Are rental reforms helpful or harmful?

The problem i see which the government hasn't clicked onto is that so many Landlords are older and close to retirement age. I don't think it will take too much of a push for them to jump and sell and take the cash. The generational figures of investors would be fascinating to see., maybe a video you could do sometime.
