Occupancy doesn't tell the whole story. Even with hybrid, people come in only for few hours then leave. So yeah offices 26% empty, but the 74% are leased but not full. Downtowns everywhere are dying.

Pardon me but generally all closing stores claiming homelessness and crime, however, they literally go back and see how poor service they are providing and how unfairly they are charging people? I myself rather go to H‑E‑B , buy my grocery stuffs, cook at home and watch tv while eating my meal ..

15 years ago downtown Houston was a barren wasteland after hours and on weekends sans a few small pockets. Back then we used to ride through the streets at night on our bicycles (group of 10+) before critical mass became a thing. It became vibrant, then the pandemic hit and WFH meant no need to live downtown. Around that time the homeless were being pushed out of other areas (mainly from under Pierce Elevated, EaDo, Haardy Yards, and other areas surrounding downtown), so they moved into an area that no one would notice them much (they were there before, especially after Buffalo Bayou Greenway was built). Plus there are sources of food aka soup kitchens in the area.

Looking back on history, running away never works. This is rarely an overnight occurrence. The lazy, cowardly people who live there are the problem. They ignore, ignore, ignore then they wait on others to do it for them. It's similar to when a certain group of people move away because another group of people start moving in. Well, just give it a little time and they'll start popping up in your new neighborhood too. Run all you like because it will come back around soon enough. Congratulations. You've earned it.

H Town staple and will miss it. Downtown is in transition and turning into more residential, restaurants, bars, and clubs. Sambuuca just doesn't further current lounge and club environment of Gen Z. Homeless people have always been Downtown and I hate when people blame them for simply having nowhere to go. They don't commit violent crimes and the mayor keeps talking about getting them out if Downtown but will only move them somewhere else because the city won't provide housing or programs for them. He's mentioned using money for the 59 lights on the Homeless, but I don't believe him.

Those office spaces could be turned into homeless shelters. Those buildings should have lower property taxes due to how bad the area is. The results of greed. Raising the prices each year all of a sudden seems like a bad idea. What are they hiding extra terrestrials in those abandoned buildings?
