Thank you for your videos, really helps understand the concept better, especially with examples.A quick question: If a Broker dies or is suspended and the sales agent is in the middle of a sales transaction.What happens next: Does the sales agent continue with that listing and finish while he is applying for another broker or terminate the listing agreement with the client

That is a great question and the answer really depends on your specific state law. Each state is different on how the transaction proceeds...

Wouldn't a broker want employee's over independent contracts? They have more control.

As a broker there is no way you want employee's. They are expensive compared to paying them as an independent contractor.

One question I had was: a brokerage must provide the agents with… one option was A. A office space. Are brokerages required to provide one?

I'm studying for my Oregon license. In Oregon, is the Designated Broker called the Principal Broker? And does the same rule apply regarding the listing contract? In other words, as a new broker (associated broker), when I get my first listing, the listing contract is between the homeowner and the Designated Broker and when I sign, I will do so on behalf of the DB. You made it very clear. I just want to make sure the same applies in Oregon. Thanks for your channel and instructional videos. I've subscribed.

The answer is yes and i don't know... So, as far as the national side of the test goes, it is as I've layed it in the video. Now, on your state side of the exam, I am not familiar enough with Oregon law to answer so make sure you hit that part really hard. However, terms like designated broker, primary broker and principal broker are terms used interchangeably

I just want to make sure I have this correct; an associate broker, agent, and licensee are the same person, yes? But an affiliate broker is another broker that is in some manner affiliated with the managing broker. Is that correct?

One of my test asked if a sub account for the broker’s trust account with check books is enough to protect the broker. Is that enough protection for the broker?
