As a Relocation Specialist and Statistical Analyst since 1985, I am very familiar with the metrics that make projects like this happen. The concept of a World class theme park resort (ie Universal and Disney) like American Heartland Theme Park is awesome. With Disney struggling with their poor decisions and former Disney Imagineers heading this project, this can definitely work……..IF, and only if, they plan this to the tee. It’s almost certain that this $2 billion park can not succeed in rural northeast Oklahoma. Here are its problems. 1) The location is much too remote. A world class park (as opposed to a regional park like Six Flags) has to have a permanent metro population base of at least 800k and/or a significant tourist base to have a chance to even have a chance to work, especially creating one from scratch. This location is absolutely horrible. The extra cost that it will take to put it in a more favorable area will be easily recouped. 2) The climate is too cold in the Winter. For a World class park to be able to recoup the $2 billion initial and ongoing costs and turn a profit, it has to be opened year round. As a consumer, there is now way I’m going to travel half way across the country to freeze to death in rural Oklahoma in December when I can go to Orlando and be comfortable at Universal and SeaWorld. In my analysis, the only area in the nation that can make a resort of this magnitude work is the Houston, TX Metro Area. 1) It has a permanent metro population of 7.3 million people and has a moderate tourist base already in place. 2) The Houston Metro Area is one of the fastest growing metro areas in the nation. 3) The metro area’s Buying Power (overall cost of living vs. income) is 18.97% better than the national average. This means that the average family has more disposable income for recreational activities (like theme parks), compared to other metro areas. 4) There are beaches and other things of interest for tourists. 5) Highway/international airport infrastructure is already in place. 6) There is not a theme park within a 3 hour radius. 7) Their climate is warm enough for the resort to be opened year round. 8) No other metro area in the nation has all of these very important metrics in place. This is not at all to degrade Oklahoma. I have very high regard for the state and it ranks very well in my livability rankings that I do every 5 years. But in the case of building a $2 billion theme park in a rural corner of the state, it just isn’t going to work. To see that nothing has been done at this point doesn’t surprise me at all. Hopefully, the investors and planners of this theme park resort will look to another location where it can have the best change to flourish. I would love to see this happen.

Yeah and there's only one hotel in town. There's not even a close airport. Yeah you can build hotels within 2 years but not one is going to wanna risk all that on a project that may or may not happen.

you sound moronic, Disney was built in the middle of nowhere over a swamp. there were nothing for miles, it was built around Disney and it will be built around this theme park as well. its cold as hell in Orlando in the winter because of the higher humidity near the ocean.

Universal knows this; that's why they're building a new theme park in Texas. It's in Frisco (just outside of Dallas), but leaves open the possibility for people to travel from Houston, as well.😊

Love this! They need a castle or equivalent, such as The Wizard of Oz Castle or The Good Ship Lollipop with a Shirley Temple-like figure or Dorothy with the lion, Tinman, and scarecrow. I believe a castle with a princess is needed for kids. Heartland Princess Maggy dressed in an orange princess dress with a lollipop castle. Something like that. JMO. ❤

The $2 billion in funding is coming from a single investor. They are funded they just have to make it happen.
