Great analysis. How does this compare with luxus hill. Similar concept as pollen but it is 999. And same developer. Based on last transacted the FH or 999 premium is +-15% for a similar size. How should one think about the two? Thanks!

of course go for FH/999 years. 20 years down the road u will kick yourself for buying the 99 year old landed. 20+ years ago.. the 99 year old landed is cheaper maybe by 10-20% compared to the freehold in a similar area. now the resale price is 2m+ vs 4m+ respectively.

There's something called TDSR... so you cannot compare $$psf of a $2.4M property to a brand new house $3.7M... there's a $1.3M gap × 4% bank interest to service!!

Got to take the renovation cost estimates with a pinch of salt. I know of people who move into Cat 2 inter Terraces with under 200k in full gut reno - sufficient to refresh the place into almost brand new. End of the day, best to consult your architect or ID for a realistic assessment.

how do you bring up the price back to 99? do you use the Bala's curve to calculate it back or do you do a simple divide by no of years of lease left * 99? It seems like you did the second option which shouldn't be the case because its not a linear decline

Yes, we did a simple lease reset method to try to bring the denominator back to the same as best as we can to achieve a fairer comparison. You are right as well that it’s not a linear decline, that would be an entire different more complicated calculation altogether but for simplicity sake pertaining to this case, we did a lease reset by dividing the number of years of lease * 99. Cluster Housing have much more rental yields than landed. I'm getting 5.5% in prime district. Will never sell. Why do i need to buy over 5 M and sit on my money doing nothing. Some people are struggling to pay the larger loan.

It is pronounced as "boo tic" not "bo tic". Use simple words. Don't try too hard to sound sophisticated. Say "in total", not in "in totality".

I hope I don't come across as nitpicking. There is a lot of useful knowledge you are sharing. Appreciate your sharing. But thr truth is, I can't help it but to be distracted from listening because of some of Melvin's choice of words or pronunciation. Just my honest feedback.
