Revaluation reserve should be considered as capital as they are creating real and tangible assets on other side..ATNW should be 12-(3+3+2)=4

What is revaluation reserve??

When entities feel the historical cost of the asset stated in balance sheet are very much understated, they go for revaluing their assets by marking them to market value. Because of this exercise, the value of asset will go up. That difference will get parked in Revaluation Reserve account under Reserves and Surplus.
