The rental returns on these granny flats have been the exception, particularly throughout Covid as more Australians moved to SEQ than any other part of Australia and many Australians looked for more affordable accommodation.

The yearly cashflow is one of the upsides, mainly helping people hold the property for the long term so they can reap the rewards of compound growth

Renting to grandparents or parents? I thought people build these for their elders to live in.

Sometimes they can be rented in a multi family situation, however there’s a a large demographic of potential tenants. Including elderly, young couples, FIFO workers, couples with no kids, singles etc

Not a huge fan of granny flats. Never understood using at least $60k deposit to cut land in half, whereas that deposit can buy a whole other asset diversifying risk and higher chance of capital growth.

Thanks for your thoughts Matt. Different strategies suit different people. Some people would rather a cash flow focussed asset and aren’t in a position to hold a negatively geared home. A deposit for a granny flat is typically much smaller than a deposit for a house

No probs, always good to have both sides of the coin. Definitely depends what is purchased for a stand alone asset. For example I can easily find a property for the same deposit and have it positively geared from day one. They are definitely out there.
