This is absolutely important that people looking to buy land in Ghana contact BOTH FAMILY AND CHIEF. The chief is the land custodian and the ultimate power person. Families sit on land for decades and think they own it but they usually don’t.

I am building and no one came for money. No land guards. The local youth go to the site and work there. Carpenter and steel bender and labourers are from the local area. Farmers plant corn and cassava on the land and harvest it. Local youth clean up the land and building. I wm not Ghanian. I am Jamaican basedin UK

What ever they are saying about harrassment is in some particular areas. It is not every region. I have never experienced it in Koforidua and Tamale.

Countries should be careful selling their lands to foreigners from wealthier economies. Especially African ones that have already experienced colonialism. This is just that, again. Investment is good but only if it benefits the locals and doesn’t disappear back to the States...or China. China is working on owning the entire continent through infrastructure project loan defaults.

Bro. What you guys are talking about is only happening in Accra not in the other Regions. So please be specific with these land litigation issues.. I bought some acres of lands in the Asante Region from different locations. No problems and it’s been there for years.

Completely outrageous comment , can you not see what is happening in Aburi, Kpone, Prampram and Akosombo area near the famous bridge? The good money is on these areas, and as the middle classes grow here and from diaspora, they begin to look for quality and stress free environment which Accra does not provide. Industry is also shifting towards that corridor, Tema to Ada generous land endowment . soon workers will be living in Ada and commuting to Prampram daily for work. The nation only need to upgrade its rail and road transport network. This will happen in my life time , may be not yours!

These issues of multiple landlords showing up every now and then has become the norm in Ghana now, it’s never going to end, it’s been like that even before independence, unless the government do something about it. No possible though.

It depends on which region you bought the land.If it is in the Greater Accra area the possibility of you facing problems like multiple owners saying they have the same land is very high.You don't really get many problems when you buy land in other regions.

It’s a hostile environment run by savages. It’s ok for visiting but doing business there you need connections and give bribes and if you are lucky the local workers won’t steal from the business

If you use a good real estate lawyer you will be fine and that holds true regardless of what country you're in. The problem is, too many folks deal directly with the seller without using a lawyer and that's a no no.

One of the reasons why don't want to travel to Ghana is how they treat African Americans who try to purchase land in Ghana. The government allow Non-Black people to purchase land and build and they never take advantage to those people. They are so dishonest which is such a turn off.

The government has nothing to do with it. These issues are caused by individuals. The government can help put law and order in place to make land ownership a straightforward forward process.

Until there's a major real estate development or a major amusement park development in the area, i don't see these beachfront properties appreciating anytime soon. Ghana is not Miami. What works in the US may not necessarily work in Ghana. Long term, yes. But not in the short term. At least not in my lifetime. When it comes to investment real estate, it's only in certain areas of Accra(the Cantonments, the Osu, the Airport areas, East legon, Dzorwulu etc etc). The rest will later catch up, but not right now.

Unfortunately, there’s no land available in these areas, and majority of clients cannot afford these places, so I’d rather invest in places that are not too far from the airport and make profits all the same.

@@estherofosu8840 i agree. It doesn't have to be the areas I've listed. But equally not those beachfront areas. They're in the middle of no where in my view. A studio size apartment selling for $85k at Cantonments or airport areas is still way better than a 4 bedroom townhouse in a beachfront area selling for 250k-300k. The studio unit will rent everyday. Can't say the same for the beachfront property
