Hi, thank you for the tips! About 3 weeks ago I had a judge disposition in my favor for $848 in Harrisburg PA. The tenant moved out and the only way to contact him is by email. I emailed him a copy of the disposition for him to pay. His copy was sent to the address he just moved out front, so I returned it at the USPS. He has not replied in almost a month. What are my options? Would you recommend sending him to collections? What would you do?

We choose to use collection agencies for past tenant accounts. Other options through the courts, and I would refer you to an attorney to explore those.

Email tracker. In PA service via email is legit at least as of 2018 (not sure now) you can get verification of them opening it timestamp and their ip. If not, skiptrace. As a Creditor you have valid reason to request their credit report, which could have updated address. I'd contact Abclegal for a process server and look into what rights you have if any to inquire their lexis, sagestream, or e-oscar
