It is Thanksgiving weekend, so I am thinking about days gone by. My dear old dad, was a would-be carpenter like his father before him. Unfortunately, my dad did not have the opportunity to work in that field. He married during the Depression, had 6 children to support and a constant need to just earn a living. As Jacob and the entire family worked on the framing, I was thinking about how much my dad would have enjoyed this project. He would have been in there, swinging his old hammer. ah, then I thought. I bet he was there in spirit when he heard the hammering of the wood timbers. All the guys in Heaven were on notice that Jacob was assembling 2x4's into walls and window frames. The old guys were cheering the family crew to safely raise those walls for the kitchen and toward the dining area. Inspiration comes from many places, including those old carpentry souls in Heaven. Sending my best to all of you!

What some will do... when they run into that anchor bolt problem... is run another stud directly next to the anchor bolt... and then sister it - so you'd end up with a stud that doesn't quite go all the way to the bottom since the anchor bolt is in the way... BUT... you maintain layout for your sheet goods. I'm sure you'll be able to make what you did work... but just in case you run into it again. Obviously - if the planning is down to every detail, the anchor bolt wouldn't have been there to begin with... so maybe you didn't have a layout plan for your sheet goods either and you'll be able to adapt more easily. Great to see your progress... thanks for sharing this epic journey with us.

As you’re framing, I had an idea to leave room for conduit to go from attic space to where you have your grounding rod and/or where you’ll have breaker box. Just in case you want to put solar on the roof of your house at some point in the future.

Tip. My son bought a house and he is rebuilding/renovating . This house was build in 1970 , and he putting in motion sensors in all the hallways, toilets, garage, staircases and in the playarea for the kids.

When you move the stud over 1 1/2" then cut a stud 3" shorter and nail it to the stud you moved over holding it up above the bolt 3". Then you still have a stud to nail your OSB to.

Quite the first time build! Love the ideas for the "3rd" story. I had problems with my anchor bolts, even though I put EXACT measurements on the print given to the concrete guys. 2 were 4" off ending under studs and another was 1' off from the end of the garage door opening. Drilled one nearer the end wall and just straddled the other 2 with additional studs. Thanks for sharing

Adapt and overcome you have it down as no project is without issues. Also yes the strapping is critical especially at the top rafters to secure one side to the other at the ridge beam. 2 straps at the ends then every other rafter will greatly increase your wind load strength.

Move the stud and then nail another stud to the anchor free stud to give you 16 inches on center.

Where is the center of gravity on the lift. How long is the cantilever. What is the sum of the moments? Fortunately the Good Lord looked after you per Gomer Pyle. Instead of cutting off the anchor bolts, just double up on the bottom plate in that area, your stud layout can remain the same.

Well Jacob, I can see it would be next to difficult to incorporate a window in that wall with the structure needed for the 21" beam. Are you having fun? I know I would. This is some fantastic framing. All I had to do was wait and there you are explaining to your son how you will install windows in that exterior wall. I am watching this episode here now it is almost 10:30 pm here while in Arizona it is almost 1:30 pm.

While I understand your annoyance at the anchor bolts, and either decision is perfectly fine. Wedge anchors have never failed me in any given situation and I have built in high tornado zones often enough to swear by them. Hopefully it is not something you will have to deal with too much, but regardless both solutions are viable.

Where the lag bolts were in the way of the studs you could have just laid down another bottom plate on top of the PT one and adjusted stud height accordingly.
