I think having a diversified portfolio which consist of banks and REITs, and others, can potentially provide resilient returns to investors over the long term since they respond to the interest rate cycle differently and could be complementary. But of course, investors need to assess based on their individual circumstances. Thanks for another great video.

Interesting to know how many people who invested in REITs actually go there to shop, or most shop on online. How many working prefers to WFH or in office? I thinks times has change. For me, I prefers online shopping as it is cheaper and less hassle, and also works from home.

From past experience with OCBC, who has long history of shares buy back, prior to quarterly reporting shares buy back will be halted due to regulatory requirements, during this time its shares will be more heavily shorted than normal, could be good time to buy...and this could applies to DBS as well

How do you take into consideration of debt to equity ratio of REITs for those mentioned.

Reits have gearing ratio limit. So they can't borrow excessively and usually keep within the limit. The things to watch out is how much debt room for acquisition and whether valuation is declining. As long as reit priced above nav, they can do equity raise and occupancy is good means valuation will be stable. End up we are back to square one: buy high quality reits

U forgot 2 mention wealth mgmt fee that is growing beside " net interest margin " . Lucky my wife n i buy some DBS shares at $32.48 on 13th Feb 2024 . Must hold long long . Hope 4 good special dividend bonus on early feb . I did buy some keppel reit @ 85.5 cts last mth . Still holding some that i buy at 80 cts n 91 cts . Already standby 2 buy some more Dbs shares when correction . 😊

Great info - many thanks, sir. I liked how friendly you are to express: "...less occupied than desired." I do not expect any change there as interest rates are rising and infrastructur in the west is averagely 100 years old. In my lifetime nothing became better - people are so dumb these days, any average Joe outsmarts them - it is a tragedy. Have a great 2025!
