An awesome video. I am from Amherst, NY and have gone to the Eastern Hills Mall all my life, since it opened in the early 70's. It is sad to see the demise of the malls in this area. Yes we have the Walden Galleria, but many of us have always preferred Eastern Hills Mall and the Boulevard Mall for our shopping. I miss Macy's and Sears, but I'm glad that they are re-inventing this mall as it is good for my area. I love online shopping, but miss the days when going to the mall was a big event - those days were great.

Boulevard was dying before the online shopping exploded. That's because the food court was replaced with Dick's because they didn't wanna be neighbors with Lasertron.

Interesting tidbit... Coming in off transit road is actually the "backside" of the mall, the front side is on the food court/Macy's side. When this was built it was designed to have an outter loop of an interstate for the city of buffalo and was going to have its own interstate exit to enter into it, which is why it looks kinda weird from the transit road side

I DID NOT KNOW THIS AHHH WHAT THE HECK THATS CRAZY
@robertpreskop44256 жыл бұрын
BraaapAttack parts of that outer belt interstate were built in the early 70s the first segment was the LaSalle Expressway in Niagara Falls and segment at the opposite end was the Mile Strip Expressway in Blasdell. However the rest of the highway project was scuttled and dedesignated right after the proposed Lancaster domed football stadium was killed dead.

I don’t think they’ll end up like other dying malls in the country - they have the advantage of being near Canada and they’re in a really nice area of buffalo. It might take awhile and it will never be the same, but I think they will find a way to rehab it so it doesn’t end up unused or abandoned.

You gotta admit it was funny that Sears at Eastern Hills stayed opened longer than Boulevard Mall. But then that was all Dick's Sporting Goods' fault.

Also, the main court and the food court section aren't original, they had upgraded them back in the late 90's early 00's. If you notice the floor on both wing, you'll see red tiles going in a zigzag pattern, that's because on the ceiling, there use to be red neon lights following that same pattern.

I was just at this mall yesterday. There are a handful of new tenants, with the BFLO store being much larger and basically an anchor now. But overall, it's still a sad sight. What you said was "80% occupancy" is probably now more like 50%. The only real reason I go is for the three "flea market" type stores: What's In Your Attic, Niagara Emporium, and Vaughn's Collectibles (formerly known as Rising Sun)

I love Eastern Hills Mall. It's a fantastic "walking around" mall, lots of antique stores and quirky local businesses, and the only exotic pet store that hasn't been investigated. It's *right* on the line between a living mall and a ghostly dying one. A very liminal space.

This is amazing, such a well thought out mall with plenty of parking in a relatively safe location, a few miles from Buffalo Niagara Airport, less than two miles from the I-90 Thruway exit, in the middle of a good demographics, Amherst, Clarence, Williamsville, Lancaster. Amazon, Wallmart and Target are too much for malls unless the malls incorporate these retailers. Eastern Hills should see if part of it can be converted to an Amazon distribution center with retail outlet and then approach Amazon with a formal proposal. They already have a Lancaster distribution center. Just a thought.
@CrowdfundingHell7 жыл бұрын
You're right - certainly not a dead mall, but one on life support. Something that bugs me is the almost obligatory blame being given online shopping for malls going down; it's too pat an answer. While part of the decline is attributable to the internet, the majority of it can be traced to the fact that the customers near a mall have generally aged in place, with the younger generations growing up and moving to greener pastures in other geographic areas. It's a trend I began noticing in the late 1980s, and it has been slowly accelerating since.
@questionablehag7 жыл бұрын
They blame online shopping when they should be blaming market saturation. This mall has 2 more malls in under a 9 mile radius.
@billtooke66425 жыл бұрын
I guess, but I wouldn't say malls are happening in Phoenix or Tampa or Charlotte or San Antonio Malls are dying the same way TGI Fridays is dying. People are rejecting commoditized suburbia. You are right that the folks keeping malls or Applebees around are boomers who will die off. Then the burbs will be a wasteland.

I used to live near this mall many years ago when malls were crowded and being built everywhere. It's curious how malls like this now try to hang on when, like you said, we know and they know it will eventually close, all the while bleeding out cash. A good example of this curious methodology is Sears/KMart- it's over for them, they should close every store and cut their losses. I realize there may be good reasons for hanging on, like inventory reduction, leasing issues, etc.
@robertpreskop44256 жыл бұрын
Mike1614b Both Sears and K Mart are going to be out of business in a few years. You just cant keep losing money quarter after quarter. The losses rapidly add up. Bon Ton is also in grave trouble.
@sluzardo58796 жыл бұрын
Part of the problem with trying to revitalize a dead mall is that even if you can get a burst of people to go back in or get some regular foot traffic going again people feels the energy of a dying mall. Walking around and seeing shuttered shops and a half deserted feeling does not provide enthusiasm to return. Especially if the Mall had a glorious past. So it is a Catch 22 because in order for the Mall to be full of stores, there has to be people, and in order for people to feel good about going they have to see a full, lively Mall. When these Malls were new everyone was on the same side. The Mall was almost full to occupancy, there was not past to compare it to, and people kept going as the floor traffic increased more and more. There were no thoughts of failure because all Malls succeeded in the Hey Day of Malls and the shopping experience.

I have so many memories with my mom in this mall. We still take walks in it up to today, we always have. Ever since I was very little we would hang out here and have girl time. I remember when it was busy and bustling. Even up to 3 years ago I was shopping at American Eagle for my school clothes, 5 years ago I was in Aeropostale. It’s been very depressing to watch the decline.

My uncle used to take me here almost every weekend in the late 70s. We'd enter through Sears. Then we would go to Ulbrichs, then the toy store, then Spensers. We'd then hit the arcade. When we were done there, we'd eat at Roy Rogers. Then we'd end our trip at JC Penny's.

i hate when the news tries to say its online shopping killing the malls. thats not the majority of the reason. hardly anyone buys clothes online. i know no one that does. and most stores in the malls were clothing stores.
@SpearM30647 жыл бұрын
Right on! I've said it myself: Despite how big Amazon has become, online retail still accounts for only 10% of sales, and it hits the big-box stores more than the specialist stores found in malls. The reason the big anchors like Sears and Macy's are having issues has a lot more to do with bad management decisions (failure to get rid of old stock to make room for what's trendy the way Target does, for example) and over-retailing (too many stores in one area). They blame online retail because it makes an easy target to distract people from the bad management decisions. There are types of retail where people will always go in person. For example, you've undoubtedly noticed that one of the last stores in dying malls is almost always Bath & Body Works, right? And it's always got a few customers even on the worst days. That's because there isn't a smell-o-vision dongle you can plug into your computer's USB port. People who are searching for new lotions or shampoos or soap or candles can't smell them over the Internet, so they don't know they're going to like the fragrance unless they've bought that brand before. So they have to go in person to find a new fragrance that they like. What struggling malls should do (IMO) is try to bring in more experiences: Hair salons, restaurants (not the usual fast-food fare found in most malls), and other things you can't do online, to back up the retail stores. That's what the so-called "lifestyle centers" are really about. I think "lifestyle center" sounds a little pretentious, but it works.
@bigkahunaburger51857 жыл бұрын
I'm interested to find out what you think the problem is. I think online shopping does play a big part because not all mall shopping is for clothes, but people are starting to buy clothes online. Also there is too much supply. Malls were being built like crazy in the 80s and 90s, but the Great Recession took lots of wealth from the middle class. Who is now in a hurry to head to the mall and drop hundreds of dollars? Supply and demand causes booms and busts periodically.
@zyber97 жыл бұрын
I like to go to Bath & Body Works just to try and smell the fragrance in the store. To me the last stores in dying malls is almost always Bath & Body Works and Spencer's.
@xanseviera7 жыл бұрын
I hate buying clothes online too. It's really difficult to find clothes that suits my size, I prefer to go out shopping and try the clothes. We can't do that through online, and then all the fuss to return back the clothes if it didn't fit really bothers me.

This mall reminds me of Golf Mill Mall, in Niles, IL. Which has a lot of non-traditional mom and pop stores, to make up for sometimes the lack of certain chains being there. Though amazingly, all its anchors remain for now(JCPenney, Ross, AMC 12 theater, Sears, Target, Kohl's, Value City Furniture, and it's soon getting an Ulta). I wouldn't be surprised if it starts to lose some of its anchors(namely Sears and Penney's, and perhaps also Target are what I suspect would be most at risk of closing), in the next few years.

And what was once the MacSolutions store for Apple products is now, believe it or not, a small church. Yep. A church inside of a mall. It was obviously closed yesterday, but you could see the chairs, stage, etc. through the glass doors. There were some signs and business cards outside of it directing potential visitors to their Facebook page to watch live services.

The mall intrigues me, I live in London and we're on an in-between of whether the shopping city (that what they are called here) will die or live. My suspicions tell me that although the mall isn't as vibrant as usual, it should still survive. Since on a Thursday at 2pm during term time, or during a semester, the mall is doing ok.On the other hand I don't see why humans want things to stay the same, if that were the case then humans wouldn't have come from creating the wheel to the latest invention. Also I'll come in and give the mall materials a new home.
@markvolpe23056 жыл бұрын
And a year after this was filmed, this mall lost 2 more of its anchors (sears and the Bonton) only leaving JcPenny's as it's only anchor. But the mall is going to stay as is for a couple of more years because the current tenants aren't ready to leave yet.

The problem with Eastern Hills is its proximity to other malls in the area. 8.5 miles to Walden Galleria - the powerhouse of Buffalo and 7.5 miles to Boulevard Mall. McKinley mall is also in the area servicing the south towns. It's just too many malls to be sustained with the current shopping patterns. Why would I shop at a mall that has hardly anything when I can go to the Galleria?

True about Galleria but there have been rumors about Boulevard and McKinley being on life support as well. Fashion outlets in the falls is where its at..super nice.

QuirkyGirlGabbing Boulevard Mall is dying and struggling and it will get even worse when the redesign and redevelopment of Northtown Plaza is completed. Boulevard Consumer Square already siphoned a good number of tenants from Boulevard Mall.

I used to work there (KB Toys)...and when I didnt I used to try and hook up with the Asian ladies(Failed Hilariously) who would come in from nearby Amherst and UB

Still open somehow even though now it’s like 50% occupancy at best. No food court anymore either and all of the fountains are empty

Yeah Macy's and Dave&Busters leaving kinda killed Eastern Hills. I blame Macy's more for liquidating Kaufmann's because they did the same thing to the McKinley Mall. Can also just blame the Kindle: bookstores were HUGE anchor locations for both Malls. Also good call on saying it was a Halloween display. I'm not sure but I THINK this area housed FrightWorld (local Haunted House thing hosted in October) for a few years.

So I went here once about 5 years ago to check out Oogie games. At the time it was one of the weirdest and deadist malls I'd ever been to. It was mostly devoid of stores and a lot of the lights were out. So many in fact there were entire sections in darkness. It was a creepy, empty mall back then. Doesn't look much different now. It's always stuck in my mind though for some reason. Thanks for the vid.

Are you referring to the center court with the lights out? I think they're doing it to conserve energy because I was their recently when it was half lite one time and fully lit on another day.
@4looming4 жыл бұрын
@@markvolpe2305 Yea I'm pretty sure it was the center section.

K Mart is pretty much done for it. Both Target and Wal Mart have killed it off. Sears is also on life support.

I don't know if this is correct; but I think I read about something somewhere that this mall opened in 1962 (and probably was Buffalo New York's first post-war enclosed shopping mall).

Not quite, you're thinking of Boulevard Mall. EHM was early '70s. Not too far behind. . . .

Unfortunately, quite a few stores left since this video, also a couple came and expanded or are in the process of expanding.

I believe sears is gone. There are a lot of antique shops though. And the gaming center is closed now too

I used to live about 5 minutes away from there. I would only go there to eat at Duff's every once in a while but never bothered to venture anywhere else around there. The Galleria and Boulevard Malls are much better malls.

I find it ironic that the big chain mall stores killed the mom and pop stores and now the mom and pops are taking their place in the mall

Sears ''Holiday blowout!'', well, it's a refreshing change from ''Store closing sale''... Which it actually is. When the inevitable happens maybe they should try to do this with it: kzbin.info/www/bejne/kHuznGOjhctrqKM A flea market in a mall - but Fast Eddie Lampert will probably want too much for the empty space.
@dr666demento7 жыл бұрын
I hadn't seen that part when I wrote the above, but that's what's going to happen, when an anchor dies (Bon-Ton's pretty sick too) another one's not going to replace it.
@dr666demento7 жыл бұрын
The problem is Ikea, like Walmart and Target shuns malls. I doubt Sears will survive 2018, JCPenny and Bon-Ton are nearly as bad off. As they all shed stores, something's going to have to be a draw to replace them. Either an antiques-oriented flea market or a bazaar- style one, like in the video I linked above. The only other alternative are schools or churches, both of which are problematic.
@dr666demento7 жыл бұрын
There were both Walmarts and Targets attached to malls in the past, but typically they would vacate for a freestanding location ASAP. If there's any Ikeas in malls it's very few.
