Interesting video. Thanks. Your story about the mattress on the floor reminded me of some of the places I've stayed in the past! I would like to ask the opinion of viewers regards buying pubs and using them for B&B type accommodation. There seem to be so many pubs failing and going up for sale. Obviously the traditional pub business model is no longer viable, but with an increase in the transient workforce, I can see an opportunity for cheap accommodation. Would this require Change of Use permission from the council? A pub is an inn, so is permission already granted for overnight accommodation? Obviously the problem of changing use to residential is a different matter, and that's not what I'm suggesting.

From my understanding of the video, I can rent out a house and then run it as a serviced accommodation and put it on all the relevant booking sites? , if so, how do you go about relaying this to the landlord. Do I just say, I will take control of the property and give you guaranteed rent but I will rent the property out myself? When looking at market research for th supplies and demands, do I use website such as spareroom and open rent? hope you can answer these questions, in sundays Q&A!

I absolutely loved this video.. Fantastic! I've considered serviced accommodation through AirBNB, but there are some restrictions in my country (Denmark) that only allows for 70 days rent out a year. Anyone knows if you can spread out your SA thorugh Avvivo on enough sites to go through a whole year? :)

I have a BTL which is currently 'vanilla let' - If this was AirBNB'd it would do very well as its location is ideal (3 mins walk to town center and 3 mins beach), but BLT mortgage terms state no short term lets, is there a legitimate way around this? Or is the only option to find a lender that will allow this?

For R2R do you generally have to pay the full term of rental income to the landlord up front or can you pay monthly? Trying to determine what the initial start up costs would be on a R2R apartment?

A guaranteed rent of 3-5 years is a good way to strike a deal with a landlord. As long as they get their asked-for rent, and know you're doing R2R, your upfront cost should not include anything more than the initial required payments.

Hiya please could you give me the planing permission license details. I called to the council as well but they have no clue about that for Serviced accommodation. Is it simply a mandatory HMO will allow to run the business. I am in Grater London so I cant do this business without license so I need to apply for the SA permission but there is no any license avilable in SA/SG. Please advise
