Springfield housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quite mediocre neighborhoods. Then you’ve got Better, average sized homes in nicer neighborhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

This is precisely why I like having an asset manager look over my day-to-day market decisions: with their extensive knowledge of going long and short at the same time, using risk for its asymmetrical upside and laying it off as a hedge against the inevitable downward turns, their skillset makes it nearly impossible for them to underperform. I've been utilizing a manager for more than two years, and I've made over 85% of my initial amount/

And you wouldn’t even mind, but Chicago is one of the most beautiful cities in the US (and 99% of the people who live in Chicago) are some of the best people in the US. It’s a case study in the argument against ultra progressive ideology and political policy.

I Lived and Worked in Monrovia CA for about 20 years, it's not a bad place to Live, but due to the Home Costs I ended up moving back to Virginia MN., I bought my 3 bedroom Home for $30,000 , a Home like mine in a blue collar area in Monrovia would cost at least $250,000 ... That's why I left...

You forgot to mention California's Proposition 47 which allows people to take whatever they want from stores as long as the value does not exceed $1000. Store security and police can't do much about it because the crime has been downgraded from a felony to a misdemeanour.

New Yorker here. Couldn’t have said it better. Thank you for considering all nuances and elements of what living in these cities means and not addressing the essentially top 1% who’ll say it’s “not so bad” and “I love it here.” NYC is such a HCOL area, it’s truly outrageous. Blessed to have a job, kept finances steady and sturdy during pandemic and live below my means. So while you can say many are “okay,” so many others are struggling to even survive. It’s sad.

Greetings from Austin. I've watched New York's decline without a trace of schadenfreude. New York's an amazing place, and New Yorkers are great people. If nothing else, y'all deserve a gold star for keeping the art and theater up. Don't get discouraged. I've watched the city come back twice from worse times than this.

@@jaylewis1383, absolutely. I strongly agree with you. In fact, if not for social media and some news reports, I wouldn’t even know that my city is “in decline”. Walking down the street and riding the subway, I feel as safe as always. Sometimes it seems like there’re some special interests that want us to believe that NYC is irreversible declined. At least theoretically, these can be some Florida real estate brokers who want more people buying their properties, or car dealers who would love people to avoid the subways…. Politicians are a different story. Well-meaning Republican candidates for executive offices, such as Zeldin or Sliwa would describe the current situation as doom-and-gloom to illustrate that they would do a much better job than those currently in power. Which is quite possibly true, as the Democrat leadership has proved to be inept in maintaining law in order in town: the crime rate did go up, after all. But that doesn’t mean it’s literally so terrible and unsafe as to stay away from here. This is an exaggeration that doesn’t reflect reality.

I lived in Seattle for more than a couple of decades, and wow, it's sad and shocking how much it's decayed (and continues to decay), all while home prices skyrocket. I was surprised it wasn't on your list. The homelessness, crime and drug problems are off the chain. And Portland, OR isn't much better. It seems like the whole west coast is slipping down the tubes, really.

I am sad about washington state. Such a beutiful state. For many Military retirees are starting to move out. Homeless was getting bad, drugs, and crime slowly growing. What bother me the most was the cult people who you have to watch out. And traffic..... sucks is worse than LA

Exactly! I can't wait to leave Seattle! I moved back here, from LA. California in 2015, not knowing I was moving from bad to worse! Seattle use to be one of the finest Cities to live in, starting from the 90's on back! Once they started that WORLD TRADE non-sense (amongst other things, including undocumented immigration) it was all but over for this place, and every year gets worse and worse!

@@solpayne7698 I never ran into any cultists myself, but metro traffic got steadily worse to the point where it was absolutely maddening. It's like LA traffic only with smaller highways. I used to love Seattle but I'm glad I left when I did. Such a shame. I'll miss other parts of WA though, the wild beauty is amazing.

Another thing that should be factored in IMO: Traffic. Cities like LA are absolute nightmares to navigate which effects everyone, but especially the middle class who tend to have to commute from their affordable home in the remote suburbs to a major urban center.

everything is relative, If you run out of gas, break down, or lose your keys, you won't freeze to death, You don't pay for heat or warm clothes. Income, sales, and other taxes like vehicle registration are the deal breakers, Add in electricity, fuel & rent costing DOUBLE as in other places and it becomes unbearable, California used to cost no more than other places and over 50 years it doubled pretty much at a steady pace, Poor governance. Inefficient and ineffective.

I miss the nice clear highways during covid. It is better than it was beforetime, though... office-type jobs went remote during covid, and many companies have allowed employees who don't have to be onsite to continue that in order to cut down on leased office space or to save electricity, and doing staff meetings via Zoom and such. I've noticed the roads are some better than 2019, but... I still wouldn't sign up for a commute downtown; I do cherish my sanity that much.

I can't speak to Detroit and Memphis but St. Louis is absolutely not a bad place to live. The problem with these rankings and lists is that they rely on data on crime, wages, and home prices with zero specific knowledge of the city. Most people don't understand that this data is only applicable to the municipality and many areas that are thought of as part of that city are separate municipalities with their own data. You can see the borders of the municipality by plugging the name of the city into Google Maps. For example, the municipality of St. Louis incorporates most of the depressed neighborhoods of the metro area but excludes many middle class and affluent suburbs. There's a big difference between living in north St . Louis and living in Clayton. Someone moving to one of these cities needs to understand the municipalities and neighborhoods, and to what extent crime and homelessness bleed from one area into others. I can assure you there are many safe, pleasant neighborhoods in St. Louis that are great places to raise children. Also, when talking about high home prices one needs to understand that there has to be demand to keep those prices high. Obviously some people want to buy houses there. Anything we might be missing about NYC or San Francisco while focusing on the negative?

Next month I’m retiring and leaving California. I’m keeping one home in a non-income tax state and one home in Southeast Asia. Amazing how well you can live after escaping the California Tax Franchise Board.

Lifelong resident of metro Atlanta. Traffic, crime, overcrowding, etc so negatively affected lifestyle we retired westward in a very small rural town in Alabama. It suits us perfectly at this time of life. Zero traffic at any time. Excellent medical services 30 miles away, as well as adequate shopping, dining, entertainment. People are amazingly kind. For quality of life in our late 60s, we couldn't be better off.

I moved to Vegas almost 3 years ago from LA and I was working throughout the whole pandemic... in LA I lived in the hood and now I’m in a way better neighborhood here in Vegas... in the end all cities have their good areas and bad... make the best of what you have and where you’re at... good wishes y’all wherever y’all are or where y’all are going, take care

We visited San Francisco last summer and it was really beautiful place. However, there are a lot of dodgy area there and the locals warn us to never leave anything in the car. We witnessed some crimes here and there while walking outside. It's unfortunate that a beautiful place ended up like that

We were traveling to SF for vacation. We planned to stay for a week. We booked the motel with inside parking. The hotel told us not to leave and valuables in the car. Next day morning, a suv parked next to us was busted. We decided to leave the city but would like to have gourmet foods and sightseeing in the city. However, we became hostages ourselves. We were afraid of leaving our car not just the smash and grab but open day robbery. At the evening, we drove to Reno. Never at never, but I didn’t leave my heart on SF. It is a place not for human to live.

It's easy to ridicule California's Central Valley but we need it for our food. Agriculture is vital for our economy. Trust me, you do not want to be a country that depends on imports for food. Export countries will stop exporting if/when there is a world-wide food shortage (which does happen). The domestic agriculture industry is part of what makes it possible for the sexier industries like tech to be so prosperous. Nothing works unless you have enough food. Food security is still the bedrock of human civilization.

Thanks for the comment! Totally agree with you regarding food security. To me the biggest issue with Central Valley is how expensive home prices are, which is largely related to state-wide government rules/regulations (in my opinion).

Yeah. Just look at mask exports stopping abruptly during the pandemic. France literally seized all the masks being produced in their country meant for export to Germany which were already paid for! There was absolutely no respect to export obligations which China did more than any country of course. When the global supply chain stops, it's every country for themselves. I'm from Fresno County and moving back to Central Cali because my family are all still there. They will never leave and are predominately doing quite well, especially my brother who is a master mechanic for a dealership. I'm the only one of my siblings with a bachelor's degree yet my siblings make as much if not way more than I have (my mechanic brother namely) working in the trades. Years ago I strategically started building passive income through real estate here in AZ. I will transfer my investments back to crazy Central Cali because it's still a good area to be a landlord as much as it is anywhere because folks have to rent. I didn't get ahead financially because of my college education. I got ahead because of timing the housing market which I continue to do. Central Cali keeps this country alive, and those of us from the region know that personally. It's one of the largest if not the largest commercial agricultural region in the world with absolutely the greatest variety of crop production. My father died from his lifelong career working in commercial ag in Central Cali to feed and clothe this country. It's not for the faint-of-heart or huevones. The unemployment rate is high in the region because the predominant industry is commercial ag which is an industry of specific periods of unemployment, especially Winter. There is some effort to make Fresno a tech hub. It's a hard sell yet it may succeed. If I didn't have a small child and so much family still holding strong in Central Cali, I would just leave the country altogether because there isn't anywhere attractive for me to live with my child anymore in this country other than the crazy state I'm from.

Lots of land in the CV is fallow due to lack of water. NAFTA shifted a lot of food production to Mexico. When he puts down the CV he’s calling out housing and mall developers, not necessarily farmers.

As someone who lives in Stockton, I'm not surprised. 10 years ago, my rent for a luxury apartment was $725... today, it is at $1800. Wtf?! With that said, I've grown to love this city, at least the northern west area, which is the bougie area of Stockton. Anywhere below that really dangerous or expensive and I would never visit.

As a Californian, you cannot underestimate what the state wide drought has done to the Central Valley. There are people who literally don't have water for plumbing their homes--ground wells have dried up and the agricultural allocations are way above residential. I'm in the South Bay, and we're on very strict rationing at unbelievable prices. We're always under our allocation and still pay over 150 dollars for water a month. Combine this with crazy food prices (Not kidding: 4 potatoes cost us 7.00 this week, butter is well above 5 dollars a pound as just an example), and it's a squeeze for the middle class.

When are people going to realize that you can't eat presidential property drinkable water is getting scarce, as someone from Colorado who's mountain runoff supplies your water and 7 other states as well agriculture in this state has been fighting for water for yrs and you all just don't understand where your food comes from to much growth without planning, pollution, climate change yes climate change are causing droughts Maybe you can work on converting sea water to drinkable water

@@edmiera3583 You're absolutely right. Agriculture IS paramount; we don't disagree. Now that, Thank God, CA got a shag load of rain this winter, perhaps that will buy us some time to get desalination programs funded and organized (fingers crossed--I don't know how it is in CO, but here, I have little faith in the legislature), so that plumbing water/farming water is supplemented in the future.

I like that you used objective data to reach your conclusions. Too many people criticize cities based on highly subjective criteria, which makes it difficult to filter out their personal biases. I also think you really nailed it with the specific three criteria you used to reach your conclusions. I'm sure there were many more data points you could have used, but narrowing it down to those three was a good move.

Thank you for doing this study! As a San Franciscan, you are "right on" about everything you say! San Francisco is strictly for the rich and the middle class is just not comfortable here! The city is now "the city of the homeless." The rate of car break ins is astounding. Freeway shootings are rampant to the extent that I don't travel the freeways anymore! We need to do something about the "homeless" because they are not all "drug addicts."

As expensive as San Francisco is, I can't imagine how anybody could live there. So every time I watch a Giants home game or a Warriors home game, I look into the crowd and see all those people and just stick to myself that almost every single person in the crowd must be rich or make close to $100,000 a year

I have lived in Las Vegas now for 19 years. I moved from California due to high rent back then and I agree with one the comments a person made, you make the best out of it. I basically like living in LV. It’s grown a lot now. You have to visit here and see for yourself. You stay safe by being aware of your surroundings. That’s anywhere you live in America. Good luck to others finding a new city to live. 😊

The previous mayor did much for young people of Stockton. He brought scholarships and hope to many in my city. The new mayor has been a no show in his first year in office. No word about all the things he was going do for the city. Homeless camps are taking over across our city. Absolutely nothing being said and done by the current city administration.

Hi Nicholas. I appreciate your analysis, but with home prices and incomes, it's important to use the MEDIAN (not AVERAGE) in order to see what's typical. Averages are deceptive because a tiny percentage of very high-income individuals (and pricey properties) will pull the average far higher than the median value for such categories. This is why the National Association of Realtors (and economists) compare MEDIAN home prices with MEDIAN incomes compare home affordability across metros.

Homeless, high crime and high prices could be said about the entire west coast. Portland is on track to break their all time record for homicides. Seattle is bad too. Other cities in the west like Boise, SLC and Austin are clearly in bubble territory.

Portland and Seattle have pretty low violent crime rates. Look at the ranking of cities by violent crime rates per capita. Nowhere in the PNW is anywhere near the top. The most dangerous cities are in the south and midwest. Places like St. Louis, Little Rock, Memphis, New Orleans, Detroit, even Nashville has higher crime per capita than Chicago.

I moved from the Seattle area to Nashville last year. By the stats, Nashville has much more violent crime and a little less property crime. Growing up in KC which has even higher rates, you mostly just need to avoid the bad parts of town.

I had to live in California's Central Valley while in the military. It was a town called Marysville, north of Sacramento (a bit outside of the area discussed here). And it was exactly as described. Moreover, while some of the places listed here, especially NYC, have an overwhelming array of things to see and do, the Central Valley is nearly devoid of culture. I met far more rude, stupid, ignorant, obnoxious people there than in any other place I've ever been, and I've visited 38 countries on five continents. The ONLY people who live there permanently are those who cannot make it anywhere else. The only good thing was the sunny Mediterranean-type climate. Another feature is that the cost of living there is the lowest in California (making it very attractive to people on welfare). The day I left that dump, never to return, was among the happiest in my life.

I remember Marysville many many years ago and the Air Force base. Best part was going to ( I Think) was Roseville (?) to the open swap meet-- that was huge flea market. But like I said many years ago.

Add on top of all this, California's water shortages, overreaching mandates, and maybe a small issue, but indicative of the mindset there, the governor just signed into law a complete ban in the sale of small gas powered engines to be put in place in the next couple of years. This doesn't affect only homeowners, but maintenance facilities, landscapers, people who use generators for, you name it. Makes a lot of sense to have a battery powered generator!! It will make people all the more dependant on the big utility companies. Heaven forbid you should desire to be self sufficient.

Yeah well if 18 million more people hadn't showed here since 1975 for a total of 40 million now from the other 49 states and the rest of the world, California would still be a great place to live. I moved out of S.F. years ago, and went north. My elderly parents lived in VISALIA, and about 15yrs ago had their car stolen while grocery shopping in a supermarket near their home. Car was found abandoned in FRESNO (50 miles away) about 3 days later, interior was trashed and damaged. It is really bad everywhere now-a-days Thanks for the video, was very interesting.

My son lives in NYC and every time he comes home to my small town, he is happy because of the peace and quiet and my house is clean (his roommates are pigs. He cleans the place only for them to make it so dirty again. Their bathroom especially, is gross). In NYC, he tends to do video recordings of the rats that he sees around the city. 🤣🤣🤣

I live in Fresno, CA in a nice neighborhood in North Fresno and I have to deal with homeless people coming closer and closer by the month. Not only are they homeless but many of them are walking around high as a kite. Traffic on the 99 and 41 is ridiculous and our roads are terrible. Most of Fresno is ugly and there aren't many high end stores that come to Fresno. Wages here have definitely NOT kept up with the cost of living. MY household income is $140k, no kids, no debt, and I'm not rich so that says a lot about how high cost of living really is compared to wages. I honestly don't know how people survive on less than 100k per year with kids!

As a Seattleite I am baffled as to how Seattle didn't end up on this list. It's by far one of the worst places to live, the people are mean, there's homeless EVERYWHERE, Drug addicts pushing heroine on almost every corner, Crime is through the roof, Homeless camps under almost every overpass, Sky high cost of living, outrageous rental fees to live in one of the nastiest areas. I've had the displeasure of living in and around Seattle my entire life. Seriously, don't come here. The City street layout is an absolute nightmare, the traffic is god awful. The only other place I can think of that has just as bad if not worse traffic is LA or central to southern Cali in general.

TN is a beautiful state but the crime and poverty rate is very high. Healthcare is sparse and second rate. Many areas flood as well. Did a lot of research on it when I was deciding on where to retire. Too bad because there are gorgeous places there.

The people I know who moved to Nashville in the last couple of years have been hard core republicans. I think Alaska is the most dangerous state and I don’t see anyone moving there. Lived in San Francisco in the early eighties. I consider myself fortunate. We were living a rather nomadic existence. (traveling around the country in a homemade camper van). I was 30, husband 47, daughter 8. Grandparents lived in the Tenderloin. We lived near the coast. ( temporary apartment). Two good jobs ( construction/ teacher). Daughter in school temporarily. On weekends we camped on Dillon Beach. During the week we celebrated in Ghirardelli Square, comedy night, play at the Orpheum, swimming in the bay, visiting grandparents on roller skates with backpacks full of change of clothes, toys, books, gifts for gma and gpa. Sorry you guys missed it. It was fun.

I live in the Central Valley. It sucks how the population centers of the Bay Area and LA make the laws for us. Things have gotten steadily worse with crime and homelessness over the last 10-15 years. Unfortunately I won’t be in a position to leave for 3-5 years.

I live in merced and this is spot on houses going for 400k here up 500k and no high paying jobs. Most house that are bought are from investors who rent the homes out to UC Merced students. Which is causing rent to skyrocket

I was surprised to hear you say $24 an hr is measly. Guessing those who make minimum wage ($7.25 an hr or $8.65 like Ohio) would be extremely grateful for $24 an hr. Low paying employers wonder why they can't find anyone who wants to work there. 🙋‍♀️ I know: people can't live on $1000 a month.

Its always better to go off median hourly wage, not average, to see what the average everyday american makes, ironically the median salary is currently 24 dollars a hour. Some of these cities are doing irreversable damage to their economy. Anybody who is paying attention to trends should know what cities will have healthy economies in the future. Hint: look at the age demographics of cities.

That's not always feasible or practical for everyone. Getting off one's duff has nothing to do with minimum wage being $8.65 in Ohio. Do we want these people to work 2 minimum wage jobs and have their kids raise themselves (another social issue u probably have the answer for, right Tim?) or do we want a country that says employers need to pay a living wage so parents can work only 1 job and parent their children to be contributing members of society? The only good thing going on for stockton (employment wise) are the warehouses of big companies. ie amazon, tesla etc. they provided lots of jobs to the locals. Home prices are still overvalued.

Most people who live in San Francisco are single, rent an apartment, and don’t own a car. I moved to the City back in 1980, and it was the same story then. When people get married, if they don’t have a house or condo, they usually move out of San Francisco into the suburbs or even Oakland. The homeless problems are because people come to the Bay Area for year-round warm weather, not realizing they can’t afford to live here. Many homeless are not people that grew up in the Bay Area.

I’ve lived in Bakersfield almost my entire life. I agree with everything you said about the Central Valley. I would add that the record high triple digit heat in the summers, horrific air quality, and litter/trash due to high homelessness and crime, add to the reasons not to live there. I would never recommend it to anyone. However we do have family still living there so of course it’s near and dear to our hearts for the reason alone. Never in my life have I seen people moving there from LA and especially never from the Bay Area like they are now. They are driving the home prices up astronomically making it a perfect storm for a collapse.

Born and raised in Stockton CA. I went to college and worked in Southern California for 20 years. And now I’m back. If you’re set on living somewhere, forget this list and figure out how to do it. You’ll have to make compromises here and there. The Central Valley offers affordable housing to those that have jobs in the Bay Area. And many make that long commute from Stockton, Modesto, etc., every day, Monday through Friday. The same goes for those that work in Los Angeles. They commute from as far as Riverside, CA. Crime is everywhere. Do your research before you move to a particular neighborhood.

This point is reflected in the observation 'if Jeff Bezos walks into a bar in which there are 100 people, the average wealth of bar occupants is $2 billion dollars'. I live in Sacramento and house prices been going up sky. Mostly because people from San Francisco are moving to central valley area. They can sell their house in SF for a million and come down to the central valley area and buy a huge 3x house and for half the price. It's cause price and rent to sky rocket and wages can't even keep up and its no wonder we have homeless all over. Our Governor of California doesn't do much, he needs to go....

I was living temporarily living in LA for about 6months working as a Nurse Assistant when the Pandemic first began. I was making decent money $35-$40/hr sometimes more. I was gonna move there. I had gotten, an address to use, and all. I began to process of transferring everything over from Atlanta, GA to Los Angeles. I didn't finish THANK GOD. I have my CDL so I got hired on with LACMTA driving their City Bus, & they only wanted to pay me $20/hour. I ran fast back to Atlanta, GA. One of my coworkers is from Bakersville, CA. She's been in Georgia 3 months now.

You did the best decision! I visited Atlanta last year, so beautiful and green. I am a nursing student, last year I got a chance to leave LA so I moved to Dallas to finish my school. So glad I finally could leave CA… CA is too much now

I'm from Los Angeles. There's 8 million people in Los Angeles 5 days a week. When you adjust for population size there isn't any more crime in Los Angeles than anywhere else.

I recently escaped from LA. It went from livable, to me getting followed home regularly by both homeless and creepers, having my house almost broken into (they ripped the screens off the windows to check whether they were locked), finding naked homeless people in my backyard, every single delivery package being stolen, homeless people using my hose to shower and leaving it on to flood my whole yard. And it's gotten WAY worse since I left. People who claim to be from LA and say crime isn't that bad are lying and/or delusional.

I loved San Francisco to visit but never, ever to live. It is nice to say that I was able to visit New York (years & years ago). Only been to Las Vegas once as a teenager and visited LA once or twice, again a long time ago. I had to laugh when you showed #1. Grew up in Stockton & Fresno and always felt safe but just went back to Stockton a few months ago after 20+ years and it was totally different. Didn't feel safe especially after dark and the homeless population was awful. I will not be taking any more trips down memory lane there. Never been to the rest of the cities but also have no interest in going to any of them. Thank you very much for your perspective.

I live in PA by Pittsburgh and though it's a low income city it is a lot better than what I see going on in other states. Schools teach the curriculum, police respond quickly and we don't have a lot of violence. It's the drug addiction and stealing that sucks but it can be avoided with precautions. Mostly good people, good community.

Rich people don't realize that when they invade a city causing the home prices to skyrocket or buy up the homes for airbnb, flip, or as investment, they also prevent the general workers from having a place to live. The grocery store still needs shelf stockers for their fancy coffee and tea and wheatgrass and someone has to man the carwash, cook food at the restaurants, etc. These people can no longer to live near their work so then have to commute, but that commute is getting further and further away and now high gas prices mean they can't afford to GO to work either. Eventually all the rich people will just be having to order Omaha steaks to cook on their bbqs because the stores all close for lack of workers. They don't even realize how inconvenient they are making their own lives down the road. Meanwhile, everybody else is trying to homestead in Idaho so they can be off-grid and self sufficient because that's the only way people will be able to survive in the future. When the general worker can't afford the property tax on a crappy house even if they COULD buy one, that's a problem that needs correcting. People are retiring. They get 1,200 a month on social security. It's not an income that gives you a raise. If they can't survive on that (which that can't because rent alone is more than that and property tax and insurance is more than that so then they are homeless. Old people who worked their entire lives feeding you, clothing you, washing your car, just on the street. It's not ok. Our nation collectively NEEDS to ensure there is a safe place to live that is affordable with enough affordable housing and homes to house the workers near every newly fancy area they create or they'll be left there to starve and THEN the rich's fancy yards will be unmaintained and their food will have to be from Amazon because no low wage workers will be within 500 miles. Whatever will they do then? I got priced out of California and I made good money. Now, as I'm about to retire, I wish so much I could afford to go back but even the property taxes are too much for a retiree.

Some countries, if you want residency, will not allow you to buy lower priced properties or buy at all as they want to keep the housing prices affordable for the locals. Kudo's to them!

Most people who buy houses are middle class. Work hard, save and get a mortgage. Have never been rich. Hardly. Yet have bought and sold (at a profit) the houses I have lived in. PS keep a clean credit record. No criminal record helps too. .

Would love to hear your opinion about Arizona and the impact that massive migration there will have on water resources and eventually real estate, when water shortages start affecting daily life and food production; which is already happening. I foresee a reverse migration to the Midwest and east coast in the near future.

The worst component of living in Manhattan is the extremely ridiculous & high real estate taxes that are constantly increasing. Not to mention, the increases in maintenance, the difficulty of finding work, apartments and schools. Still, in my opinion, the most beautiful, most exciting and versatile City! I feel blessed to have called it my home for 38 years and, was able to enjoy it during the Giuliani administration that I refer to NYC’s Golden Age.

@@petertosh4748 As I stated, Giuliani was a good mayor but went to the dark side when he aligned himself with Trump. Bloomberg was also an excellent mayor & was my candidate of choice for the 2020 presidential elections. He's a very smart, pragmatic problem solver. It was a shame that Elizabeth Warren assassinated his character so badly during the debates & knocked him out of contention - I think Bloomberg would have been an excellent president.

As a non-American, I would avoid visiting America at all as there is nothing unique in this country. In Europe you would have great architecture, in Asia - good food, interesting cultures, great beaches and islands, in Australia- kangaroos etc and in America - I don’t know. It's sad that America is in such a tailspin. When three of the nation's top cities: LA, San Fran and NY are declining, one wonders if we are seeing the end of the American Empire as many have suggested. I live in Ventura County an hour north of LA. Prices are high but the quality of living is good. I've thought about moving to Oregon, WA, etc.. but ecological forecasts suggest that those Pac Northwest areas are going to be hit with draughts and increasing fires over the decades to come. I've heard that many are moving from Northwestern areas due to very poor air quality secondary to yearly fires which makes healthy breathing difficult for months every year. I think that deciding and planning where to live and invest is not just looking at economic forecasts, but weather/climate projections and other factors. Where will everyone migrate when the desserts are too hot to live in, the Gulf states are ravaged by hurricanes, etc..? So, at the end of the day, I'm staying put in Ventura and watching the economy. I'd love to buy another house or two here in a year or two if values decline substantially.

Thanks for the comment, Andrew! Agreed that the current state of things is a bit unsettling. We'll have to see on how bad the environmental changes are. I think there are some legitimate concerns there. But humans also have a tendency to get overly concerned about things like this (remember Malthus in 1798 concerned that we won't be able to feed the population).

Ventura is a beautiful place to live. My father in law just sold his house there. It's one of the few places that haven't been plagued by homelessness, and high crime. Right on the border of Santa Barbara near the beach. Quite expensive though.

I spent a year in Bakersfield setting up a couple of distribution centers. One day I got pulled over in a rental driving up from LAX. When I told the cop I was going to Bakersfield he said “why?” when I said it was for work he apologized and got back in his cruiser. I got to experience a dust storm, the smell of oil in the morning, Walmart, witness multiple arrests and Oildale. They’ve got some decent food though. Not a bad place to be with an unrestricted food budget. I ate Salty’s BBQ in a dust storm on more than one occasion

@@nelliesfarm8473 cost of living is way higher in LA though so 18-20 dollars an hr won't even get you a 1bdrm apartment since rent in LA is going for about 1500-1700 for a 1 bedrm ... You're basically struggling with 18-20 an hr , not to mention if you need to pay the car note and groceries/ utilities that money will be gone fast

Never happen. It will take over 2/3 vote to do so. Even though prop 13 was a republican initiative when California was a republican state - believe it or not back in the early 8o’s. There’s too many special interest that will block the vote and nobody can run on that platform and win to reverse prop 13

As a person from the central valley, Merced, and who still has family there - glad I got out and moved to Sacramento and now out of CA all together. The valley is crime ridden and dirty looking. The regulations are out of control and I won't be surprised to see farmland start to sell off due to water restrictions and all the crazy regulations CA imposes.

Some years ago, we were traveling in our motor home, and had to spend a night in Stockton. Leaving, we had to drive right through the city to reach the freeway we needed, and my wife drove our towed car (toad) until we could find a good place to hook it up before hitting the freeway. I told her to stay close behind, lock the doors, and leave the windows up. We had two way radios so we could talk. It was a scary place to be, and we were much relieved when we got through it and reached the freeway.

Annnywho, he tells me that Vegas is currently the most water efficient large city in North America... They currently only use about 2/3rds of their rather paltry water allotment, and send treated wastewater back to Lake Mead, giving Nevada water credits in 2 ways. He says they're also looking at overhauling the building permitting in undeveloped land, especially. Of course, when we talk on the weekends, he may have had a few. 🍻🥃😁😂

I grew up in California. The central valley has been a craphole since forever. This is California's internal "flyover country". But it is maybe the single most important agricultural region in the entire country. So it has that going for it I guess. Oh, and it's really, really ugly. It's not what you think of when you imagine California, the beach and mountains. It's flat and feels more like being in west Texas than California. Often overcast with fog in the winter. Also quite conservative by California standards.

Yes, the central value is not super beautiful but has its benefits. In the central valley, you are 1-4 hours away from the beach, the mountains, and the desert. This is the only place in the United States that gives you that much flexibility for outdoor activities.

WOW, I' SO AMAZED TO SEE ANCHORAGE, ALASKA MAKE THE LIST OF CITIES BEING THIS BAD. BUT with limited daylight, many just probably couldn't think of anything better to do about that but lots more drugs and Alcohol. I could imagine probably as much as 99% of all those violent crimes there being drug or alcohol related. I'm a native of Western Washington which has many areas like that, including bad economies within, 2 hours of where I live. Even in my home county I've seen and heard of people who start fights because they drunk or possibly high and want to fight anyone who they see. So, I would know this. BTW I'm also shocked to not actually see Chicago and Detroit make the list, unless they're too obvious to even be included. I do know that Stockton, CA has become another Detroit in every bad way on the book.

I'm also a PNW lifelong resident. I guess it is difficult now to decide the worst places to be in this sad shithole into which our beloved country is becoming. The causes are abundantly self evident and the final solution to them has not changed for a couple thousand years.

@@sourkraut6248 Are you in Washington, or Oregon,.......or North Idaho? Anyway, ditto to everything you just said here. I first visited Anchorage in Sept. 1998. I walked the streets and shopped there in the daytime for a good few days and felt safer there than just about anywhere, even Hawaii. And I met lots of nice and friendly people up there. At the time I heard that at least a majority of the rude and nasty people up there, making up about 1-3% of that population, move in and out of the area within roughly 2 years. So, that's why I could easily conclude that if Anchorage truly is a very violent city as the host of this video says it is, then I could bet that a high percentage of those who commit the assaults and even rapes are probably under the influence of Alcohol or maybe happen to be on something else. So, that's what I could come up with that would've put Anchorage in this list. Yeah, and my hometown of Bremerton is bad enough that I don't much want to be out on the streets late at night anymore. And I'm seriously considering getting a beater vehicle to drive for any time I'd have to go out there, one that I'm okay with getting a little bit of a beating. I've began carrying tactical flashlights, pepper spray, and even stun guns (or at least one of those) in all my vehicles.

Detroit housing is cheap, and his criteria included expensive housing. Chicago might be expensive for the Midwest, but it's not insanely expensive by coastal standards.

Son moved to NYC and he is actually doing a lot better there than in our small town (and he was already making six figures in our small town). He is in his own one bedroom apartment $2,550/month), he doesn't have to drive all the way to BWI for work-related travel. When he wants a pick me up when he's feeling down, he eats at an omakase sushi restaurant (too expensive!!!! 😡😡😡) So many opportunities are opening up to him now that he's there. I worry about him, though, because of the crime there (and the criminals don't get locked up!!! 😡😡😡) I love visiting NYC, though. (When he visits me, he tells me that what he notices every time he visits is how much cheaper things are here. 😊)

If you're not in the hood detroit isn't bad. Downtown and the suburbs are relatively affordable and good places to live. Lots of stuff, food, sports, events, low COL, etc. But yeah if you're in a super dangerous part it's not going to be a good place to live.

Having lived in Lost Angeles for 20 years I am not at all surprised that CA has three of the top 5. My income has risen but not at the speed the cost of housing has. Most people I know are giving up on ever owning a home.

Vegas can be hit or miss. I live here and was born here in the 70's. There are some tipped workers who easily make over $100,000 a year with no education. Tipped workers make quite a bit. Unfortunately I can't make tips where I work, and my employer hasn't raised my wages since 2020. My wages are falling behind. Traffic and crime are serious problems here though. Though every city has traffic problems, so don't let that be reason not to live here. Crime is getting worse because of people coming in from California. I still think it's a decent place to live if you are single. But it's a terrible place to raise kids. Unless you can afford private schools.

My son lives in Henderson, just outside Vegas. I love it out there. It's paradise. However, my son has to work 2 jobs. Rent has hiked up really high. If you do have a good paying job, it's a wonderful area.

Personally, I would argue against your point that rent control is raising prices. I’m not saying rent control can’t raise prices. All I’m saying is it’s not the reason why. If you have a state like California, due to the tech boom, prime real estate, and excellent farmland, it’s a very attractive place to live. And building companies aren’t going to hold back on restricting the price, without rent control, rents would be even more skyrocketing expensive, and I agree with the governors steps to implant more regulations to protect the environment, and somewhat protect peoples wallets.

The misery in the Central Valley with its poor living conditions also has something to do with the fact that the farmers in the region are interested in general wages remaining very low. Ergo, it is prevented that e.g. Industry or other trades settle there that may pay higher wages and thus spoil the farmers' business.

I left the Bay Area because of the cost of living and homeless issues, and so much more. I lived in San Jose and had my car broken into 5 times in a 1.5 year period. My experience was not as rare as you'd think.

Sonoma county finally got its train and connection to the ferry to SF; so, I'm glad driving isn't always a necessity now... I got my car broken into or keyed or dented or something... After 2000, it started to get really bad... Sometimes my windows would be smashed if the car was empty, center console, glove box, etc open & empty with a note saying you get nothing in this car, please spare my windows... So silly of me... I forgot sometimes lowlifes do things such as that for fun... Sad.
