Anti scalding water heater valve replacement

If your water is no longer hot it may be a the anti-scalding valve that needs replacing. This is a very simple process takes about a half hour. If the pipe coming out of your tank is hot but the pipe leading to the house hot water taps is not, the valve is usually the culprit. Check out this simple instructional video.

Great video, step by step, the original installation cost me 825.00; this installation cost me $130 for the Watts 1170 3/4” valve and 2 hours of my time. I replaced the current value with the same valve, so no soldering required. however, as it seems with all of my plumbing exploits, I could not get the mixed flow to not leak. The hot and cold were flawless, the mixed took about 7 efforts of going through the same process. Perhaps it would be helpful for someone to provide some thoughts on troubleshooting a connection that isn’t quite working. When it comes to many things, getting it 99.9% of the way there works, but with plumbing and water leaks, that just leads to a disaster. Thanks very much for your video it was extremely helpful.

I've had a problem with hot water for 2 years. The installer said the problem was in the house piping. After seeing this video, I think it's the mixing valve he installed! Thanks for an excellent video.

Thanks a bunch... I followed your steps and was able to replace my valve, which started to only let cold water into the hot (M) line. A plumber didn’t even know what I was talking about when I called him, and then was telling me it could be few hours work... great video.

Only in America are you so lucky to have an entire basement to access the pipes! - in the UK we need to work blindly while squeezing into the smallest crevice, and often only able to turn the spanner 1/16th a turn at a time, while being poked in the eye by other draincocks and fittings and clutter.

Anyone know how to just remove the valve and leave it out permanently? Mine won't go high enough for my showers and I only need it maybe 2-5 degrees higher and don't want to have to call in a plumber...

How come no hot water is coming through the hot water pipe? Do you have to drain the tank fully?

I just noticed that my mixing valve was installed backwards - the tempered opening was soldered to the hot pipe and the hot opening went to the faucets. The cold was correct. Is this OK? It is a Watts LF70A.

What size of wrench should be use? The furnace room is too small and adjustable wrenches doesnt fit in. ;(

Cut the length you need ....sacrifice a wrench specifically for that job

MaynardOwns that is a Cash Acme 110 D heat guard mixing valve I just installed one yesterday! The reviews on the Honeywell AM series weren’t that good
