Back in the 80's and early 90's you could make rent on one weeks paycheck....

That's what it's supposed to be one paycheck and maybe two and the next for savings and other for needs etc. Obama got in and allowed investors to buy up all the cheap apaertments remodel them and charge from double to triple. No wonder there's so many homeless of all walks of life.

I make rent off 1 week of income. Unfortunately I still spend all the rest on food and activities. Back in Wa, I was paying less for rent, food, everything. I was making less too, but I was putting away a few hundred a month. Inflation this year has been crazy. I need to eat out less too. I suck at cooking lol

@@ianhop No up until bama rents would go up every year by 5% give or take. But mostly 5%, Obama did the renovation city program where complexes were either renovated or torn down and rebuilt. Usually it's attached to a renovation loan that investors automatically get with the purchase of distressed buildings. The cost of these complexes is supposed to be the going price in the neighborhood. Normally what happens after a renovation is that the investors will up the rent to cover their costs. These were fundings that bama gave out very easily to revitalize poor communities. They were supposed to be paid back. What ended up happening is that bama didn't hold them accountdable to pay back the grants. This allowed unscrupulous investors to jack up the actual property prices by 2 to 3 times. So if a rent was $500 it then became 1k or 1500. The way they did it on the books. Is that they put the starting price of the house as what the normal comparables was and then they added the loan amount to it. Causing a fraudulent hike in the property prices. Example: The normal way of doing legal business is say the comparables is 100k but the property you bought is 50k due to distress. Well the banks give you 50k+ credit or loan so that you can fix that property and bring it up to standards that would be the same or similar costs as the comparables of 100k. In other words by investing the 50k into the distressed home you bought for 50k. The new property value should be 100k give or take. It can be like 10k/20k or so under or above the comparable price of 100k but not more. This all depends to what types of renovations or additions was done to the property etc. So here's how America got shafted. These unscrupulous investors. Wrote the books this way. Instead of putting original property value of 50k and then add the investment of 50k plus yearly percentage rise etc. They put down in the books the property value to be 100k plus the 50k renovation cost and the yearly % rise. That was 5%+ but ain't no telling how high they put it. Bottomline a home that was supposed to be 100k give or take was now being sold for 150k to 180k etc and the new built homes went up approximately to 220k/250k. By the time all renovations were complete in the city. Once recorded in the tax department. What winded up happening is that whatever homes surrounded the new homes or renovated homes. When a realtor assessed their value to sell it. They automatically did the comparables of the homes next to them etc. And you guessed it. Those non renovated homes got a huge boost in their home price value. So there home used to be 100k but because the new or renovated homes are from 150k to 250k. Your home is now worth 140k etc and if you do some modifications like adding a pool and having awesome landscape etc. They could probably push your home from the original 100k/140k to 175k etc. Now in reality this should've never happened but it was a conglomerate effort of seasoned contractors/investors and bama didn't keep up with them. So society got shafted because after the price hikes. The new rental prices doubled and tripled and in some cases went up 4 to 5 times. I study real estate all the time. This is how I know some stuff.

I used to live in this area. Lived there for years, There is a lot of rif-raff, and a lot of homeless people, but I liked that location a lot. I work for City of Tempe housing now and no matter where you go, you will have the same thing happening.

I’m having trouble getting past the circle k lady saying “Indian hospital” and implying that the presence of native Americans made the neighborhood “bad” ……Phoenix has such bad racism towards Mexican and Native population even though they are the majority. I live in the square (Palomas) which is a “bad” neighborhood but my neighbors watch out for me and have been nothing but welcoming. I pay $869 for a 2bed2bath with a little back yard w/d in unit. If you mind your business and keep situational awareness living in a “bad” neighborhood it’s all that bad.

Remember you are in a State that was last to pass Martin Luther King Holiday and didn’t want to pass it but only to NFL bring the Super Bowl in Tempe in the 90’s

The place looks really nice. Very tidy and the biggest thing that would attract me is the two people you asked questions to, neither tried to avoid you, walk away or not want to interact. They were both friendly and forthcoming. That tells you they feel safe and they feel safe because where they live is safe.

you can find something cheap but it all depends on what neighborhoods you live in or what is tolerable for u neighborhood wise. and yea I don't live in AZ but I been trying to get back there for yrs now and I am always looking at the housing and rental markets =) and I do have to say this apt was steal but what is the neighborhood at night time though... I was more concern when she said there was rehab place down the street AZ has gotten worst with drugs these past yrs and that's frighten...

It's pretty sweet, and 1k doesn't seem that bad in today's market. I live in San Diego and pay 800 for a 200sq ft studio in ground zero of the homeless Skid row section of 'America's Finest City' And that's a tax credit building. A nice studio in SD of this size will run 2300. It's all about location. I love your tours. Your channel is casual and informative. The interviews with residents are especially appreciated. Their stories are sometimes sad but they're from the heart. In the real estate review game you are the Vice President Of Keeping It Real.

I used to live right up the street on 16th St. and Camelback, it's really not a terrible area. The closer you are to downtown the more homeless ppl you'll see and that's in every major city. She was wrong for implying that the presence of Native Americans made the neighborhood unsavory. I'd take her advice with a grain of salt.

Honestly the woman at the Circle K has a point. I just moved to Phoenix about a year-and-a-half ago and one thing I noticed immediately is there anything near the canal is really interesting and a little rough. A lot of homeless people and drug addicts live down in the canals. But to be really straightforward with you if you spend any length of time in Phoenix you notice that there are issues almost anywhere.. if you're trying to live in an area where you never see a homeless person than living in a big city is not for you. That's not realistic especially since you can be homeless for so many reasons. And areas around freeways don't typically have good reputations either.

990.00 for a 1 bedroom. Good lord !!! When I moved to Arizona in 2004, you could get a nice bedroom for under 500 and a 1 bedroom in a not so good area for 375-450; although this was in Tucson. It ain’t that way anymore in Tucson.

I had a friend that use to live in that complex 5 years ago it was horrible then looks like new owners cause they really fixed it up. The area is still not good but it's really what you make of it I guess....

You're going to the wrong places you should tour my apartment complex 1 bedrooms are 750 here and they have a shaded parking as well as washer and dryer in unit. They are called Del Mar Terrace on 71ave and indian school , like so he can see this!

The price is inaccurate. The one bedroom is over a thousand. Also noticed how he was able to access the complex without putting in the gate code because the gate is always broken. Lots of domestic violence. Most of the apartments still have carpets. The complex is also much dirty than what was shown in the videos. Please don't be fooled do your research.

We all have to start somewhere. This isn’t that bad at all. I have lived in rentals like this back in the 80s and 90s. It’s a hand up for better things. Slap a shelving unit in the dining room and your kitchen will be hugh.

Hey super. Just down the street on 1111 east turney ave are some really bomb apartments for 950 a month. In that area u at. U gotta see these. It’s a hidden gem. Palm trees around a really nice pool. Large old shady trees. Nice green grass. Gazebos yeah. U won’t believe ur eyes 👀 at this place. Turney villas

Dam my mortgage is $820 for a 1,800 sf 3 bedroom 2 bath house with pool in Peoria AZ. I’m glad I bought it 7 years ago. I almost didn’t buy it but now I see it’s the best decision I ever made

Our mortgage is 600 in Tucson. 1300 square feet. 3 bed, 2 bath, 2 car carport, open desert behind us, no neighbors to the left of us, community pool, quiet neighborhood. Bought it in 2011 for 80,000.

16th street is the cutoff, it gets a lot better the further east you go, and everything east of 24th street and north of Indian School gets very expensive, that’s the Camelback East section but very nice one of my favorite areas of Phoenix

Easy stay outside of the highway called the loop 101. Stay away from central and south phoenix. Stay away from anything within 5 miles from the I-17.

I used to work in that area, some drugs at the park which is few block to the north but still nice neighborhood! Expensive apartments on 16th Street and Campbell

If you go up a couple of streets to 16 and Highland to Camelback it’s totally different. Nice places to shop really nice apartment buildings and complex. I live near 16th Street and Camelback and it’s beautiful. A short distance away from Scottsdale….Now you still have homeless people in this area but that’s pretty common in Phoenix. The apartment you you were at looks pretty good

Yeah that's true everything on Camelback from like 7th st. and East is kinda nice but it's really tricky because then CamelBack is really rough from about 7th Street and West of it. Like you're saying Midtown on Arcadia are really nice areas for the most part

In VOC/ Sedona, an apt like that at 518 sq ft goes for $1350 so I'm liking it too! If you want to do a day trip, I've heard that G's in Cornville is great, especially their parmesan fries! Love your work and helpful info!

Ugh I hear ya on thr mice. I rented last winter for 3 months at 40th and camelback. First week I heard something chewing behind fridge 🤮😭. Looked under sink. Tons of mouse poop that wasn’t there whne I moved in 😩😩😩. And it was a furnished winter rental $2300 a month. I broke the lease due to mice I was out of there. Thank god for Airbnb 🙌🏻. They refunded my money.

I live in Scottsdale now, and they have a problem with those big American bugs coming through ur drains, sinks, tubs and etc. I call like y’all better get this together or I’m out. They got it together real quick; cause I’m not having it, my rent is 1,348 for a two bedroom and two bathroom, and I don’t want to see nothing but my beautiful decor 🤣😂🤣😂 lol 😝 I’m just saying!

I remember around 1995 I had a 2 bedroom/2 ba condo. W/D, Jacuzzi tub in 2nd bath, tile tops, 2 fireplaces @ 12th st and grovers(bell rd.)for......are you ready??? 550.00 a month. I am currently staying in a buddies 600 sq ft, 1 bedroom guest house for 800/month somewhat free utilities. I am a lucky cat.

Please don't encourage ppl to jog the canal...so many bodies are pulled outta there ...sometimes just heads...canals are riffraff no good place. Since the 80s bodies and getting robbed, beaten. Especially early 8n the am and late at night

you should review a place called Rosie's. It's a super small Mexican restaurant on University right as you cross the 101 into Mesa from Tempe. I think it's family owned, but it's killer food and usually great staff. I used to eat there all the time back in 2000-2002. It's small, dimly lit, and just a really cool spot for authentic food.

Yea but its almost impossible to find a 2bd 2ba in phoenix for under $1900. My friend is a single mom and even with starting pay as new nurse many places say she does not earn enough for the 3X income differential. I think AZ is in that tough situation where rent is increasing faster than our pay increases…. Fingers crossed it stabilizes soon 😬

14:23 you can reverse that hinge. All basic fridges come Right Hinge, They reversed it, because that fridge is Too Wide for the opening and would cause the door to Squeeze, Scrape & Bang against the wall. Since they have extra height, There's options available that would fit, prolly perfect. Those are pocket handles and probably make the door even less accessible. If you build a kitchen, Don't slam the fridge in the corner, Unless the space already set like this one, then its On the Fridge to make the space work. Would have been 10x Better to install a Pantry to the right of the stove, place the Fridge on the Left Side, then choose Left or Right Hinge. More accessible, solves the space issue and increases storage. The seating area is also inset and could accommodate more upper cabinets. Sometimes a rental company will let you enhance your unit, and they stay when you move. Unless you're Licensed & Approved, just use their contractors or handy man.

I lived on N 12th and Indian for the past 5 years. , it is much nicer and gentrified since I first moved there . The riff raff really starts down towards 23rd ave and Indian . I’m in Minneapolis now for a couple months but I can’t wait to go back home !

Love for you to come visit us in South Mesa ,on the N Gilbert border .. decent rent ($1150 for 1 bd) and in the Dana park area right off the 60! Very few homeless and at the airport within 25 min Been watching ya since way before we moved here a few yrs back Love the videos man keep em coming!
