I think this is great. I have a private bedroom in my house that I have had guests on airbnb. One is a traveling nurse checking in on Friday. They are sharing the kitchen and 1.5 bathrooms with me a quiet non smoker. So far so good.

Great video. We have been hosting since 2012, back in the days when Airbnb wasn’t so big and competition was small and guests were a special kind of person. Now everyone is a host and guests are different. Oh how I miss the old days :-)

Wow you made a lot of money with just one room and then 1 house. I wish we had started way back when you did! We’re almost 3 years in and for the most part loving it! I own 2 of my 5 properties and co-own the other 3 with my daughter! The 5th property we’re just getting ready to list which is a 5 bedroom/4 bath waterfront property! We’re happy to move up to a luxury property where we can really make some good money!

It was very interesting seeing the numbers. And I was living in the apartment so house-hacking. Loving your journey and how you have your family in it as well. This is my year of growth as I'm listing three properties in the next 3 months. What was your biggest lesson during your journey?

@@TheHostingJourney My biggest lessons are these: We like buying a variety of different size houses. Some big and some small. That way we can take care of almost any group size. And the smaller houses were easier to rent during the pandemic. Now today the big houses are doing great again! Don’t just stick to listing on 1 platform. The first year I didn’t list on VRBO and I should have listed with them ASAP! We are loving VRBO and our large houses are very popular with VRBO guests! And to boot we haven’t had one single issue with any of our VRBO guests. We love them! For the cleaners we learned giving them a list of what they need to fo helps. Pay them very well! (We pay them at least $30 an hour) If possible have 2 washers and 2 dryers in each property. It’s not costing a lot to add a 2nd set in each property and it speeds up the laundry. We HATE laundry. We wish could throw the sheets away between guests but that would get pricey since we provide 100% cotton sheets. And speaking of sheets we have learned to just get 100% cotton sheets for our properties. Some guests hate microfiber sheets and get to hot using them. Yes 100% Cotton sheets are a bit wrinkly but at least we know that guests won’t complain about them. We have learned SO much over the years! I could go on and on LOL

@@tracy3066 My go to sheets are Target Threshold Performance Cotton (NOT ORGANIC). I like to bulk purchase in January and August (back to school) since they go on sale. They're about $40-60 and totally worth it. I HATE microfiber. I understand about laundry. One of my first cabins for Eveland 2.0 is going to be 4 bedrooms and 3 bathrs.. The other two cabins are 2 bedrooms and 2 bathrooms. While in Puerto Rico we offer a 1 bedroom.

You are too cute! Love your honesty & character in the extensive experience, especially starting out myself...Have been thinking about doing this for years & preparing for it for years. (I've got 72 rolls of TP, min. / 3 sets of sheets per bed / quick-dry linens --Euro-style Turkish towels, etc.for each of the private baths). Just what I needed to hear "wearing a bra" esp. after the pandemic...Again, you seem like an amazing host!

How do you feel about someone having keys to your house? Particularly when there are other units in the house with long term tenants. (eg for a 3 family house) It is standard in rentals to rekey for a new tenant but since I can't do that so frequently..... Thoughts on handling that?

There was a lady on Netflix who has an odd similarity to you and your story. The show is Worst Roommate Ever. She kinda looks like you. She would have roommates to help pay for her mortgage and she ended up losing her house because a squatter moved in. His name was Jamison Bachman. I don’t remember the lady’s name though.

I'm doing 2 rooms with queen beds a TV with sliding mirror closets. The 3rd bed room I took off the door and turned it into a tv/office room. It has a desk, TV and wireless printer. I ran into a jam and had to replace my driveway ($5200). I wish I would've just prepared 1 room at a time then I'd be up and running until the next is ready. Any suggestions I'm kind of scared but I'm pushing forward. I'm scared because I'll be about 3k in c.c. debt and not sure of the outcome.

@@TheHostingJourney By room. 2 rooms upstairs. The 3rd bedroom I turned into a office/ media room. As far as market research all I did was compare prices in a 5 mile radius of where I am. My spaces are in my opinion far superior and I want to price 10% more than what's around me. I start on the 20th. I hope this works out.
