What he forgets to mention is that the students and immigrants add massive demand to the housing supply, thus creating more pressure on supply. He is also not transparent enough about how hard it is for young Australians to get ahead. Politicians always focus on GDP rather than quality of life. In short, he is both right and wrong. He also needs to focus more on the decline of manufacturing in Australia. Australia can no longer make a washing machine, let alone a car.

The net effect is about 4% of total demand. Most students live in campus accommodation or in student housing projects and only a small number directly compete with residents in the wider rental market.Recent studies show that if all students were removed from the rental market average rents would drop by about $5.00 a week. The main issue is that COVID massively disrupted the apartment market as a large number of projects that were in planning or preparing for construction when COVID hit were cancelled or delayed. Many saved spiraling costs and many building companies went bankrupt. Most new arrivals (excluding students) seek accommodation in apartments but the supply was disrupted. This had massive knock on effects in the housing market. The last government dropped the ball when their hopeless "homebuilder" policy failed to shore up apartment construction and wasted government money on houses that were going to be built anyway. This mess is going to take another 2-3 years at least to sort out but reducing student intakes will only make a bee's dick of difference. A massive investment in public and social housing is what's needed to provide housing for those who the private rental market isn't catering for.
