Home prices are a currency play. Prices have doubled in the past 12 years in Florida. My taxes have gone up 30% a year for 12 years in a row. When inflation starts to rip the house prices will go up and up. Only a depression can take prices down, massive unemployment. Might happen. Might not. No one knows. National supply and demand is really starting to show. No one wants to live in low class states and cities. High demand, high prices.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Javier, you broke the process down very well. I agree that the timeline can vary. Inspections and the back and forth process is typically the most fluid part. Also communication with the lender and access to the lender is critical.

Thank you for your great video. We are first time home buyers, and it's stressfull. The house have a septic and well so if we want everything checked we have to come up with almost $2000 out of pocket. And then if the house needs to much work or septic replacement we can't afford it and loose our money. Then we would have to look for another house and start all over again.

Javier Vidana so I talked to a lender yesterday and he ran a credit report. He explained that I have good credit (score above 700), have no debt in credit cards. I pay a monthly payment for my car. But, what weighs me down is that I have student loans. Some I am currently paying others are still on hold for repayment. Due to this I don't qualify for 250k loan in California. Would it be different if say I would want to purchase a home in another state for example Nevada? Would it be easier to get a loan outside of California? Please advise. Thank you

@@nydsmel1600 Not usually easier in another state, however another lender may be able to qualify you depending on the program. You may be able to pay some of your loan down and that will decrease your debt to income ratio and voila you might qualify. Interview a few different lenders. Hope this helps.

I’m literally going this right now. DFW area, Single, only 2 years in the state and with my employer. I had a modest savings, 30k, I searched for months. I looked at over 65 homes in person. I made 12 offers, only 2 stuck. The first had way too many issues so I had to walk away. The second I’m set to close this coming 26th which is only 6 days from today. Now I’m like um..... Now what? I'm going to buy a home no matter what is a recipe for disaster, you will have to live with this deal for many years do not take a bad deal. I'm trying to buy a house right now but prices are so high I'm not certain that I will find something affordable.
