Off the subject, but can you change property managers if you already have a tenant in place? A great tenant, actually.

Yes, you can pretty much change property managers anytime during the tenancy. The only thing to keep in mind is that you would like to do it in a way that causes as little disturbance to your great resident as possible...which shouldn't be too difficult.
