Remember prices vary depending on the time of year you view. I live in Jomtein and rent for far less only 8000 per month but if I had rented the same apartment in May the rent would have fallen to 6500. Also don’t be fooled about prices. Drive past any condo you are interested in at night and see how many lights are on. This gives an indication of the occupancy rate. Fewer lights the better deal you can negotiate.

I was in Bangsaray recently and one of the Thai beach vendors tried to attack me and my car with a hammer because he didn’t like how I parked. I’ve been all over Thailand, top to bottom in the past 7 years, and never experienced violence like this from locals. I would suggest avoiding Bangsaray or being very careful when going there, it’s not a safe place.

Thank you! 🙏🏼 Yes, you could pay everything upfront and leave early but you'd lose your deposit. I think it's best to avoid paying everything upfront. There are many available condos in Thailand that will do a month to month, and some do a three month. I prefer the shorter terms. Unlike in the US the rental terms seem to be negotiable at many units here in Thailand, except for the luxury condos.

Thank you! Pattaya and Jomtien have the highest concentration of places to stay. Pattaya Beach location will put you right in the action. Super busy with tourists but easy access to everything. A person could walk everywhere from Pattaya beach. Airbnb and small boutique hotels are the best way to stay for only three months. I prefer the nice owner-operated boutique hotels because they are usually less expensive than Airbnb. However, Airbnb is a better option if you need a condo with a kitchen or a luxury condo, and it's easier to find one of these units with a beach view and/or beachfront access. Some larger hotels will also have monthly rates. When I arrive in a new area, I'll stay at a hotel for a few days while I check out places for a longer-term stay. There are many options.

Here are averages based on our experience living in Pattaya. Water: ฿150 ($4.07) per month per person. Electric: ฿3,500 ($94.41) - 6,500 ($175) The location of the unit within a complex is a bigger factor than actual square feet. Top floors on the sun side are much more expensive to cool. Also, March - October will have the highest electric bill due to AC. Some condos are positioned perfectly to allow a breeze to flow through, making it comfortable to run the AC less. Others are like an inferno.

Bad smells reveal underlying problems when looking at real estate to buy or rent. The condos and apartments in my videos are units I recommend to friends or family; there are no bad smells. I edited out the properties I would not recommend to friends or family.

I've lived in Bang Saray as recent as Jan 2024 , great location for shops, bars and dining but beware, there is NO NOISE LAWS along the beach road in Bang Saray. We had to move from Del Mare because of the constant car stereo partiers along the beach road nearly every night. It's extremely loud and disruptive to an otherwise wonderful location.

I'd stay between Pattaya Beach and Central Pattaya. Everything I would need to live is within a mile, at most 2 miles, radius of these areas. Food, laundry, and entertainment are everywhere, within minutes of walking.

Landlord pays the 29,000b HOA fees. I was paying $285 until the dollar fell and my rent was raised for the first time in nine years.

Remember this ... electricity is VERY EXPENSIVE in Thailand and you MUST run your A/C all the time when you are inside your room or you will sit in a puddle of sweat. A 31sqm room is quite small but easy to air-condition. The bigger the apartment, the higher your electric bill and you could be looking at 3000-5000baht a month for electric for a 2-Bd apartment.

I look at many properties that I never put in videos. I save many hours by seeing first, asking questions second. Seeing the property first before getting the details makes more sense to me. Anything above 40 sq. meters is a comfortable size for most people. The 29 sq. meters and smaller feels similar to living in an RV.
