Impressive!!! The capital gains tax only becomes due once you sell your investment. For example, you won't owe tax while stock market commodity gains value inside your portfolio income growth. However, once you sell your shares, the profit must be reported on your tax return. As a result, you pay a tax on your profit at the capital gains rate.

Always use capital gains to offset loses, Number one Rule. Never forget that. 2nd Always take money out to pay down loans and pay taxes. 3rd Reinvest in a retirement or other account. Main focus on gains is to get in a situation to lock in a house cost so your not hit with the rising cost of housing. My 30 year mortage 10 years ago saves me half my bring home pay. Preserve your life protect your future. Never taught in schools how sad. He sure does hit home on some good points.

You don't pay federal tax only if you live and work in PR and don't work for anything Federal government. You still have to pay social security and medicare I believe. On top of that they levy 11.5% "use tax" and 5.5% "local tax" and another 1.5% I am not sure what tax. So it's not that cut and dry there.
