Been living in our ADU since the Pandemic. Just me and my girl and two small dogs, we make it work. The biggest positive, our landlords are awesome and leave us alone

I do not think it is fair to people who bought into a single family home neighborhood to change the rules and allow subdivision and separate sale of extra dwellings with more people and cars and crowding. I am not against someone building extra space for family members, but this arrangement will bring in opportunists who will wreck the peace and privacy the existing homeowners paid for for a short term profit. Some people do not want to have the noise and privacy issues of suddenly having a dwelling built very close or even overlooking their once private back yard. People buying into condo projects or dense zoning expect that kind of closeness, but some people chose to get less house with more outdoor space specifically for the privacy-and years later that is being taken from them as they double the density around them.

we have endless condos and townhouses Noone wants for crazy price and ridiculous hoa. Not a shortage at all. A fixed system to fuxck everyone over but the dealers. House always wins kids.

california has plenty of homes. there is just no affordable homes. im from san jose and the home i grew up in is worth over 1.5 million now. its a one story built in the 1980’s, in a good area with great schools but even i still dont see the one million dollar justification. some of the other homes in the neighborhood are 3 bed 1 or 2 bath and still have a manual garage door with only 1500 living space going well over a million. i just dont see it. but yet ppl will still pay the price for it

This actually addresses the root problem with housing in the US. So many areas are zoned exclusively for single family housing which restricts the supply severely. And almost no area is willing to rezone for more inclusive land use, so this is a practical solution that benefits homeowners while increasing supply.

ADU's are a joke. First they are 100K+ to build. Then you have to pay back the builder + interest payments.. Then you have to pay taxes on the income. Then California Department of Housing and Community will tax you on your ADU. Your house property tax will increase. Your utilities will increase. God help you if you find a tenant that destroys your home. You won't see profits from this for 15-20 years.. GOOD LUCK!

People who built them in the past had to put a deed restriction on selling or even renting out if you didn't live on property as owner. Maybe those will be considered non binding now.

Going to be really hard to sell your ADU, Your current mortgage company gave you a loan based on your having a 10,000sqft lot, the value of your property has changed when you cut out 2,000sqft of your lot and sell your ADU. You will likely have to refinance...... Secondly, your title insurance company insures the title of your house based on the currently liens, property size and lot size, if you split that up you'll likely have to redo your title insurance as well..... All these things that most people don't take into consideration, especially the politicians

I can see this being temporary, to help out family, maybe to rent it out but I really can’t see this working well if selling adu. I wouldn’t buy it. Zero privacy going in and out. Plus too small

I don’t think taxes will go 2x because it’s based on the size and value of the ADU. So unless you’re pre-1987 your taxes will probably go up by a proportion not 2x

Never made the case for being worth investment. Fact is they aren’t. The rent will barely cover the debt taken out to build or install such things. Does zero to bring affordable housing to any town. What does it do? Ruins single family neighborhoods turning them into rental communities which those looking to buy homes are trying to escape. Over crowded living conditions and the crime that goes with rental communities.

I am currently building a JADU Essentially turning part of house into a 1 bedroom I bath . My city told me I need to file a deed restriction. I was told it was only for 3 years . I went into my city with all current information 2024 printed from online . They told me there were still going off of old information and didn’t even know about some of the current laws . It’s seems every year the state is implementing new laws regarding adus and the city’s are just way behind.

I seens some cool movable transformable homes from China and also Boxable from Elon musk. Comes with bathroom, kitchens and bedroom/s. Good for a small family. We have the technology and stuff already and it’s under $50K People just don’t believe in it yet. But I seen it and it’s pretty cool, another is to use a trailer storage container home like 2 or 3 of them Cost per container is about 3-5K and then you custom it. Some custom work could be 30-200k depending on how fancy you want it to be

does this shrink your lot size, then in so does it lower your property value? what happens if you sell your home? does this affect the adu owner who bought the adu from previous owner? for those who rent the adu will it increase their home value now that theres another living space on property?

It does shrink your lot size and makes parking tighter. However it doesnt lower your property value, as I just had mine appraised. It was well worth the 100k investment.

why not just make tiny homes that cannot go over a certain price point so people can use them to get started or to just live MOBILE HOMES COST LESS THAN AN ADU so wtf? 500.000 to live in a hole in the wall NO, rent still 3000 NO! people should never pay for stuff like this at a high price that is what is making us have to worry about homelessness as it is because people are willing to pay for NOTHING and getting nothing and home prices that they may never be able to pay off this is maddness. rather than living in someones back yard there are so many useless business lots no one should spend 500 000 your not getting a home. SAN JOSE DO BETTER this is rediculous, more than half of those will just end up as air bnb and of course the NEWS ANCHORS that have homes are gonna laugh and say this is a good thing. when I see the adu I'm thinking 6 to 800 a month, an ADU is a glorified TOUGH SHED conversion, if you have to buy to live in it no more than 5000 to live in one for life. dont let these people fool you into thinking this is okay.

worst time to be landlord in California. Ask any lawyer. These are investors who are selling these on properties they don't live on personally. Most families don't want strangers on their property. Its investors acting like its a family thing. Is the propaganda working? It would only make sense to sell to another family member below market pricing so they can live near each other. Otherwise its investors ruining Your neighborhood under the guise of "helping ". You are one step closer to Chicago type neighborhoods and San Diego where crime and renters are high and loud. Good Job San Jose swindling like you always have last 20 years.

I always thought the condo concept was stupid. You are still living in an apartment building with shared walls with other tenants(owners). So you own your apartment - you're still living in an apartment. The ADU is just another stupid idea similar to the condo idiocy. Just keep cramming more and more people closer and closer together.

There is a housing shortage in california. It is incredibly expensive to build. California Environmental Quality Act (CEQA) is the cause. We need de-regulation or the prices will never come down ever. We are prioritizing “the environment” over humans.

Why blame Democrats? #1 barrier to development in CA is CEQA. Which was passed in 1970 when Ronald Reagan was Gov and the majority of Californians voted GOP.
