Is it true that down-payments are upwards of 40% of purchase price? I'm interested in a professional building north of $7 Mil with an ROI of 550K.

No- that is not true. There are a number of factors that layer the risk for lenders. The more risky they feel the deal is, the more they will want down. Risk factors are things like Owners experience, market the property is in, credit, building type and a few more. We’ve helped customers put 20-25% down on similar buildings.
