Hi! Thank you for taking the time to make these! Quick questions: Where do these mysterious trustees come from? Are they friends or family with a better financial profile? In your scenario does the bank not want to deal with the first guy because he doesn’t have established credit etc? So is the trustee making the bank “feel better” about lending the money to the trust-or? Does the trustor only get full title back after the loan is satisfied completely or after a few years? And finally, in the case of a trustee sale, does the trustor forfeit his benefit of increase in equity if there is any or does he still retain that? Thank you so much!🙌

Great question. ... A lender gives the borrower money in exchange for one or more promissory notes linked to a trust deed. This deed transfers legal title to an impartial trustee, to answer your question this is typically a title company, escrow company, or bank, which holds it as collateral for the promissory notes.

So what's in it for the trustee? It seems that it will be beneficial for the trustee if the trustor doesn't make his payments. The trustee makes money on the misfortune of the trustor? Thanks. Great, clear description. Ques...if the trustor pays the loan, as you stated & the trustee then, in return, gives him the title...what was in it, for the trustee? Just asking why someone would be a trustee if A. The loan gets paid, as agreed & trustor gets title B. Trustor doesn't pay loan & trustee ends up having to sell the estate, in order to get back his money. Sounds like Trustee gets nothing, either way...not even any equity that was gained? How does he make a profit?

That was my question as well and I found this, "Most corporate Trustees will receive between 1% to 2%of the Trust assets. ... In most cases, a private Trustee will be paid an hourly rate that is multiplied by the amount of work provided to the Trust. If a private Trustee works 100 hours on a Trust administration, then they may receive $25 to $35 per hour for their work."

Hi Joe 👋 please can you tell me what is the difference between security deed(deed to secure debt) , mortgage and deed of trust. As I live in GA, we are a non-judicial foreclosure state and they use deed to secure debt here. I have already passed the exam last year thanks to your course I had purchased made it very easy. I'm in Oregon, Lien Theory State, sounds like this style of Trust Deed isn't really used here? If I understand correctly (trying to use your keep it concise, keep it simple method - love it!), a borrower in Oregon maintains legal title (it's not held by a Trustee) and the mortgage is a lien on the property. Thanks for your incredible content - again I wish I found this a lot sooner!
