This video was very helpful (as all yours are!). I have a question- I am new, still prepping my property and getting very close to opening. I live in a "resort" area on the Fla Gulf Coast but not "on" the beach. My property is in a neighborhood and I am trying to reach "executive" type guests, maybe coming for training, military work and traveling medical. Our "season" is generally thought of as summer months when people come to the beaches. We also get northern guests who come during our winters. Since I am not on the beach, should that season really apply to my property? Or do I just jump in and give it a year to determine over that time which months are higher demand? Have you ever listed a property as "executive" rental? I have really gotten a lot of great info from you. Your presentation is very calming for a nervous newbie... thank you.

Hi Kathy, Thanks for your kind words! I've had a few hosts who were in Florida and it seems to be more or less constant. Of course, Christmas, Spring Break, Summer Holidays will all play a role and bump up demand. You can also check your competition nearby - what are their prices looking like in different months? What is their occupancy in the next month? And sometimes you just have to see how things go. My rule of thumb... if you have crickets in your inbox... you are likely priced too high (unless you are fully booked for a month or more!). If you are getting tonnes of bookings, you are likely priced too low. Good luck!

If you click on your Base Price, do you see what similar listings are priced at? Or if you click an open day on your calendar? Airbnb has added this "Similar Listings" feature recently.

Generally no. Most hosts charge a cleaning fee and that's it.

You can change your price at any point on Airbnb. If someone has sent a Request however, that price is locked in and can't be changed. Unless you send a Special Offer for a lower price.

Well that all depends on your local market. Are full houses in demand ? Or smaller places. Assuming both options are equally in demand, maybe start with your house to see how you like it and expand from there.

@@AirbnbUncovered That was my first year and not much competition from other listings in my neighborhood. So I adjusted my pricing-by lowering the nightly rate by $25. And I started booking more and increased my overall by $10,000

Love it!! Sometimes you have to take a step back and see if a lower occupancy at a higher price is costing you reservations and more money, in the end.

The more you are active on Airbnb, the higher you rank in search results. It's up to you. But it doesn't take much, tweak a price here or there. Maybe you've got an empty day a week away, drop the price by $2 or a bit more.
