I think one of the main things that prevents people from being able to enjoy the benefits of something like vacation rental investing is that it can seem overwhelming… breaking it down simplifies everything so that action can be taken and results achieved! Breaking things down to manageable pieces is the way to go for sure🤙

Appreciate you breaking it down. With your examples how many weeks are you figuring they're rented our, as most aren't rented out 100%

@@JK-fm8zf great question! It depends a lot on the property and location but occupancy rates on the island usually run between 50-70% occupancy. Premium properties such as oceanfront would lean towards the higher range but I’ve also seen wooded section properties achieve those ranges as well. It really depends on pricing, marketing, minimum stay requirement etc. and the individual property. Those numbers also assume that it is available for rent year round including off season. Naturally the highest rents and occupancy occur from Labor Day through Memorial Day with peaks during the summer months so you definitely want to “make hay” during that time. A quick way I evaluate properties is to look at the peak 12 weeks (June, July, August) of rental to see if that income covers at least a majority of the annual costs.

@SurfHomesNC-BrianInskip Thanks, looking at " investing" . We are in Michigan, so we would want to be there Jan through March. Not summer. Love the Carolina's. Most familiar with Myrtle Beach. But, trying to find "affordable" oceanfront towns in Carolina's where we can get a good return yet use it ourselves. Really appreciate your videos. I'm subscribed
