I have searched many projects on the yamuna expressway but no project is like Ace Terra. Location is very prime and exact opposite to new film city. Gaur and Ace properties have captured the market and will soon become the prime destination one day which may be within next 5 to 7 years. Guys, just wait for the operation of Jewar airport and whenever the first flight takeoff, you will see the result as then this will become eye catching for many IT companies, industries, malls and for different builders.

ACE is builder is becoming really greedy these days ….. they aren’t allowing resale in parkway and starlit … because they want new investment to come to Ace terrra … this project too is at least 33% overpriced … at least basic infrastructure aane dete tab itna rate justify hota … abhi aap toll deke poch rhe ho uss jagah pe itna rate doesn’t make sense … also now market is going 2008-2012 wali situation … big launches at higher price and small player claiming themselves to be big … few points about ACE what I have observed 1. Very arrogant staff they behave as if they are big real estate company of the country just they gave made one or two good looking projects only time will tell how good they are but they want to cash in the image really soon 2. High loading 3. Just go and check construction quality in ACE Golfshire in sector 150 and See ace platinum. In zeta Gr Noida 4. Insane pricing ( Kher wo toh ab sab kar rhe h…😅 ) 5. ACE and Godrej ka joint venture ka project hai Godrej golf links …. God knows why that project is stalled … even when construction seems to be completed. 6. Noida market me Har 5 me ek nya king apne ko claim krne aa jata h … no consistency in this region …. There is no DLF or prestige kind of developer for this region. 7. Honestly for an area to get developed you need to give land parcels to those who can bring infrastructure.. not just building flats blindly 8. They should have given land to DLF kind of developer who can bring in offices and corporate first then flats and investing would make sense. 9. Overall it’s just hype market … people are looking for home for their families within in 4-5 years should refrain from here … 10. YIEDA might be good after at least 20 years from now. Trust me on this … first go by yourself just don’t watch videos on YT .. and you get what I’m trying to say

Hi all, Just to inform you that those who think prices of Ace Terra is too high than want to update you all that same thing was said for Ace Divino and Ace related other projects but Ace play the role of price decider in the available location. Please check the history of Ace projects and than invest in the project. Talking about the yamunna expressway prices than ATS allure is now standing at 7000 which is a old project and Ace launched at 8000 which is a reasonable price. Also to update, by following Ace project prices, many builders also increases their project prices by 1000 to 1500 whose name are Nimbus, Golden I, Gaur, ATS allure and many other projects.

The current pricing doesn't seem justified, especially considering it may take at least 10 years to reach full occupancy. The area is still awaiting the influx of white-collar industries, and blue-collar workers struggle to afford even its rent. Consequently, any appreciation in value over the next five years is likely to be minimal, if not zero, given the already high prices and the influx of lots of upcoming projects with advanced technology and layouts. While land prices will continue to increase, investing in land like plots rather than apartments seems more promising in this area, especially considering the imminent launch of many more projects with better amenities and better layout, surpassing the demand than the similar generation of jobs.

Sorry to say Sir but this is your perception. I have personally visited on the allotment day and have seen 90% approx investors. I am also an investor and searched for property there thoroughly but Ace Terra is fantastic. Location is very prime and will give you approx 3x returns in future. This is mine analysis but you can decide as per your judgement

balconies are 9 feets and 7 feets like deck. as per rera rule, any bolcony above 4.11 feet is considered as FAR, so if any builder give wider decks, its carpet has to shrink in compare to super area. if ACE has been given 4.11 feets balcony its loading should have been reduced from 44% to 41%
