My wife was speaking to our agent today as we just completed. He said he’s telling potential sellers what they can expect to get and why but they are saying they want more for it. They won’t listen and they list with someone else.

brilliant journalist... honestly. The questions were gold, not biased, and geared towards helping human beings, not to tell people speculating the world is full of unicorns and nobody knows even what it is. Super nice

Charlie, just a quick question. A house is for sale in (say) Scarborough, advertised for £200K, shown as very recently reduced but still awaits a floor plan. Last sold in 2nd quarter of 2002 for £55K. The Nationwide House Price Calculator suggests it was valued at just over £143K in the last quarter of 2022, based on the price sold in 2002. How much value would you place on the Nationwide House Price value of a house when one is assessing if a house is worth the asking price? Let’s assume that there have been no significant improvements since the house was sold back in 2002? The courts usually accept this method of valuation when assessing the value of property in money laundering proceedings.

Markets now expecting 0.5 percent interest rate rise from the FED later this month rather than 0.25. UK to follow suit with another 0.5 rise?

Great interview Charlie! Clear, concise, and to the point. Hope you got a contribution fee for being on the radio programme. It's not something that all producers are forthcoming with, but most professional commentators/journalists receive a standard contribution fee for appearing on BBC programmes.

I think we need to hear more on the reality of negative equity and home repossessions so that it's not taboo to talk about, and secondly will give FTBs more awareness of the risks to consider when buying a property.

Charlie, do you believe that Shared Ownership New Build flats will also have the price down around spring/summer time? I am just about to buy one in London for £300k but I am scared of negative equity - Help 🙏🏻😊

I’m afraid I don’t have an informed view on shared ownership but I understand it’s trickier and more complicated when it comes to selling.

I completely disagree with your not making an offer on the spot! I did this 10 years ago because I was buying in a rising market and houses were selling instantly. I knew exactly what I wanted and had everything in place to move immediately I saw a property that fit the bill, was fairly priced and needed no work. I viewed and told the agent on the spot that I would take it for the asking price. This saved me from getting into a bidding war and they weren’t able to do more viewings on it once I proved I had everything in place So yeah I think that comment is a bit flippant and not well thought out

My parents did the same thing in 2015, but the property had just been reduced by 10k. So it made sense to offer full price because it was the perfect one for them and still is.

@@thetransformedchristians my point exactly. I was the first viewer on my property and didn’t give anyone else the chance to even view as I knew it would sell for at least 10k more. My point being that if you know what you want, have the means to buy it, then why wait for an hour or two to let the seller know After I made my offer, the agent told me he would speak to the seller after I left and I would need to prove I had a mortgage offer and deposit which I was able to do so within an hour of making the offer. The seller had their asking price on the table so they couldn’t really say no

@@KingShaf7 that strategy worked for you on that occasion, but it doesn't always. The agent is under no obligation to not show the house to others after your offer, and they can use your offer to get a higher one. This happened to me multiple times in 2021 despite my offering the asking price on the spot. It takes little time to send your offer in an email.

I'm laughing about not making it obvious to the estate agent if you like a property. I went to view a flat with my mum and I told her beforehand to keep calm if the property turned out to be nice. She agreed. So what did my mum actually do when it turned out the flat was a good one? She hugged the estate agent. No such thing as a poker face with her. 🤦🏾‍♀️😂 In any case, I was eventually outbid for the flat. I'm glad I didn't get it now. 😊

The "don't overpay" mantra makes no sense! Let's turn it round the other way.. in what circumstances would you ever recommended overpaying?

When you can comfortably afford to pay a “certainty premium” and/or there is an intrinsic time value

He has answered this multiple times previously including saying if it was a unicorn property, if you needed to move quick ie you were paying more to rent, if the property was close to work, schools etc, if the property was listed cheaper than it was worth. There are lots of reasons why some people would overpay for a property I have just overpaid 10% for a property that was unsold at auction for its final bid price. It’s more than it’s worth to most people but I’m happy to pay that price as it’s worth much more to me

​@@MovingHomewithCharlie if it has value to you then it's not overpaying. Overpaying is when you pay beyond its value. Overpaying is when you could have bought a house for 400k but you are persuaded by the selling agent to pay 420k. That's the only overpaying that there is and you should never do it regardless of market conditions!

​@@KingShaf7 if its worth that price to you then it isn't overpaying! Besides which I think Charlie uses overpaying to refer to overstretching. But if you mean don't overstretch there's no point in saying "don't overpay and what I mean by overpaying is overstretching". Just say "DON'T OVERSTRETCH YOURSELF". Drives me mad! Ahh, the relief

@@gwynsea8162 paying over what the market is at is overpaying. The fact i am prepared to pay more doesn’t mean i haven’t overpaid because if I decide to sell it immediately then I will be getting its market value which is less But yes a few statements he makes are contradictory or blinkered and not truly informative of someone who has actually bought, sold, rented and dealt with agents as an actual regular customer like myself
