Thanks very much for this explanation. I applied to a company which specializes in this type of product but was having a bit of a hard time understanding what exactly it does based on the explanation on their website. This was much clearer and to the point.

BACnet does not have DI/DO objects as far as I know. Modbus on the other hand do has Discrete Inputs. But I'm unfamiliar with the newest BACnet standard so I may be wrong.

@hcs4life21 Many Vendors offer Fire Alarm/Sprinkler systesm with BACnet/IP. If you can't find one, get one with Modbus and we can supply a gateway for you.
