It's one of those things you have to see to believe but low and behold, we have AirBNB owners slashing their prices by 50% and the units are still vacant! This will spell disaster for the housing market soon if these operators cannot make a profit. You say we don't have a enough inventory on the market? Just wait until these short term rental operators are forced to sell or rent long term.

Because so many people overpaid for homes even while loan rates were low, I believe there will be a housing catastrophe because these people are in debt. If housing costs continue to drop and, for whatever reason, they can no longer afford the property and it goes into foreclosure, they have no equity since, even if they try to sell, they will not make any money. I believe that many individuals will experience this, especially given the impending mass layoffs and rapidly rising living expenses.

I started using Uber because it was less expensive than a taxi. This is no longer the case. I started booking Airbnbs because they were less expensive than a hotel. That is no longer the case. There seems to be a natural evolution of these alternative-to-the-establishment companies. They always start off on the side of the little guy, providing a cheaper alternative to the behemoth corporations.......and then people start getting greedy.

I think the novelty of AirBB has ran its course. I’ve stayed in over a dozen of them in my travels over the last few years. My partner insisted we use them over hotels. They are definitely hit or miss and when they miss, it’s BAD. Ruins your vacation. From now on it’s hotels only us.

That and I think we kind of figured it out- turns out that the great business master-minds of the past 20 years weren't really so much smarter than everyone else, and not only did they not earn their countless riches handed to them from mommy and daddy, they just happen to have a few mil laying around during the time of 0% loans and now that that fantasy is over, they are revealed to be a total house of cards. And we have no choice but to ride the economy that they crashed with them.

They can be useful if you have no standard but to save money. I have had mostly decent experiences with rooms in a house that the hosts actually live in. The prices are usually $40-70/night, so much cheaper than hotels. Works good enough as a solo traveler that doesn't always want the hostel experience

We went to buy school supplies a few days ago. $7 for a pack of post-it notes, $12 for a generic 3 ring binder. We are in trouble people. Still bought it because my kid needs this garbage. Safe travels Michael

I always buy my yearly calendars and usually pick up one of their cheap calculators at Dollar Tree. Was at one near me last week with no problem getting what I wanted. Yesterday that same store was closed with a sign that said "temporarily." Another sign of the times? Scary! As I was leaving a 40-ish guy with four middle school - high school age kids showed up and was visibly upset the store was closed.

my last airbnb got filled with cigarette smoke from the unit down below, stayed there with my 4 kids and wife for 5 days, the train went by twice every night and a broken sprinkler spilling water higher than the Bellagio at 2am, NEVER AGAIN AIRBNB

I have a short term rental condo and my cleaning fees have gone up 50% in the last few years. The cleaning co. hardly cleans good and sometimes they don't show up. I pay $110 to clean a condo after each stay... I have to pass this fee to the customer. Some renters don't understand that this is not my profit but goes straight to the cleaning Company. The cleaning co tells me they have a hard time finding people who are willing to clean condos.

Remember the days when Airbnb was about staying in someone’s home! It was as terrific - got to know the locals and the culture and wonderful places to go. Like an extended family. The adventure and fun is gone - just 4 walls.

They are just trying to prevent guests from taking them home, so that they can refill/reuse for future guests. It’s a preventative cost-cutting measure

For some reason, we have this mindset that if something isn't "digitized," it is somehow outdated, inefficient, and obsolete. EVERYTHING has to be electronic to some people. The digital license plate made me think of a conversation I had with someone a while back. A person I know knows that I love to read. So, they asked me why I haven't gotten a Kindal. My response was what the heck is wrong with paper books?!!

Hey Michael : I used to live in a condo community called Southern Pines of Winter Garden, Florida. I have available rentals in there as one of my hotsheets. It's an investor's dream. They have resort style amenities, an awesome location, and they even take Section 8, for crying out loud. Anyway, they normally have a line around the block of applicants begging to get in there. Currently, they have really nice 3/2's [3 of them-2 downstairs]; collecting cobwebs! The owners won't budge on the rent ask. They are getting killed every day they sit empty. I LOVE IT!!!

I've noticed hotels are starting to slash prices too. Stayed at a Hampton Inn yesterday that I booked online for $88 (taxes included). Usually this chain for 1 person would be around $190- $225 per night.

Every hotel basically that we stayed at along the road, we got very good deals at. Staying in the suites for 150 a night on average.

@@MichaelBordenaro We are going on vacation in Cape Cod last week of September. Friend of ours got us an airbnb because he is the accountant for the owners and i guess they owe him favors lol. Originally we were planning on renting hotel room, which actually are alot more friendly and not expensive at all. Previous airbnb owners removed AC from windows even though it was still hot as hell outside in October, that did not go well with my husband. Next day the AC units were back in the windows. Better off staying at hotels, consistent, cheap, 24/7 drinks downstairs in the bar/coffee shop for free, free everything you can eat breakfast. Cant beat that.

The Air B&B room will advertise say $ 200.00, per night, but when you go to book they add upwards of $75.00 a day cleaning fees, then taxes and booking fees. Hotels are a better deal most of the time.

I used to rent cabins in the Smokies and they did the same thing. Quote you a per night price, then take on a stupid high cleaning fee, an owners fee (whatever that is) and tax, and if you have a pet a high unrefundable pet fee, it pushed the price up quit a bit over what you were quoted. Sites like VRBO are some of the worst now. The fees they add are insane. I no longer do this.

I’ve never used an AirBNB simply because even though I’m a thorough reader, I straight up don’t trust AirBNB hosts. Especially now as things are getting tight, I don’t trust them to not tack on weird fees just for an extra buck.

Family from up north told us today they found a discounted AIRBNB in Sarasota ,FLA . 4 weeks starting the third week of November. 4 weeks, luxury gated resort , 3 bedrooms, heated pool,spa and on the beach.. One month ago they wanted $5,500. Yesterday, the same condo owner dropped the rent to $2200 as they had no snowbirds wanting to rent for the winter months.

The American consumer debt picture 12.5 trillion in home debt 1.5 trillion in student loan debt 1 trillion in credit card debt 1.5 trillion in auto loan debt Not counting medical bills or other payment plan items No small wonder AirB&B is a bit lean right now.

I have 250$ in dept. I overdraft my account. When my overdraft protection is paid off I transfer all my money out of my account. Overdraft then transfer my money back. It's the only open line of credit I have to help my credit score. I dont buy anything unless I can pay for it so I'm not in those numbers 😂😂😂

The number one reason I dislike Airbnb is the cameras. Its one thing if you're on camera at a hotel because the security sees hundreds of faces and gets paid to monitor the cameras. An Airbnb owner is just nosey and worried about their investment...so you know theyre thirsty for every second of footage and probably audio too which may or may not be legal. Its just plain creepy. Same with small apartments and some creepy landlord.

I just saw a listing on Zillow for a house in Tamarac, Florida (A suburb of Fort Lauderdale) for almost a million dollars. My jaw nearly hit the floor, because there is no way a house should be selling for that range in Tamarac. It looks like some foreign investors bought for a quick flip and now they're struggling to sell it.

I remember days when Tamarac wasn't even considered an option if you live around Miami. It sounded like a swamp. $1 000 000 for a house there ? I hope they lose a lot of money on it. Greedy out of state people made unaffordable our Florida housing market for locals...

I don’t think they were trying to sell their shampoo and conditioner, that was their polite way of telling you. If you take it home with you. They’re going to charge you $25. 😂That’s why at Disney World they have all the shampoo and body wash locked up in the shower. Even at the deluxe resorts. I used to work at a resort, and the amount of stuff that people try to take home with them for free Is ridiculous. I stop using air, B&Bs, because all the fees are outrageous. I would rather stay at my favorite hotel chain, And collect my membership points. Plus get a free breakfast. The last time I stayed at a residence Inn by the Marriott. I got a full kitchen. A nice updated room, maid service, and they even had free hors d’oeuvres around the pool from 6 to 8 most days. $125 a night. Signed me up!

Hi Michael and Lisi, It’s very sad what the government policies have done to destroy one of the most beautiful cities in USA. I don’t even go to San Francisco to visit my relatives because of the theft and filth on the streets. Market Street has lost many stores due to theft and homelessness. It’s heartbreaking 💔

Was in SF 4 years ago. Rental car got towed and it cost $750 to get it back 2 hours later. Not cool 🙂. Used to love SF, but not going back.

Other issues besides the price... I stayed at one recently and the neighbors hated the fact that this house was being rented as a Airbnb (understandably so) If you stepped a foot over the property line (which wasn't clearly marked) they would send the owner an angry message. It just added a level of unease...

Depends on the area . Areas that attract a lot of tourist are fine . Suburb areas went down cause most don’t allow parties anymore

Homebuilders are taking it on the chin. They wouldn't be dropping prices and offering 4.25% home mortgages out of the kindness of their hearts and if Buffet tells you he is buying he is usually selling just like he said he was selling Airlines and some banks right after the 2020 crash and we went straight up. He was buying.

In regard to the digital license plate. If it's connects to WIFi the DMV could send a signal to the plate that turns it BRIGHT RED when your registration expires 😂😂😂😮😮

Usually they only charge one cleaning fee for the whole stay. In my opinion, if you do not need to stay for a week or longer, it does not make sense to stay in airbnb.

We paid $1k excluding taxes for 2 nights in Poconos Airbnb last month for 10 people. Definitely not worth the price. One could buy a house there for $200k. They had cheap dollar tree liquid soaps for dishes and bathrooms. They claimed 5 bedrooms and 2 baths but in reality half of the house was in the basement with mold everywhere.

Sellers are thinking that interest rates will be coming down to zero again. So they are holding properties until that happens. They are going to have to learn the hard way.

Right.. they are just holding for the interest rates to come down but fed is walking a very tight rope this time. Next time it will not be inflation but hyperinflation that they have to deal with. It will get ugly either way

People do not want to sell their house to move up or downsize because they do not want to give up their 3 % mortgage for a 7.5 % mortgage.

Michael is correct, the Air BnB market on my turf is saturated. I own a clean and renovated 2/2/1 with a fenced yard about 1 mile from the beach in Hudson FL. I gave the STR business a 4-month trial run and quit. After paying the insurance, taxes, utilities, fees, and cleaning I was no better off than a LTR. Fortunately, I have strong hands (my house is paid for) and the support can be a hassle. 80% of my guests were great, 10% found something to complain about and 10% were looking for a free ride. It was an interesting adventure and an education. At the moment I have a Visiting Nurse and family there for a 16-week stay. They are nice kids and good tenants. But I plan to go back to LTR when they vacate. For what it is worth?

It seems like real estate might be starting to change. I watch a few markets very closely via Zillow every day sometimes multiple times daily. Today, I noticed more new listings and more price cuts showing up throughout the day. It could be an anomaly but I'm cautiously optimistic that prices will continue to fall and inventory will rise.

Me too. I watch it all the time even though I own. Also seeing price cuts, but SCARY part is investor-bought homes are just SITTING with no takers, STUBBORNELY REFUSING to drop them. They are refusing to accept NOBODY is going to buy an ugly "updated" place with bad work, no permits pulled, definite hidden cover-ups, and code violations for $200k MORE than purchase price. Not yet willing to accept REALITY yet. People are opting for motels, shacking with family and the streets over being ripped off. So hold tight-it IS coming. You be stubborne right BACK, eh? 😂❤

@MichaelBordenaro I think this is the 1920s repeating... I think we are repeating the 1920s crash. See..its exactly the same as today.. "Several factors contributed to the 1920s housing boom and bust. Rising incomes and improved credit availability led to more people buying homes, which drove up prices. At the same time, speculation played a role as investors and construction companies began buying properties intending to sell them at a profit. This created a self-reinforcing cycle in which prices continued to rise. Eventually, however, the housing market reached a point where demand could no longer keep pace with prices, leading to a sharp decline in values. This led to widespread mortgage defaults and a wave of foreclosures, exacerbating the problem and causing the housing market to collapse. Putting price tags on commonly stolen hotel items is reverse psychology so people dont steal stuff. Also gives prior consent to charge credut cards if people take stuff.

Extremely stupid since they have to throw out any opened containers, even if you only used the shampoo once, which is wasteful. And since they have no way of knowing if you did or didn't open the bottles (unless they have in room cameras...) they should just include the cost in your already overpriced room bill, and not cause the ill-will feelings they are creating in their customers over such a small cost item! They should nail down the TVs...but not sweat the small items!

My thought as well. Better read the fine print. They do it for stocked drinks so why not expand the idea. I can't blame them but as a customer I would be suspicious. Most hotels are using full size now and locked down in the shower or on wall. It's a great idea. Reduces lots of waste.

I’ve used airBnB a few times. But in my experience, who wants to clean and worry about all the rules when in a hotel you have little rules as long as you act like a human being and they pick up and do the beds for you. Specially when on vacation. Who wants to be cleaning up and picking up.

Speaking of fees, attempted to rent via VRBO a home for a 3-day stay in Charleston, IL. Agreed on the price and terms then went to pay and the owner wanted a $5000 cash damage deposit refundable at their discretion. Umm...sure.

My AB is doing great, but I have a very specialized place. Some mondays my nights go for 250 though. I have to be willing to rent for much less. Sometimes the damage is very high too. I just got used to billing AirCover & not allowing any partys. I have strict rules and micro manage my place, I don’t charge cleaning either. It’s working out but it’s a full time job.

AB&B only works when there is an attraction, i.e., sunshine, warm temps, golf, beaches, swimming pools, outdoor art shows, etc. for three months in Florida when there is snow and cold weather up north.

I went to San Francisco once. The nighttime Alcatraz tour was awesome. A car was broke in next to mine. I had $1k of backpacking stuff in my truck. Got lucky. Did the JMT! Great trip

Great vid with S. Walters, Airbnb owners not using research, data or basic human emotions with their ridiculous prices and inflexibility have done it to themselves. "I'm just gonna open an app and go into debt to become rich" Trying to rent in Europe was crazy b/c of them but now balance is being restored! And they now have to get rid of property they never should've owned at a massive loss.

Before real estate investing, I managed hotels. I heard so many stories of dirty accommodations and nickel-and-diming at the BnB's that I never had the urge to try one. These are first time investors jumping into the hospitality business and thinking it's going to be easy money with no more time or effort than a long term or medium term rental. WRONG.

I live in Marin county and there are not that many Airbnb's. People in Marin are very protective. My friend owns a really nice one in Mill Valley. Her Airbnb is really nice, the market is softening. She owns others north of San Rafael in Sonoma County. They are looking at other business ventures. Wow, Marin Suites, unbelievable, my hood.

Digital license plates can flash different messages. They can display amber alerts or your car can be tracked if it gets stolen. But they also can get “hacked” and your your personal information could get stolen.

Florida is also working on starting the Digital License implementation (from what I have read on the Florida DMV website while renewing my registration). They say it is an effort to streamline the process of registration and reduce the material costs in the long run. No more paper mail for registration and no more metal plate stamping. I am personally not a proponent for this seeing as the traditional plates themselves are not commonly replaced and the registration stickers don't consume much paper at all, but I can understand their disposition - I just don't agree with it. I can see TOO many things going wrong with those digital plates.

Digital plates will absolutely get stolen--ripped right off your vehicle--and then sold likely for drug money to people running chop shops that will break down the plate for rare metals and sell them at a profit. Seriously, digital plates is STUPID.

One thing I liked about them was being able to stay in somewhat remote areas. But in hindsight I see it doing more harm than good. It results in construction in remote areas for housing that is not used for living, but purely commercial. It then drives up prices raising taxes on people living in such areas that don't make a lot. It actually causes gentrification in remote/rural areas.

Regarding taking the tiny hotel shampoo and conditioner bottles home for $25 a pop: the hotel knows that people are not crazy enough to willingly do this; they understand that Americans for years have operated under the assumption that those are free amenities, we’ve been tossing those in our luggage for decades - they posted a sign about the price they are hoping (betting) guests won’t read, which covers them legally, enabling them to bill people for any missing bottles after checkout.

in a lot of counties it's no longer legal. If you see just a handful in a whole city it just means a few people were able to skirt the system. Monthly discounts or weekly discounts are typical, that's why it's significantly slashed when you hit that 30-day mark.

If I could just mention a few things. Being a former New Yorker before moving to Florida as you know we have snowy winters in the mountains that attract skiers from all over. A friend of a friend has an air BNB an he does very well for ski season, say November to at least early April ( there is machine made snow too). He is constantly booked and these people pay top dollar. Back to what you were saying Michael about air BNB’S now, will the same hold this winter?🤔 Whenever we traveled, we used motels. We were only there to sleep and shower or use or camper when we had it. In the future when we travel to NY, friends have offered for us to stay with them. Obviously I insist they take some compensation for allowing us to stay and taking us places including airport. You were mentioning Micheal Zillow? Have you ever checked out Trulia and Movoto? I think they list more information on the property for sale than Zilliow. I think I’m right on this one. We have no plans on going back to NY unless something drastic happens and we have no choice. But I do browse listings in my old area to see what properties are selling for. Thanks Michael for valuable information on this topic. 👍

On Airbnb, I always contact the host first and say I will rent it for a low ball offer like 30 to 40 percent off and a lot of times they do it because it will be vacant otherwise.

I've been traveling around California and the west this year and finding lots of empty units. Owners are willing to negotiate on weekly rates. I spent a week in Berkeley, CA and offered $500 for a week and had many takers for furnished apartments and ultimately got a small house for less. Airbnbust seems quite real.

I moved to SF last year, just make sure that you dont show ANYTHING in your windows. Thatll make it much more likely that you stay safe, i havent been broken into yet and i got my car new

noticed airbnbs (superhost) were pricer (after cleaning fees etc) then nice hotels as well! we only do airbnb if something nice is significantly less but we’ve been opting for nicer hotels.

Nice to see Lizzy again while you walk. Air BNB places - never stayed at one but then I really don't travel that much. The home owners doing this must have a low Profit Margin right now. With property taxes going up all over that alone would eat into any extra Profits. No thank you. Renters are not going to be careful in your property either so if you make them put a security deposit down too - your really narrowing your Business clients down.

Digital plate - automatic renewal. Pay renewal fee online and plate's expiration year is automatically changed, rather than waiting in the mail or at a counter for a sticker to put on your tag.
