I just got through living there for 10 years. Bahrain has a special program for holders of US, UK and Canadian passport holders that allows you to apply for a CPR card that allows for you to live in the country. With your CPR card, you can lease a flat, get a drivers license, open a bank account and do everything else that local people can do. The only catch is that it's available only for the three previously mentioned nationalities and you have to renew it every year (at a cost of BD11).

@@jcroad For US,UK, canadian and some other citizens if working in SAUDI may wish to stay in Bahrain and bring their families over. First step, you get a 5 years multiple visa from NPRA. ( www.npra.gov.bh ) Step 2, rent an apartment and ask the owner to get you a letter from the municipality. Step 3, you can get detailed information and make an appointment on th egiven number 80008001 Step 4, take all required original documents. Hardly takes half an hour for the process their. You get no card but a number with the temporary CPR valid for on year. My colleagues were able to open bank accounts with this temporary CPR. Apparently you can also get a local driving license or buy a car.

I have resided in Bahrain for 11 years. It’s no wonder that I love the place. It’s the safest place I’ve ever resided. Generally, no violent crimes (criminals won’t have anywhere to hide as it’s a small island, you’ll be cought in no time unless you quietly ride a boat to Iran). If I’m a millionaire I’ll acquire golden visa in bahrain in a heartbeat.

@@ywueeee locals are generally friendlier, the place is cheaper overall, less noisy, just the right size of everything. depends what’s your priorities though. If your priority is not running out of exciting places to visit, then UAE will be a better option if money isn’t a problem.

Thanks, we looked a little into some freehold properties which are in areas for local buyers (eg. Saar) and found there are not many and it is generally pretty expensive. I'm surprised because I hear often from Bahraini people that the price for a flat that expats buy in Amwaj/Seef/Reef Island etc. that you can get a detached house for the same price as a Bahraini. But it's true the price goes up once it's zoned as freehold. We still might make a video about this. Real estate prices appear to be rising modestly so far this year in Bahrain.

Great video for people who have similar plans to move to Bahrain. I am interested to know more about the medical facilities and the coverage of medical insurance in Bahrain. What would be the medical coverage limits per year? Any support from the government ? Does government support for treatments, especially if medical insurance coverage is exceeded? Thanks for the feedback, this topic could probably be a video on its own. Based on my understanding it is only Bahrain citizens get government support. Otherwise it is whatever limit you have with your policy from a private insurer. There are government facilities and also private ones which anyone can choose whichever to use. I'm sure there is a cost difference, I'll see if I can check with someone who knows more about this.

Thanks for the nice words, we saw some developers in Bahrain will let you pay installments but they don't transfer the property title till later. Doing this will not let you get residence permit until you pay in full. In our experience the only thing the government wants is the property title in your name, they did not ask us if we financed it or not.

You're welcome, not totally sure about vacant land. But my guess is if you can get to the stage where you have a property title then yes. This might have some challenges if you are currently a non-resident. From what I have seen, land prices can vary greatly depending on some factors. I think it's best to know a trusted Bahraini to help with this.

Thank you for a nice step by step video. It is very useful. I have already purchased a property in Bahrain and transferred into our names. The Redbook is now replaced with a digitized document of one page. Front side has all the info and backside has location map and building details. I wanted to know more on this step: 13. Apply for residence permit (2, 5 or 10 year) How and where to apply? May be you need to give more details for that. I haven't applied yet and trying to find more info. A list of documents required (Ownership document, Health Insurance, attested marriage certificate, prescribed fee. Is there anything else required? Forms and where to get them etc. Do I need an agent to apply for the residence Thank you.

Hi thanks, good to hear you got a purchase completed. We did not use an agent for the residence permit, this can be done on evisa.gov.bh website under self sponsor application. The site will list off all the required documents which we found many of the private company "agents" are not up to date on what is needed but of course hoping to take lots of money off people. After we applied, a government agent emailed us directly where we could ask any questions to him. It is paid online through a link given by ministry and you are issued an electronic permit with QR code. They were pretty strict with us about the marriage certificate stamp. You might also need some proof of income or salary document.

Hi, yes someone told me it is ok to do that, but it was not a government agent. Of course no refund will be given for any unused time of old visa :)

We spoke to a few, you want them to give a quote which includes title search and help from a local firm to do your red book. A few to consider are Charles Russell Speechly, Amin Law firm, Trowers & Hamlin, and Salman Legal

It's not about outside vs inside, pretty much everyone we dealt with at international firms are also Bahraini people. The difference is that in Bahrain some property sellers use a very short and incomplete purchase and sales agreement. The international firm we think is more helpful to draft a better one but this might delay closing your deal a bit. With these big companies you should talk to all of them because it depends who you get assigned to you that will give you the answer about which one is best.

The residence visa has a cost and can go for up to 10 years. It can be renewed as long as a property is still owned by the applicant, there is a newer program called the golden residence visa. Getting citizenship is similar in all GCC countries, it is not really given out based on time spent in the country, it must be earned and this is not easy. How exactly to earn it, I don't know.

It is a background check done by the ministry that all foreign buyers need to complete. I don't know the exact details, I'm guessing it's anti-money laundering. The property developer should do it for you after the MOU is signed. I think ours took about 10 days to complete but that was during covid

Hello thank you, I believe the golden visa gives employment rights which the investors visa does not. Investor visa can be 10 yrs, but you must pay fees based on how many years (about 100 BHD per year). Golden visa might be permanent residence, you'll have to check with ministry about that

So far no unpleasant surprises! But expect to chase certain people to make sure they do what they said. Also be sure the important things are in a proper paper contract and whatsapp doesn't count.

You're welcome, all of these are optional in Bahrain except the notary. I recommend hiring a real estate agent only if you know nothing about neighborhoods of Bahrain. Every building has a sales team that will do the same job. The developer should refer you a notary to close the deal. For lawyers, I suggest get quotes from at least 3 international firms which have an office in Bahrain. Take any one which includes re-drafting the sale and purchase agreement. Local firms will get it done too but they quoted us the highest.

Hi, sorry about that. After you obtain the property title, the next step is go to the eGovernment office in Isa Town. There is where the letter of conduct is printed. Before coming I was a bit confused by this as well because as a new comer of course the letter will show no offenses. We also brought police reports from our home country just in case. Also, there is a process called a security clearance which is done before you purchase property. This is done internally by the ministry.

I think the big thing for foreigners buying property is passing the security clearance which is done before the purchase. I'm not sure what they are checking but if it's rejected then your chance of residence in Bahrain is zero. So no, they did not ever look at the police reports. I believe the letter of conduct is meant for people looking for work permits who have a history in Bahrain. Residence by investment is a program which much fewer people have compared to work permits. So for us I think they just print it and give, but it is required to add that paper in the final residence permit application.

Hello, if you are asking if Bahrain requires you to show that you are paying taxes in your home country the answer is no, or at least I think not. There is one step in Bahrain called a security clearance which I'm not sure what exactly is being checked or who is contacted.

Hello, yes we started with a visit visa and applied for property investor visa. If you are doing investors visa with CR I think you can do the same. Ministry charged us 60 BHD fee to switch from visit to investors visa plus the visa fee

You can go on ministry visa website and do extension but they only give you one or two weeks, don't use agents, it is waste of money. If you have the six month or one year visit visa you can leave Bahrain and re-enter to get more time. You can go to Saudi or UAE (Wizz airlines) and come back but both have costs.

It's 50,000 BHD per family including dependent children, stamped marriage certificate is needed. Primary applicant is listed as the sponsor of the other family members.

Approval is within a few days but it took time to gather all supporting documents. For example the ministry will ask for health insurance, bank letters, salary certificate, property title. Also the ministry has to do a security background clearance on the applicant which took a while.

If you get in contact with Mexico embassy in UAE they will tell you if UAE is responsible for Bahrain, if not it's probably Saudi. The key is after you get the stamp then go get another stamp from Bahrain MOFA..... it's a bit of a runaround
