Agree, the correction started in 2022 and will continue for another 5-8 years. At best we will see prices flatline or likely go down a little. However, I do not believe housing will ever be affordable again in Toronto and Vancouver.

Great update as always. Do you not think the BofC will start participating in the bond market again? I believe they will. I like your "4 is the new 2" it applies to inflation too. The only way government can pay off this kind of debt is to inflate it away. 4% inflation means the government pays off 4% of their debt without paying off anything. In fact, they can at 3% to the debt and if inflation is 4% they've actually paid off 1%.

Bond markets were going higher, but not this week. 5 year Canada started last Monday at 3.25% and declined to 2.91% by Friday (especially after the inflation numbers) and the U.S. 10 year yield started the week at 4.41% and finished the week at 4.18% by Friday (keep in mind holidays in the U.S.). Bond yields peaked Nov 13th and Nov 21st in the U.S. and Canada respectively.

@Observer168, by sentiment. You should know this. The reason the uptick in home sales happened in the fall is simple- sentiment. If the sentiment is slower rate cuts, the effect of a recession is accelerated.

No counting of people leaving Canada? How many people do not file income tax? Can you simply not look at the number of income tax returns filed? Also, can you not check with the total number of employed and unemployed? How many people are neither employed or unemployed? Sure some may be missed in the count, but the number missed will probably be relatively constant. So, the gov’t can give the numbers if they want.

There are a lot of people who don't file an income tax return, even people who are employed. I believe the unemployment rate is based on EI claims so it doesn't reflect other people who aren't working. It is nice of you to assume the government is not totally useless, though.

@ Yes, they say that approximately 10% of Canadians don’t file income tax. But if 4 million people left Canada, that 10% figure might remain relatively the same. So, you could see that 4 million left. Also, as strange as it seems, those 10% who choose not to file, still, in many cases, had income tax deducted and the gov’t actually owes them money. But to the point, through income taxes the gov’t still knows about them. Although the gov’t may not have perfectly clarity on this issue, I think they could compile good enough data that they would notice 4 million missing people and their accompanying taxes.

Great info Steve!! Would love to know how many of the 1.2 million people added to our population are looking for work. Also, the math for condo investments with 20% down payments isn’t a new phenomenon. This amount of down payment hasn’t worked in Toronto area for years when calculating long term rentals. If our crap government (at all levels but especially municipal and provincial) didn’t allow Airbnb’s, which was the only way to make cash flowing condos with a 20% down payment, and then take it away, this mess would not be as severe as it currently is. Other factors such as believing the market price would grow and grow forever is also a problem but not as much as taking away Airbnb’s which, BTW, I am against. The crap LTB is another major reason why we’re in this mess. There will eventually be a rebound in this market in a few years but a 20% down payment (unless the condo market crashes bigly) calculus to cash flow - even neutral - is dead and has been so for many years for long term rentals. But I believe that with 30% of people living on their own anyway, these condos can have a future market.

The US economy is already in recession. Any rate cut will not ignite inflation. The banks will tighten even more, all consumer and corporate credit lending. This is the beginning of a deflationary period for your assets. Stocks markets will decline, and stock values disappear in a blink of the eye. Businesses will begin layoffs in earnest which will soon be reflected in the unemployment rate and unemployment claims, to further solidify the recession. In fact, when the FED cut rates in Sept, it will signify that the Titanic is going under, and it will suck everything down. Retail and housing sales will truly decline as consumer hold off their purchases. The inverted yield curve will then turn positive, but remember, certain assets like stocks and Crypto’s acts as a hedge. Long & short-term trading is generally safer, allowing investors to weather market volatility. I have managed to grow a nest egg of around 130k to a decent 532k in the space of a few months... I'm especially grateful to Laura Brockman, whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape.

Hope the government stays out of the presale condo mess. Investors have made significant profits over the last couple of decades and unfortunately 2025 will be a year of losses. Greed has played a role in part of this mess. People have to suffer losses from time to time to keep investors from taking excess risk. Allowing the canadian dollar to decline will have a larger impact than many expect. Consumer good imports were around 770 Billion in 2023 and a lower dollar will contribute to inflation as imported products will become more expensive. In 2025 the carbon tax will increase by 19% which will also flow through all products and contribute to inflation. This will be a headwind on the Bank of Canada's plan to cut rates. I feel that as mortgages renew with higher payments this will result in shelter inflation . The Parlimentary Budget officer has expressed concerns that the federal deficit will be much higher than the government projects. The government interest payments increase putting pressure on tax hikes and/or reduction to services. Going to be a tough 2025. Look forward to your videos and the loonie hour updates.

I think it’s worth noting that the BOC’s ability to do a big rate cut is going to be constrained by the differential with the US rate. The reason the CAD is dropping in value against the USD is because of this differential as capital is exodusing Canadian markets to head south for a higher rate of return. The more we drop our rate, the more capital flees, lowering our exchange rate and thereby driving up to cost of imports and inflation in return, which will undermine the case for more rate cuts. We have to wait for the US Fed to catch up. I think anything above 25 basis points is wishful thinking. Now imagine the affects of Trumps 25% tariffs on imports on Canadian goods. Sorry folks, but the writing is on the wall. - We are headed into negative economic growth territory and that is not going to bode well for property values. If I was an realtor I’d be looking for a second job in 2025. Steve is smart - He started a KZbin channel already.

One thing you'll learn through time is that predictions can be and are usually unreliable. Even from people who are experts. Take them as a guide, but don't make financial decisions based on them alone.

I've been through the 'bonds are beating stocks' periods since the 90s with no bonds and with all aggressive stock mutual funds. At 66, my IRA and cash accounts are far more than I expected for my retirement. I can easily handle a worst-case stock crash, Thanks to my advisor.

Remote areas are taking a big hit. A friend closed a pre-con in Ottawa earlier this year at 100k less than original value. I’ve closed in Vaughan at same price as purchase. Another friend closed in Cambridge ON at 45k less than purchase price.

Why aren't you converting your savings to USD now? Real estate gonna sink? Short some REIT stocks. Housing gonna boom? Buy real estate. Interest rates going to slash downward? I sold one of my investment properties in 2021 for 825k. That house will sell for 650 now. Invested in 6% GIC RRSP to offered capital gains back paid my last 7 years as well so that I only had to pay 26k in capital gains. I have no mortgage on two other properties now. I predicted this whole thing just no one wanted to listen. I have lower rents coming I. That can increase naturally and tenants can’t find cheaper anywhere else. Important to just be real with expectations and everything just makes sense. Anyone who thought buying a 750k plus home to rent as an investment are clearly retarded. Most of my investment money has gone into pensions etc doubling my money. So unless the dollar drops 100% there is no reason to invest in DXY. Keep it real out there ladies

Exactly. Those who did not buy when the rates were low, are not buying now neither ….. and most likely will never buy. I know people who have been waiting for 20 years to buy. In the mean time others take action and move ahead (this includes RE, exchange rate, stocks, bitcoin…. Etc). You have to take calculated risk and act. It is not going to fall on a plate from the sky.

@@Mizsheen based on the video with immigration numbers lowered and 4.9million immigrants that are supposed to leave Canada within 13 months I think the real estate market will be shocked . We should keep an eye on it and see how the developments progress and play out.
