The way he makes those high notes when doing the overtones is by doing specific mouth shapes and tongue placements that change the pitch.

Mariah can also do polyphonic vocals. However, unlike Lalah, it sounds like she does not do it intentionally, perhaps it's due to her nodules. And to add what you said of Mariah, the agility in her voice especially her whistle is insane, operatic agility.

Avi wasn't doing the two notes at the same time. He was just phonating the fundamental note, the high pitched tones he was changing, those are the harmonica of the fundamental frecuency. That doesn't involve the vocal cords, but the back of the tongue. What Laila was doing is different

Overtone singing isn't actually the same as singing both notes. The singer sings the fundamental (the low note) and then shapes his mouth in certain ways in order to create the harmonics, but I would be very surprised if he could hit those high notes without using overtones. Overtone singing is not actually that hard to do - many people could learn, though maybe not as well as this man.
