in using an FHA with the minimum down. My question for you is, would you recommend that I wait to purchase our first home until I get my real estate license? I am halfway through the schooling and plan to be done within the next month. Our lease will be up in the next two months although we plan on renting month by month until we find our first property. Currently we are in the process of getting pre-approved for our loan. The

Shawn Black Hey Shawn! You might get to the position where you will be able to refinance your VA loan to a conventional loan and then be able to use your VA benefit again for future purchases. Something to think about. Definitely nice to be able to buy with VA over FHA, if you have that opportunity to do so. Keeping your first property as a rental, of course. Regarding waiting: It’ll definitely be nice to represent yourself. You will really feel what it is like to be a buyer and will help you provide better service to your clients in the future. Alternatively, it could be a neat opportunity to use another agent to see how they do business, and then learn from that. Although, if you are even within four months of licensing, maybe wait unless you find a killer deal now. I like buying in December and January as there often seem to be more deals (less homebuyers competing with you).

I own two properties. Want to get a third but won’t get a loan for it. I could use the equity but the mortgage payments will go up right?

Try refinancing with a Home Equity Line of Credit (HELOC)... it will give you liquid equity to work with and lower your payments. Those payment will be interest only but you can put the difference of what you were paying towards the principle

Were you filming in Germany here? I do exactly "0" work while on vacation. I go on vacation to cool my jets, not to work. My great-grandfather on my father's side was German. He (like millions of people) left Europe during the war. He expected to return back home once the fighting stopped but after the air strikes, there was nothing to go back home to. He decided to stay in America. I still carry his last name: Guzman. If you replace the "uz" with "er" my name spells out: GERMAN
