Arizona's largest off-grid community, Coslor Cove, the second sustainable, cooperative, intentional community created by Philip Gleason's OSR Green, LLC. Philip just closed (yesterday) on the 1,298 acres East of Snowflake, Arizona.
Coslor Cove will be an unincorporated, off-grid community tucked away in northern Navajo County. Here modern families will be able to trade a life of gridlock, utility bills and grocery shopping for a life of self-reliance, fresh food and air, and cooperation with like-minded folks in an agrarian desert paradise.
It's an off-grid farming community that will be home to over 100 homesteads in this online-but-off-grid, self-reliance community. It will be organized legally as an agricultural co-op under Arizona law. Co-ops are nothing new, of course, and some older Arizonans may be familiar with the original Zion’s Cooperative Mercantile Association (ZCMI), which brought early area businesses together to pool their resources. They sold everything Arizona (and Utah) early residents could possibly want at reasonable prices, and became America’s first department store.
Less familiar than ZCMI is the more recent Utah OSR Land Co-op, Utah’s 1st and only non-profit land developer. The unincorporated town of Riverbed Ranch was created by the Utah OSR Land Cooperative, another OSR Green creation. Riverbed Ranch is the original off-grid community created by Gleason for the benefit of co-op members. The purpose of a co-op is to minimize costs, whereas traditional land developers are in business to maximize profits.

Welcome to the community. No pre judgement here. Let's hope for the best. Perhaps when your gardens are producing we could all work togetherness on a real honest to goodness farmers market where the goal isnt to rent spaces for $20 a pop, but rather make opportunity to build community together.

Sure. That's why our lot plan steers clear of the 100 year flood zones. Also, by applying permaculture principles, we can get the water to soak into the ground rather than pass through. Lots of videos here on KZbin how people turn desert areas just like ours into lush green foliage using the same principles.

Congratulations! I have been following along on your Utah project for a while now. My family and I attempted to go off-grid nearby (see our videos) but, as you all know, it isn't an easy undertaking. Keep us posted on your progress please!

They are talking about killing that area and nothing more. Plus what they aren't saying is that area is a flood plain and when it rains your lucky to get a 4 wheel drive there.

I live near here, a few miles from this acreage, I would suggest spending a couple of weeks per each seasons, before you buy, it's rugged and it's not the garden of eden, there are alot of broken dreams,scattered about,it will take 2 or 3 years to get a well installed, at a cost 40 or 50,000,

Wise counsel. Thing is, we're not expecting a Garden of Eden. The ideal property would be way too expensive to build an off-grid community. Our goal is to make it as affordable as possible for people to go off-grid and produce all their own food, water and power. From what I can tell, it appears that those with broken dreams really couldn't afford to build out a workable homestead in the first place. That's why our #1 reason for turning people away from Utah's location (and it will be for Arizona) is that they simply don't have enough resources to make it work. We don't want anyone getting stuck, unable to move forward or go back.

Not at all. We're allergic to HOAs. This is a land co-op, so everyone who joins will be a co-owner of all 1,298 acres. An elected board will manage the business side (buying and selling goods and our produce), and a community council will handle the social side of things. In our Utah location, no HOA-style rules have been imposed from the beginning 4 years ago.

You should google "Utah OSR Land Co-op" and click the map. THAT town is literally in the middle of nowhere. Coslor Cove is MUCH closer to a Walmart than Riverbed Ranch. :)

I don’t know if you’re interested or not, but I’m planning on building custom container homes in Snowflake. They would make great 300 sq foot off grid buildings. If you guys are interested let me know we could come up with some specific plans for your needs.

We would have interest if: - The homes are engineered to have R-values of 40 in the walls and 80 in the ceilings (we don't want our residents freezing to death if their solar system goes down mid-winter), - You double up on the square footage, and - You can give us a PDF with detailed pricing and features that we can pass on to our prospects and co-op members. Have you checked with the county on minimum square footage for residents?

@@AcademyofSelfReliance These would be single container homes about 300 sq ft. They would be an R-49 in the ceiling and R-20 in the walls. I own an Insulation company in Snowflake and the containers are well insulated and meet insulation code for our Area. We could figure out something if people want to do double container homes. I know they do container homes with trusses. I would need to research Apache county to see their building rules and regulations. I’m in the middle of two big jobs, but would love to come see your property and see if we can make something work. If not I can at least give you some references on builders in the area.

This looks like a well thought out plan for a place where organized people can live in a sustainable peaceful manner. A lot of people out there don't realize how incredibly huge the Coconino water supply underground is and will always be. Your wells could never hurt anyone elses wells in the huge aquifer. Adobe building is so incredibly cost efficient and naturally cool I am surprised there are not more in the area. Best wishes this is the opportunity of a lifetime for everyone who wants to get involved. No drugs exception prescription allowed. I suspect. Yay.

Coconino water supply may be plentiful,but as water levels drop, existing wells will have to be drilled to go lower ...so this will impact locals who've lived in the area for decades by making them spend thousands of dollars to keep living on their properties. This is disgusting

What is the affiliation between any and all person's affiliated with this project to these other entities? 1. The Latter Day Church of Christ 2. The kingston clan 3. The United Order/ the Order/ the Order of Enoch 4 the Davis County Cooperative Society Is this off grid development a fundamentalist enclave where polygamy will be allowed? Why so much secrecy in acquiring so much land without ever meeting any of the landowners already here? Did you intend to be a part of the existing community or an isolated enclave where you have to go out of your way on your website to say that you are a co-op and not a cult? Thanks in advance. I'll continue digging too.

1. We're just building an off-grid town where people can build out self-reliance homesteads. We're not making a political or religious statement. The three founders do happen to be (active) members of the Church of Jesus Christ of Latter-Day Saints. However, there is no religious (or political) requirements to build in the community. 2. When they join, our residents agree to keep the county, state and federal laws. So if polygamy is illegal in AZ, then that won't work for us. 3.The need for secrecy is past. We wanted to avoid alerting other land investors to the property. 4. We definitely are interested in becoming great neighbors to the existing community! In fact, we'll be helping to maintain the roads that the county doesn't. We get asked the cult question quite often, apparently lots of Americans don't understand the difference between a co-op and a cult. Important questions!

I guess you don't keep up with Apache County politics. They have new restrictive RV rules coming to Apache County that nobody got to vote about. A community of like minded people is much better for the area than homeless encampments they currently allow in San Francisco with zero building opportunites for this price and support.

This is going to tear up our roads out here. Bringing in more traffic and noise. The water level is getting lower and you want to put in a lot of wells. You have no respect for those of us who already live here who enjoy our peace and quiet.

I've never heard this! So, of course, I had to ask ChatGPT (the fount of all knowledge) ;) Here's it's reply: "Solar systems, when we're talking about photovoltaic systems that convert sunlight into electricity, indeed involve the production, conversion, and transmission of electrical energy, all of which can give rise to electromagnetic fields (EMFs). "PV Panels: Photovoltaic (PV) panels themselves produce direct current (DC) electricity when exposed to sunlight. While the DC electricity from the panels doesn't generate significant EMFs, the associated components and infrastructure might. "Inverters: The DC electricity produced by the solar panels is converted to alternating current (AC) electricity by an inverter. AC electricity, especially when it's being converted and transformed, can produce EMFs. "Electrical Wiring: The AC electricity is then transmitted to the home or grid via electrical wiring. Electromagnetic fields are created around these wires when electricity flows through them. "Electrical Appliances: When solar-generated electricity is used by electrical appliances, these devices can produce EMFs, as with any source of electricity. "However, the strength of EMFs decreases rapidly with distance. Typically, by maintaining a reasonable distance from inverter equipment and electrical wiring, one can reduce the exposure to EMFs. Additionally, modern solar systems are designed and installed with consideration for safety and health standards, which includes the minimization of EMF exposure." Sounds like anyone who uses electricity in their homes will be exposed to EMFs. Perhaps future civilizations will discover we were wrong to use electricity in our homes. Hope not! :)

How tragic. Sorry this is very sad. We have enough development in Phoenix. Don't see how living in neighborhoods like your talking about is gonna work out there. Guess I am missing something. All I see is another potential scam and where are you going to get the people for all these neighborhoods?

@@AcademyofSelfReliance Victoria is only one person and the rest of us did not put her in charge of letting you kill this area with crowds, noise and from what I understand is a bunch of crazy church people that will start knocking at our doors trying to sell us your religion! Most of us have no trespassing signs for a reason and you need to tell everyone that might move there to honor the signs! And most of us don't want the roads any better because it will just bring more city people and that's what we moved out here to get away from. You kept it all a secret for some really bad reason, you knew the people wouldn't like it!

Like the way it is today, 8/9/2023. The worst roads are like axle grease and the washes aren’t even running as heavily as I’ve seen in the recent past. Still, worth it if you ask me.
